6 Worst Home Fixes for the Money

Story claims return on a bathroom addition is 53 cents on the dollar, sounds low or estimated with a retail priced, high end job.

Putting in a pool doesn't help either, from what friends who live in warm places tell me.

My guess would be attic addition/build out followed by finsishing a basement.

I think adding a second bathroom is a good idea at the right price.

Windows couldn't be bad.

There are probably things we never think of around here, like trading oil heating for gas or getting onto sewer lines vs. septic.

Remodeled kitchen
Remodeled Master bath

Conversion of office to bedroom

Addition of a bathroom probably doesn't add much because it is so expensive to do. Building out a basement does not add much value because people typically don't want to spend much time in a basement, even if it is finished.

I would think that any addition or improvement was in itself "worth" it to the owner, as they did it for themselves --- not to increase their homes value.

IMO, if the only reason for home improvement is to "up" the value of your home...it no longer is really your home, just an investment.

What do I know? If the county would let me, I would build my entire home in the trees --- the GREATEST tree-house of all time.

Backup generators should be considered a high priority investment. Why would anyone not want a backup power source.

Average length of stay in the DC area is four years. A lot of government/military turnover being rotated through here.

How often does this area get hit with a storm that leaves various areas powerless for more than a day? 6-8 years?

Most that move here would never think of adding it.

Depends on where you live. If you're in a neighborhood with above ground power and lots of trees, a heavy storm with large wind force or an ice storm can cashier you for 2 to 4 days.

Backup generators are important to those with certain size homes and needs, but won't add much if any to the resale value.

You are better off doing improvements that turn that 3br 1ba listing into a 3br 1.5 ba listing.

Not sure you need a huge $10,000 generator backup system. I bought a used Generac unit a couple years back. It delivers 8 kilowatts of power and is extremely reliable. I've used it 4 or 5 times (including when Irene hit last year and took the power doen for about 15 hours).

I paid $600 for it and it powered a refrigerator, a freezer, and a TV without a fuss.

Some might say that's overkill, but if you have a prolonged outage (at least 24 hours), you're going to lose $200 in food in the fridge and the freezer. Plus you're going to live like a caveman for a day or more.
