I forgot about the one across from Giant on Jermantown. Have they done anything with the old Shell site on Main Street yet? I think the old Amoco site is going to be an office building - haven't been around there in awhile.

It is/was a good location and the crew that worked onsite were solid mechanics. I had an emergency a few years back and took it up to them. They got me out within an hour and I was able to get to an important meeting. Not like typical places where they ask you to leave it all day or overnight to get serviced. If I remember this Shell and the two on Main Street (Old Town & across from Carlos)

No it wasn't - uunless your friends are the bartenders. Then it was ok or atleast a cheap tab. Place is a hole overall. I hope Turtle really revamps that area. But there needs to be some social attraction to grab & retain visitors. Something like a State Theatre venue could work well. But I seriously doubt the powers that be in the city will really push for such place.

Yes, you are correct. Sellers are required to disclose known defects to buyers. My question now is did they disclose this to the buyer beforehand or just brushed over the issue with the hvac and now it is surfacing? I've seen some property disclosures that lack hard details, almost like the sellers didn't take it seriously when they completed the form.

Yes, it is slated to go in at the strip mall where Giant used to be. Not too sure when. I believe the landlord is looking to renovate the entire space very soon.

I also endorse Habitat. They run a very efficient location and much of the donated equipment does get used by those who need it. May need to check if they will pick it up for you.

If this is a resale from another owner you can add a home inspection clause but the resolution to fix such a large item can be difficult to procure even after said inspection. It does permit you the ability to walk on the contract but as others have stated, it can be an expensive repair. You may want to explore other options or know all your rights before you move any further with this deal. HC

The Green Turtle is opening early 2012 at the old site of Metro Diner. One can only assume it will attract Mason students and young professionals. Usually they have good happy hour specials. I doubt BWU at Courthouse Plaza will offer any competition - I've heard that place has steadily been going downhill. HC

The Vienna and Dunn Loring sites will turn into what Clarendon is now. Give it about 5 years but having lived in both areas I see similarities. Clarendon used to be a collection of dumpy car repair shops, small eateries and the like. Developers are seeing how rents have risen in the RB corridor and will jump on adding new locations walking distance to a metro. Im not sure about FFX Cnty, but in A

I worked at Brandywine as a lifeguard many years ago. The place is a hole. The members give nothing back to the pool. Many social functions had to be cancelled due to lack of interest. I would not suggest becoming coach at a pool like that. If you are looking for an NVSL job, they usually post openings on the league website. I would suggest trying for a middle division team. I had a client looking for a 1BR and we found a really good deal in one of the new buildings on Columbia Pike. Those new buildings are offering great specials. CPike isn't Clarendon, but that can be a good thing also. Its a short commute into Ballston/Clarendon or down to Shirlington plus tons of new development in the area. Rule of thumb - average condo fees should run about $.35-.40 per square foot of the unit. So a 1,000 sqft condo would be in the $350-$400/mo range. Anyone looking to buy new condos needs to perform due diligence and read the condo docs, especially the projected budget and expenses. HC

I'd avoid the Fair Lakes apartments. Try to get around during the day and you'll realize it is a pain. I lived out there 4 years and the apartments are either 1) cardboard boxes or 2) overpriced units. Plus I felt my neighbors were not that social or 'community friendly'. How does Kilroys still rank? It's not Burke, but atleast you can cut through the Lake Braddock area to avoid the traffic. When I was at Mason it was pretty good for the weekday happy hour and it seemed to pull locals back in town from college and young professionals on the way home after work. I agree those prices are a bit aggressive even for this (recovering) market. If anyone is interested in buying a condo I would suggest looking at the Marquis next to the metro station or Hunter's Branch on the opposite side and next to Metrowest.
