Thank you Katie, and I hope that all will support our rights to free speech, and being respectful of this site, help get Bleh and anyone else, who's postings have been photobombed/virus/denial of service attacks alone, will do a public service of sorts. All of us should see if Cary can delete the photobombing, as that is obstructing freedom of speech.

Fairfax Underground is a kick ass site. Are there threads that make me roll my eyes? Yes. Even as originally anti-Bleh as I was, I have turned around on my opinion, and that's what this site can be valuable for. The same goes for political issues affecting our area, concerns in the community, along with a few times where something of significance was brought up here that the government or private industries wanted to "hush up." This is a great place for whistleblowing too, protecting the rights of individuals safety, along with learning about where the snakes are in Fairfax.

One bananaface, to quote what Bleh has been talking about, decided on himself to try a Stalinistic/Soviet era approach, to trying to censor Bleh, and others who do appreciate "Bleh for being Bleh." For all I know, this could be Bleh's only lifeline, and while communication with Bleh has been limited, I hope that he is able to take some of the advice given to him from BEH, Northman, Banana Face, and others. Unfortunately, they may not be able to post because of this denial of service attack. I'm not sure, but a good user here behind the scenes, I will keep it private unless that user wants to come out and say it, is firmly supportive of Bleh, and also wants to see this photobombing/denial of service shit stop. Complete agreement, as that is blocking everyone's right to free speech, the first amendment, that is such a liberty, that a lot of folks in the world sadly do not get to appreciate.

So in honor of Bleh, I'm hoping Cary will knock off the photobomb/denial of service post that's screwing the wrench in that post, also with the anti-abortion truck that's been seen in the area thread, and if I remember correctly another one discussing a relevant subject. As Cary is the boss here, its up to him. He started a great site, this certainly is, even with its silly helicopter threads and UFO sightings. I think they are silly, but do I block them by photobombing? Nope. Because everyone has the right to see that, like it, loathe it, that's what free speech is all about.

That's the sad part. There's that one person who is photobombing again, and yet where is Cary? I don't mean any disrespect to him, but one of the political threads about facebook was photobombed again, and he's allowing one person to completely block other users. Now with that being said, its his site, maybe he wants that. I don't know, but based upon his history of being an advocate for free speech, I hope that is not the case.

Okay tough truth. Perhaps that is the case. Let's see what Cary has to say, as its his site. I don't know about his deleting protected members, but maybe you have a valid point. Although photombing and throwing viruses is not a good way of handling that.

Photombombing and spreading viruses is against site rules. That's pretty simple. However, I did bring up your point, which is a valid one. Its time for Cary to step up as he established this site, is the moderator, and take appropriate action. You don't seem to grasp the concept, that I'm backing up your points, although I find your actions to be less than exemplary.

It's actually pretty easy.

Hit the “Home” button in the top left corner of your screen.

Then go to the “Control Center”

On the left side of your screen under “Options” click on “forum settings”

This should open up a box of options on the right. Go to "Message reading display options:"

Change it to “one message per page with threaded list”


From there, when clicking on a thread you will actually be able to decide which posts in the thread you want displayed. Of course just don't display the post that is locking the thread.

Does anyone remember the old Bar J's chili restaurant? They had two locations one on route one and one on Gordon Blvd in Woodbridge. They started out next to the old booth feeds on route one in the 80's I believe. We loved that restaurant so much and would love to know how to find out the old recipe so we can make their chili mac and mexican pizza!

Can the Phorum server software be configured to have the "Started by" column work like the "Last post" column?

If you could see the first posting date as well as the first poster name it would help folks to ignore or not make current comments on an ancient thread. It would also help to expose those who bump up old threads or try to push stuff off the first page.

PROPERTY MANAGER WARNING
Unlike three years ago when it was a renter’s market, 2013 is shaping up to be a great time to be a landlord because there are three percent more would-be renters than available apartments--but ONLY if you’re also the property manager. (Although not all realtors are property managers, many are, so I use the term “managers” to include realtors, real estate brokers, leasing agents, listing agents, as well as property managers.) If you want to relocate and turn managing your home over to a manager, expect to pay dearly--in money and problems.
An informal survey of over 70 Fairfax County property managers showed that 100 percent of them stick to the same fee-for-service model:
ALL the managers I contacted charged a commission equal to one month’s rent for the following minimal services ONLY: Advertise for tenants, process applications, show rental property, do background check, get signed lease, and turn over keys.
Considering that the average monthly rent in Fairfax County for a 2BR apartment is $1400 and for a 4BR house is $3000, that’s a hefty fee for what is--if the manager is doing his or her job right--a total of about 5-6 hours worth of work (less if his/her office is a short drive from the rental). A carefully-crafted ad will narrow the applicant pool to qualified renters and a background check (paid by applicant) takes seconds to generate.
Not only are managers grossly inflating their commission, they’re lying to landlords (their potential clients) because licensed real estate agents are not required to pay a dime to advertise on the MLS. When I asked to see the MLS advertising terms and prices in order to verify costs, ALL the managers I contacted said it was “privileged information” or otherwise refused to be forthcoming. When I pointed out that consumers (i.e., landlords) have the right to demand proof of services they pay for, ALL cut off communication. Repeated attempts to get through the Kremlin-like fortress of the National Association of Realtors were also ignored. By refusing to make public this closely-held secret, the NAR is fostering distrust and lack of transparency, as well as other bad business practices. If a realtor tells you any portion of his/her fee pays for MLS advertising, he/she is lying.

As part of the same contract and on top of their commission, ALL the managers charge a 7-10 percent fee per month. However, this fee does not actually pay for ANY services to you, the landlord, because they ALL charge an ADDITIONAL $75-200 fee for EACH of the following services:
• Inspect rental at 3 months
• Inspect rental at 6 months
• Inspect rental at 9 months
• Handle 1st repair (by calling repairman)
• Handle 2nd repair (“)
• Handle 3rd repair (“)
• Provide inspection checklist at move-in
• Process rental payments
• Inspect rental per inspection checklist at move-out
• Prepare rental to re-rent (by arranging for cleaning, carpet cleaning,painting, etc.)
• Deduct from security deposit for above and inform tenant
Eviction Process (excluding $95 court fees):
• File 5-Day Pay-or-Quit Notice with Sheriff’s Dept.
• File Summons for Unlawful Detainer in General District Court
• File Writ of Possession in General District Court.

In fact, their monthly 7-10 percent fee pays to merely process paperwork: automatic rent withdrawal from tenant’s bank account, automatic rent deposit to manager’s bank account, automatic withdrawal of 7-10 percent fee, automatic deposit of remainder to landlord’s bank account--all of which is automated. The manager doesn’t have to lift a finger.
Since their monthly 7-10 percent fee does not pay for ANY of the above services, I asked exactly what it does pay for and never, not once, received a straight answer, much less a breakdown list. The closest I got to an answer was a manager who said he “chased a delinquent tenant for weeks” until he finally paid up. (Since this manager charged between $75-150 for each step of the eviction process, presumably he didn’t chase the tenant through the courts. Perhaps he meant on foot?)
Based on the above, it appears that the manager charges 7-10 percent to cover his or her butt. Or, to put it more clearly, the manager charges the landlord a fee to cover his own mistakes; that is, by selecting a bad tenant. Perhaps the manager didn’t check his references, credit rating, rental history, or criminal background closely or widely enough. But not only does the manager refuse to take financial responsibility for his oversight (by paying out of pocket to evict a bad tenant), he even PROFITS from his mistake by charging the landlord 7-10 percent to pay for it! And if a landlord objects that the manager recommended the bad tenant, the manager absolves him/herself of all responsibility by pointing out that the landlord signed off on his/her selection. Never mind that the landlord signed off BASED on his ignorance of the manager’s inadequate or faulty information! And if this isn’t enough irresponsibility on the manager’s part, his/her boilerplate contract (approved by NAR) completely indemnifies him/her of any and all liability for his/her actions, however damaging and exorbitant.

And lots of luck negotiating. ALL the managers refused to even consider reducing their fees or providing partial services--even for a future 6 percent sales commission. In other words, not a single one was willing to EARN his/her commission or management fee. Instead, secure in the knowledge that they have the county sewn up, they refuse to compete and, like the Mafia, collectively impose their all-or-nothing policy on consumers (i.e., landlords). For example, if I obtained a tenant, they refused to provide monthly management services--at any price.
But this inflexible, uniform, across-the-board fee structure violates a host of state and federal laws. Not only is it anti-competitive, it constitutes price-fixing and restraint of trade. Further, it interferes with a landlord’s freedom to exercise his rights under Virginia Title 55, Chapter 13, which lets tenants agree to pay for repairs out of pocket. When I told the managers that my lease followed Chapter 13 (obviating the need for his/her repair services), ALL the managers refused to use my lease--or even modify theirs! When I pointed out that their refusal violated the above law, they cut off all communication. Have realtors adopted a policy of defying the law? How does that set them apart from criminals?

Managers also impart misinformation to would-be landlords. Whether they do so out of ignorance or cowardice is anyone’s guess. I suspect they’re intimidated by the judicial system and try to hide their fear behind vaguely paraphrased laws and hope landlords won’t look it up. In fact, they count on it, welcoming uninformed landlords, and cutting off communication with informed ones.
Here are a couple of the lies managers tried to get past me:
One claimed that the Virginia Code only let him represent individuals, not limited liability companies or corporations. But TK statute clearly states that “sole proprietors(i.e., self-employed businesspersons such as property managers). What’s he afraid of?
A licensed realtor told me she couldn’t enter into an agreement with a landlord to act as property manager unless she had a contract with the tenant, too. Huh? Not only is this nowhere to be found in the Code, it is a violation of the U.C.C. to represent two (potentially opposing) clients in a business transaction (i.e., eviction).
Advice to landlords: When in doubt, ask a manager to cite his/her statutory or common law by number.

So what’s a landlord to do?
1) Urge your county, municipal, and state representatives to pass laws that break up the monopoly of unlawful, anti-competitive business practices among realtors, property managers, and leasing/listing agents. Tell them such practices are detrimental to retirees, military service-members, and people who must move for jobs.
2) DIY by familiarizing yourself with Title 55 and follow it to the letter. Advertise for your own renters on Zillow and Craigslist (for free).
3) Read the fine print! Ads that non-realtors post on the MLS require you to pay a commission to a renter’s realtor, so read the fine print on websites and bundled websites that offer MLS advertising.
4) Do extensive renter background checks, paying special attention to what former landlords say. Check and double-check to ensure they really are former landlords and not an applicant’s brother-in-law. Do the same for his boss and bank.
5) Impress upon tenants that you will begin eviction proceedings if the rent is not received by midnight on the 5th day of the month, no ifs, ands, or buts--and stick to it. Landlords can remotely file a 5-Day Pay-or-Quit Notice with the Sheriff’s Dept., which may be enough to make a tenant to pay up. After that, landlords must appear in court. But the cost of a round-trip plane ticket can be deducted from a tenant’s security deposit or added to his wage garnishment, which is cheaper than shelling out 7-10 percent each month to a manager to do nothing.
6) If you must hire a manager, do NOT expect him/her to be responsible, liable, or honest. Instead, be prepared for the worst by making sure you have a good lawyer. Never, ever use a manager who is not a licensed realtor.

Dishonesty and lack of transparency, and not the recession, is what impedes business growth in Fairfax County. The erosion of trust at the price of greed inhibits the flow of business, which is how deceitful realtors exercise control over the local economy. The less business that is transacted because consumers distrust realtors and managers, the less the county, state, and federal governments collect in real estate taxes and fees. Yet the real estate lobby is so powerful that the legislature shrinks from passing laws to break up their monopoly, and the courts won’t enforce homeowner’s rights. So the distrust continues, costing the county revenue.
At some point, I asked about 20 neighbors, coworkers, and friends if they could recommend a property manager. Not a single one could. But they warned me away from plenty of them--by name. Real estate is and will always be a local, community-based business (regardless of how computerized it becomes), word spreads, and managers get reputations that cannot withstand the regular influx of new residents to the county. To that end, the public should post names of good and bad managers and realtors (with supporting facts) on this site. Your community will thank you.

NEVER, EVER use property manager/realtor Karen Hall of @home.com in Alexandria! She does NOT stand behind her words, is untrustworthy, and does NOT understand the real estate market in Fairfax County.
Last summer, my wife and I were ready to retire and considered hiring her to rent and be property manager for our house. We had spruced it up at considerable expense (repainted, re-carpeted, new vinyl kitchen flooring, replaced bathroom fixtures), but she didn't have a single nice thing to say about it and only negatively remarked on minor aesthetics. Then she recommended waiting to advertise until the following spring because: everyone is on vacation in August, renters don't want to pull their kids out of school in September and October, renters are busy with the holidays in November and December, and no one moves in the winter months. In other words, she recommended we wait for eight months! But she NEVER took into consideration that that would mean we would lose eight months of rental income! Meanwhile, we watched as six homes in our neighborhood were rented during that period.
In February, we contacted her again to finalize our oral agreement on paper. We told her we'd made her recommended improvements and, in order to plan (buy plane tickets, put down deposit on new place, etc.), asked when she expected our place to rent. She replied that she had "absolutely no idea" because it depended on the market. We reminded her that it was now a landlord's market (there are 3% more renters than available rental units), which she did not know. We reminded her that we had waited seven months per her recommendation and had lost money during that time. At that point, when we tried to hold her to her word, she immediately dropped us as clients. With the excuse that she was too busy to take on new clients and that our situation was too complicated for her to handle because we are retiring overseas. We reminded her that she advertises herself as an overseas military "specialist," so she should be familiar with that. At that point, she cut off all communication with us.
NEVER, EVER use this realtor/property manager!!! She's a liar who doesn't stand behind her words, doesn't understand the real estate market, doesn't give a damn about her clients, and will NOT do a good job for you!

Lol, thx for asking about the droves of kiddies playing "hey, look @ me, oh wait, don't look @ me cause I'm hard" in front of the Centreville Multiplex non-school nights. I grew up in the area & I am still in the area as a parent w/ a child in FCPS. Back in the day, we NEVER hung out in front of ANY movie theater cause regardless of a school night or not, we were aiming to get twisted & laid somewhere. Standing in front of a movie theater trying to look hard, atleast well over a decade ago, would have accomplished neither & marked u as a tool. Everyone would know u were through AIM within a few days (yeah, 386 baby!) so why do it. My conclusion upon taking my child there on a few fri/sat evenings is that most of these kids r just there cause their friends r & they r probably decent but bored . Only 1X did a kid try & eyeball me when we were walking out 1 evening. I threw him the "looking into ur soul" stare & he looked away. Any parent can understand that u don't throw anything threatening towards me when I'm with kid cause I will do anything to protect my child & that includes breaking ur arm off @ the shoulder & tattooing u w/ it. Honestly, I have not seen a single kid there that is truely hard. There is a small handful that wish they were but r anything but. Those kids in particular just need a parent to step in, cut them off on the $ handouts & give a good spanking. The rest probably just wanna hang out with friends away from parents & there is really no where to go around here to do that. Someone needs to build an under 21 teen center/club (better than that POS "Planet Club" that became a church off 28 near Westfields), maybe a sk8 park somewhere, cause if no one does soon I am tempted to start an outreach. Pick up wanna-be gangster kids that hangout in front of public areas that families frequent. Tell them we r going to score some sick medical grade herb & pick up couple strippers I know on the way back. Then just dump them in SE DC govt housing 130 in the AM & tell them best of luck being gangsta!

Eesh does have a revenge porn charge for posting nude pictures of Megan Toohey he found, (Toohey herself had disseminated pictures of an ex friend before the revenge law had been passed, the screenshots of her sending the girls pictures to her parents and ex boyfriend are available on this site, so don't feel too bad for her) but the Lizzy poster is far more sinister and has been known to befriend posters to gleen information to use while harassing them anon, and possibly is behind the posting of her teenage exs information/nudes here when they fought.

But STILL the advice above is good advice, regardless of who you are protecting yourself from. There is just no reason to be easily found by any and everybody on an anonymous forum, especially one that can be as mean spirited as this one.

After stumbling on this site and spending the better part of an hour, I have to say this is possibly the worst forum I've come across in a long time. What lovely features it has! Warnings of a creepy stalker lurking on the forum that can find your personal info? Check. Users obsessed with trashy individuals and posting their info and photos? Check. Smug assholes who think they're interesting because they're cynical and snarky? Check. I can't even tell what the demographic here is. Boring middle-aged family men looking for a place to feel relevant and insightful? Racist older people who barely know how to access the internet but can manage to wrangle together enough words to form an unintelligable racist slur? This place should just die in a fire, it's not a resource for Virginia, but rather some kind of retarded cousin of 4chan, but even more pathetic because I'm guessing the average age here is much older. It's alarming that there are so many assholes in Fairfax county who managed to find a single website.

Beware of a poster named "Mr. Misery" and "Jimmylegs" who has been banned from the site but continues to post anonymously. His legal name is William Moreno and he lives in Sterling, Va. He is a self-admitted pedophile and also engages in anal sex with his own mother, Sharon Moreno. Sharon Moreno was also banned from this site.

The Moreno family are engaged in a crusade against people they feel have offended them. The Morenos and their attorneys at the Leiser law firm have attempted to obtain money by fraud. They have filed numerous lawsuits and criminal charges in an attempt to "get even" with their adversaries. The Morenos have made road trips to stalk other posters at their homes, which was captured on security camera. William Moreno is violent and was recently charged with Felony Assault for attacking his father with a kitchen knife. Tread carefully and beware of this guy, especially if you have children.
