You posted that not only did Fairfax fork over 90% of the asking price, they also ceded 40 acres of land. You posted that portion of those land parcels is now being developed as part of the West Falls project. When fully built out, the project’s tax revenue alone (not including ground rent payments) will be over $5 million per year according to reporting from FCNP.

You posted all that?

Two are also going off to a certain cat-loving Principal. After that, we’ll have to see. Enjoying a nice bbq platter for din-din in The Club tonight. It’s pretty good.

LOL! With no leverage, how were they able to get Fairfax to pay them 90% of the asking price after Fairfax initially refused to pay a single cent?

With no leverage, how were they able to convince Fairfax to hand over 40 acres of land?

Perhaps they didn't have leverage and Fairfax just sucks really, really bad at negotiating.

They claimed they weren't going to pay for infrastructure and ended up paying for it! LOL! They are as incompetent as you!

The false bravado was from Fairfax when they claimed they weren't going to pay a dime for the system and weren't going to pay Falls Church for infrastructure. They backed away to the tune of $40 million and 40 acres! LOL! What did all that false bravado cost Fairfax in the end?

> Do you know

Yeah. Shipped off as part of a package in exchange for $40 million and 40 acres. Guess what part of that 40 acres will be netting the city for decades to come? LOL!

All verified by your precious Virginia Places website.

early 2012, Falls Church decided to escape the legal fight with Fairfax County by auctioning the city's water distribution and sewer system to the highest bidder. The city obtained an appraisal that valued the water distribution system at $40-$53 million, assuming new owners would be able to maintain the income levels based on current water rates, and set a minimum sale price of $44 million.

So, looking to sell the system because they could no longer use water profits to supplement their general fund, Falls Church had the system appraised. It was valued somewhere between $40 and $53 million. The city set a minimum price of $44 million.

"Negotiations failed to arrange a direct sale to the Fairfax County Water Authority (Fairfax Water), because the county would not commit to paying anything for the infrastructure. According to Fairfax County, the 92% of utility customers living in the county had already paid 92% of the cost to construct the city's system. The county would assume responsibility for the utility, but would not give Falls Church a $44 million cash payment - or any cash, for that matter."

So, Fairfax offered nothing. Zero. Zilch. Nada. At that time they were refusing to pay for infrastructure, or anything for that matter. They simply offered to take control of the system.

"In July, negotiations for a transfer/merger/sale between Fairfax Water and Falls Church failed to resolve the dispute."

It appears neither side was budging.

"The water distribution system, and the rate for water sold in the county by utilities other than Fairfax Water, could be resolved only after a court ruled on the county's utility rate control ordinance - or Plan B. The attempt at Plan B - resolution of the city/county differences through mediation led by a Federal judge - was announced on October, 2012.

A federal judge stepped in to get both sides to come to an agreement.

"Mediation was successful. An agreement for Falls Church to sell its water sytem to Fairfax County was announced on November 20, 2012. Falls Church voters ratified the deal in the November, 2013 election with 88% voting in favor. The county water system paid $40 million for the city water system in January, 2014, but did not assume the city's debt and pension obligations (approximately $30 million). The deal required that the high city water rates be lowered to county levels within two years, benefitting the 90% customers of the city water system who lived in the county as well as the 10% who are residents of Falls Church."

So, after offering nothing for the system and refusing to pay for infrastructure, Fairfax agreed to pay over 90% of the minimum sale price set by Falls Church. The sale of the system included the infrastructure that they once vowed they wouldn't pay for. What an about face.

But wait! Fairfax wasn't done handing over stuff to Falls Church just yet!

"As part of the bargain, the City of Falls Church got to annex nearly 40 acres of land near the West Falls Church Metro station currently occupied by two city schools. The agreement required that 70% of that annexed land stay dedicated to school uses for the next 50 years, limiting the economic competition with nearby properties in Fairfax Couunty. The city was allowed to develop immediately a 12-acre parcel next to the Metro station. Though Falls Church lost the annual subsidy from its water system, in the Plan B mediation the city obtained a great opportunity to generate revenue from property incorporated into the city limits."

So, on top of the $40 million paid to the city, Fairfax also signed over nearly 40 acres of valuable land. A portion of those land parcels are now being developed as part of the West Falls project. When fully built out, the project’s tax revenue alone (not including ground rent payments) will be over $5 million per year according to reporting from FCNP.

When you ever decide to reveal all these answers of yours, be sure to note all the new income producing projects that have been generated since the City caved and voters went out the escape hatch and handed the system to Fairfax Water for pennies on the dollar just to be rid of it. No need to explain why the name of the WFC Metro station was recently changed.

You have to understand about Dimwit. Dimwits not a real smart guy. That's why his name's Dimwit.

Dimwit tells everybody how smart he is with his money. So he pays a ridiculous amount of money for baseball tickets then spends the whole time playing with his cellphone, especially to shitpost on FFXU instead of watching the game he overpaid for. Plis, he pays $40 to park his car there so he can pay hundreds of $ to sit somewhere and play with his cell phone.

If I want to play with my cell phone, I can do it at home and only pay my rent, which I got to pay anyhow.

Two schools, a property yard, and 10 acres will form a portion of the West Falls project.

The property lot can be used for whatever the city wants whenever the city wants. 30% of the school lot can be used for whatever it wants whenever it wants. Probably why you see all the cranes and earth movers at the corner of 7 and Haycock there today.

As for the rest of it, in 40 years it can be used for whatever the city wants.

Well, we managed to get through six innings of the Ian remnants that moved into Nats Park yesterday, and we have the same sort of situation here in the Sweet Spot this morning. About half an inch of rain fell here yesterday and about another half inch is expected today. With our high degrees of LID-compliance out this way though, those totals will not at all phase us. Not so with a wake-up temp of but 47 degrees. That’s a bit of a shocker and it doesn’t look like we’re going to make much of a dent in the 50’s today. Leather might have to replace polyester fleece later on.

Real President Joe will no doubt laugh along with the rest of us at the USSC’s rejection of pleas from Mike Lindell to stymie the huge defamation suit filed against him by Dominion Voting Systems. That case will now proceed, likely leaving Lindell in a lot of hot water. Tough break, Mike.

In other news, PHI was rather easily able to prevail over the Nats in yesterday’s six-inning romp in the swamp by a final of 8-1. That was Patrick Corbin’s 19th loss of the season, some decision will need to be made as to whether to allow him to risk 20 later in the week. Cory Abbot.t (0-4) will try to break into the Win column tonight as he takes on Carlos Carrasco and the second place Mets. Looks like rain and the mid-50s up there too.

Looks like nothing good will be happening in the embattled burg of Falls Church City either. Protests continue against the discriminatory policies of grievous Gov Pumpkin, but he won't change his evil ways or his Mr Rogers swearer vest. What a total creep! Meanwhile, where they were once the easy norm, SFH’s have now become a minority among City dwellings. Who’d have thought?

Looks like his "dressing on the side" was just a ploy by him to not answer for the historical inaccuracies he is trying to peddle.

Perhaps he didn't like the answers to his questions. He has been very fact-averse in the past. This is no different.

Seeing how diversion didn't work for him, I suppose it is now time for the weasel-word-salad to come into play.

Hahaha! The beginning of the beginning in West Falls is unlikely prior to 2026, so just as I had thought, you actually have no grand revenue streams on the ground to replace the lost water-extortion racket.

Fall 2024. And Fairfax was nice enough to fork over $40 million to tide the city over until those revenues started streaming in.

Leases have been signed and rents paid. There is a steady revenue stream right around the corner. And again, let's not forget the $40 million Fairfax ponied up to tide the city over until the revenue stream kicked in. And, they did that AFTER huffing and puffing that they were only prepared to pay nothing at all. In the end, they paid the 90% of the asking price and forked up 40 acres of land. They even paid for infrastructure that they assured their residents they wouldn't pay for! LOL! You paid for them twice!

Try reading actual news sources, Fag Boy. 2026 is possible IF AND ONLY IF all legal and commercial schedules can be met and kept to between now and then. Hardly a sure thing given the history of FCC.

Yup, another season bites the dust.

The game mattered to Philadelphia and Milwaukee, which is the only reason that we got it. Girlfriend and I were there, as well, sitting under the overhang and out of the rain. We were there Friday and the second game Saturday, as well. As do you, we get Opening Day on our plan. Never have we gotten the last home game of the regular season, so we had to buy the tickets. We like to be there for the beginning and end.

Girlfriend did go to the Teddy Garage Sale on the first day. Someone told her that they had player bobbleheads on the second day. They did not have any player bobbleheads on the first day. She did get some Screech figures, caps, shirts and some other stuff.

Oddly enough, the Orioles and the Blue Jays played eight innings of a meaningless game in Baltimore as it rained. Meanwhile, the Nationals and Mets did not play a game that means something in the rain.

We said our good-byes to the ushers and seat mates whom we will not see at hockey. Many of our ushers will be working hockey. Some of our seatmates are going to hockey, as well, but they will not be sitting near us. Girlfriend likes the nosebleeds for hockey as opposed to the lower deck for baseball.

We have Opening Day at Capital One against the Bruins and the Fifteenth against the Canadiens. I wore my Number Fifteen Canadiens jersey to the only game here last year. This year, the Canadiens come twice, so I will wear Number Four for one game and Number Ten for the other.

We might be giving all of our money to Leonsis if he buys the Nationals. If he does, I hope that he does not cut our or perks. He does not give many perks to the plan holders for the Capitals, so we do not get the same kind of plan for the Capitals as we do for the Nationals.

I already know five of the Nationals games that we will attend in 2023: Opening Day against Atlanta, which comes with the plan, of course; Closing Day against Atlanta, which I assume we will have to buy and the three Red Sox games in July.

What are you claiming was cherry picked? The reports of West Falls opening in 2024. As of this moment, I am the only one here that has provided any sort of reporting on the opening date of the project. You, of course, are free to present your own evidence. But, just like your "38 improved acres" bullshit, your 2026 claim will remain unsubstantiated. After all, they are bot lies because you are a lying fraud. The reports prove it.

We'll get to that when you substantiate your 2026 West Falls and 38 improved acres claims. Until then, just stew in the fact that you've once again been exposed as a lying fraud.

Not poof. They were exchanged with Fairfax for $40 million and 40 acres.

Seems like we just came out of Bozo Bobby’s lock-down, and now it’s gone already. Along with Juan Soto. It’ll be a whole new year for him in 2023, and also for the Nats in dealing with a lot of new players and likely as not, a new ownership group, and perhaps the demise as well of MASN. Interesting times, but no guarantee of what might lie on the far side. There was some grumbling and complaining among our Club Level Group of 8 down the stretch, but in the end, we all did manage to spend all of our accumulated freebie Nats Bucks and we all did indeed renew as Nats Plus members for next year. The wife and I are on auto-renew for life, so we should have our same seats and same parking spot barring some nefarious ploy by a new ownership group. We’ll see. We will also be there for Opening and Closing Day in 2023, and will NOT be for the 11:00 AM July 4 game. Got the blueprint for the rest of the season, but nothing is final until the wife goes through it to make swaps and acquisitions for bobble heads and other special events. It’ll be 40-plus games when she’s done, but can’t be sure just which they’ll be yet. Otherwise, we’ll hunker down for off-season stuff (like income taxes) and eating out a lot. No thoughts yet on Spring Training, but haven’t ruled it out yet either...

His appearance coincidentally comes when you find yourself unable to substantiate either your 38 improved acres or West Falls 2026 opening claims. Hardly surprising.

As for the Rushmark issue, I provided you with the broad strokes. Really.... ...it seems like April happened two weeks past. Further, it seems like we had to settle for two and three hundreds sections not so far past, either. Despite that, The Grand Old Game will continue.

Some of those new guys look like they will amount to something. For the sake of you Nationals fans, I do hope that the record is better for 2023.

and perhaps the demise as well of
> MASN. Interesting times, but no guarantee of what

One thing about Leonsis is he does want to win and will pay for players who can win. If he winds up with the Nationals, you might get a speech similar to what he gave the Capitals fans when he got absolute control of that team: "We are going to suck for a few seasons but in the end, I will bring you a winning team" or words similar. As far as the Capitals go, he has made good on that.

We do the automatic renewal, as well. I ask girlfriend every year. Every year it us "let it renew".

A new benefit for you half season plan holders and for the full season is that you are guaranteed the bobbleheads. We twenty gamers do not get that, so we will buy the games that we do not get.

The half season just did not work for girlfriend. The twenty game has worked well for her.

Except for the Red Sox in 2018, we generally have skipped the 4 July game as well. For some reason, girlfriend wanted to go this year, so we went. The opponent, the Marlins, might have had something to do with it. She prefers games against division opponents.

I do not understand why it is so difficult for that guy from Falls Church to understand that my purpose for posting to this topic is to discuss baseball. I have tried repeatedly to inform him that I have no interest in any other subject that anyone discusses here. I might ask a question here or there on something else but once I have my answer, I move on from it. I do not even live in Virginia. I live in D.C.

I do not come here often, of late, but I do post comments at the beginning and end of the season and occasionally during it. I am interested in your views and feedback on the subject. That was the upside to this season for the Nationals fans. It also works for a guy like me who is there mostly because he wants to go to baseball games. If it were Fenway, it would be a different story. It will be a different story in mid-July, 2023. Other than that, I am there because I like the game. When you get to see the new guys improve, it increases the enjoyment of the games.

Meneses looks like the best of the bunch, thus far: he puts his balls into play and can play both outfield and first base. In addition, Garcia and Hernandez look promising. If they can work on Abrams and reduce his errors, he will be worth something, as well.

Robles is, as Taylor was, an excellent defensive outfielder. Both have their struggles at the plate. Robles has improved over this season, though. If they can continue to work on his batting and work on his base running mistakes, he will be even more valuable to Washington's efforts.

Girlfriend is a big fan of Robles. She has been ever since he robbed Altuve of a home run in the 2019 World Series. She was insufferably delighted when she drew his autograph line for the 2019 winter event.

(italics mine)

That must be the explanation.

You've provided no links to substantiate either claim. Looks like you lied again. Not much you can do about it, eh?
