Sounds great. I am seeking a three bedroom for my umm family. Around 200k and hopefully not a lot of forms to fill out. Something in North Springfield or Herndon would be nice.

Spamming on FFXU?

I'd hire you if you'd work for what essentially a research assistant is worth. Not 3% of a $600k purchase price for looking through MLS listings and meeting me somewhere. "Here is the kitchen..." No shit, I couldn't tell by the sink and granite counters.

A good attorney and home inspector are 1,000,000 times more important when buying a home. Letting a real estate agent handle the legal side of a purchase would be like getting someone from the Best Buy Geek Squad to set up a network at DARPA.

It's good that Coldwell Banker finally lowered their commission to 3%. Some agents are still trying to get 5-6%. Crazy.

To Seller:

The total commission is almost always 5 to 6 percent. The listing agent is responsible for paying the buying agent's 3 percent commission. So typically the listing agent gets 3% and the buying agent gets 3% = 6%. If the listing agent does the work for 5% then the buying agent gets 3% and the listing agent gets 2%. Now there are times that a listing agent will do the work for 4%, buying agent 3 % listing agent 1%, if you agree to purchase a home in the area. This would result in the listing agent becoming the buying agent and therefore getting 3% on the other sale. Does this make sense to you?

Jason Bollech, did you really think this was a good place to spam your scam BS? Did you not bother checking the other posts in this forum to see what people think about advertising here? And what in the eff makes you think people want to read your subject typed in all caps?

TL;DR, J-Boll. Besides, real estate in the 703 is dead. No one wants to buy a house and live next door to a bunch of landscapers and housekeepers. Well...no one except fast food workers and MS-13 gang-bangers but hey, Ace...you go right ahead and earn your keep on them there wetbacks.

Why all the venom? Why crucify a person trying to utilize social media to get the word out? Beyond FFU and CL, I'm sure this person has also utilized all the other "acceptible" channels of information dissemination as well?

Those hating on what this person is doing obviously have never held down a job that requires word of mouth, referrals, commissions, etc. in order to generate income.

Like any internet message board post - you don't like what's being posted, dont respond. The "offending" post will vanish into cyberspace oblivion in short order.

While 6% used to be the norm it shouldnt be anymore. The 6% used to go to help maintain the MLS and other things that now prospective buyers can acces on their own. I dont need to spend an entire Saturday driving around when I can see the homes on a website and find out there is a highway onramp in the backyard without believing the listing as "close to everything".

6% is a high price to pay when most homes these days sell themselves on the internet. All the realtor does is let me in the front door.

You must be new here...Senor Bollech's post is not the sort of content that this forum was designed for.

The reason that commercial content is not welcome here is because there's no means of rewarding Carey (our beloved moderator, owner and Lord Baby Jesus Aboveall) when Senor Bollech, or anyone else for that matter, transacts a piece of business as a DIRECT result of this website.

If Carey doesn't setup and maintain this site, Senor Bollech has no forum here to prospect and conduct business.

WRONG. Maybe before rebates.

The listing agent is responsible for

IN VIRGINIA THAT IS NEGOTIABLE BY LAW. A listing agent who pays 3% to a buyer's agent might earn a free dinner, but they are throwing away money.

ONLY IF THE HOUSE SELLS FOR $200,000 OR LESS. Above that, no way.
