I've wondered this for a long time as well. Especially as there's a Sheetz just over the Loudoun County line on rt 50, and not far over the Prince William count line on rt 28.

My theory has always been that Sheetz avoids Fairfax because of their implication in a massive gas/oil spill under the Mantua neighborhood in Fairfax city years ago. Apparently something happened at the fuel tank site on Pickett Rd (near the Fairfax ice arena) and tons of oil was spilled.

Does anyone have any articles or more information? My quick Google search turned up nothing, but it's been an oral story around here for years.

Saltmine-My recollection is that the issue with the Pickett Road tank farm in the 1980s wasn't a single large spill. Instead the problem was the cummulative effect of a large number of small spills. Tank farms of that era were designed to contain on site the type of large spill that could occur if, for example, a tank ruptured. However they weren't thinking about what happened when oil and gasoline got into the ground. Over time these contaminants slowly migrated under a nearby upscale neighborhood, and that was caused the uproar.

As for Sheetz, I do like them, but am not suprised they haven't made serious inroads in Fairfax. Land here is expensive and there would probably be a great deal of competition, both on the gas side and on the food side from whatever Fairfax site they selected.

The reason that we have no Wawas in Fairfax is because we are more than one day's drive away from one of their dairy farms. One of their rules is that any location must be a one day or less drive from one of these farms to ensure the freshest milk. I think I read about it in the WaPo a few years ago. But it's ridiculous because the nearest Wawa is just a few short miles from Lorton.

So, it's been 17 years since that article was written...What's Mantua like now? Many of those homes are now 40+ years old. How are they holding up structurally? Have there been lots of tear downs and McMansions built there?

I've only driven through a couple times recently, so I'm probably not the best source of information - but from what I can tell, no, not a lot of tear downs.

Unlike, say, Pimmit Hills, I think Mantua homes were built a bit bigger on average (and not just post-WWII tiny bungalows) so there is less incentive to do tear downs. I'm also unsure of what the HOA rules are there.

Good call/reference by Snowdenscold. Thought the same with intial reading of this chain and you spoke my mind. Mantua have fewer tear downs to date but, it won't last. They are a different animal (compared to Pimmit Hills) w/ active HOA and community tennis/pool. A bit nicer in Mantua in my opinion. There are rebuilds starting in Mantua. Must be tough with the HOA. Reston with their uber-tight HOA guidelines are facing requests for tear downs. Mostly, the requests to RHOA are being denied and owners left re-submitting requests for additions and cosmetic building update. Approval for this in Reston takes months and months w/ numerous updates after board recommendations. Many a homeowner in Reston has been denied their attempt to tear n build a new home within the RHOA confines. It's good and bad at the same time...

some dingleberry at the county government has banned anymore drive thru's in the county? is the theory they're visually unattractive? shit with the rampant overdevelopment of the county making it look like some ugly urban landscape I can't see why a few more fast food drive thru's is going to hurt.

BoJangles , Checkers, and a new fast fooder I saw down in North Carolina recently called Check Out great hamburgers way better than the Hardees which really serves the Carl's Jr. menu these days overrpriced and not that good Hardees dying slow death from what I saw

I think your reference to "Check Out" should be "Cook Out". Yes, really good burgers!

The tank farm on Pickett Road was owned and run by Texaco, and then Star Enterprises (a spin off of Texaco's refining and marketing businesses) starting sometime in the 80's. The oil leaks were gradual, probably from corroded tank bottoms, and it was quite a surprise to the Mantua residents when they found out that they had been living in a toxic wasteland!

COOK OUT ! Yeah Baby, found that place last year, have found them every time we go down south. Awesome place and unbelievably cheap. Hard to believe one family owns all of them, 70+ and no franchise.

What were we talking about again....Sheetz, I dunno why not in Fairfax but plenty everywhere else close by. Probably the cost for the size station they would need is holding them back a little.

Yes you can get into Sheetz from 50 west. You turn left onto Poland Rd the same as if you are coming 50 East...you would turn onto Poland Rd and make an immediate left into Sheetz.

There are no Sheetz or Wawa in Fairfax, Alexandria, Arlington due allocation of land and zoning. The county board would have to do a great deal of restructuring. Land and property taxes are pricey so, therefore much less attractive for business to set up shop which would require a great deal of land to capacitate at least 20+ gas pumps, a parking area, and a 2000 square foot store. There are plenty of Tiger Marts and other convenience store/sandwich shop/gas stations to compensate for the lack of Sheetz or Wawa.
I have not read much into this matter, but I have heard it also has something to so with tariffs on products such as gas and cigarettes.
Comparatively, gas sold at Sheetz or Wawa is far less in quality but, not a great deal cheaper than at an Exxon. Saving a few cents on gas does in fact add up, however would you want to comprise the integrity of your car’s engine especially if you drive a high performance car?
Some people think it due to the riff raff, provincial, Podunk, or white trash stigma. I beg to differ as there are these stores are operating in respectable areas such as Ellicott City, MD and South Riding, VA (a very new and affluent town in the richest county in the US).

Previous poster is correct - it's part of the Fairfax County Code. It's been a few years, but as I recall (someone up for some research?) Article 20 limits a "service station/minimart" to 2500 sq ft max (including cashier areas) + food prep isn't allowed (beyond microwave prepared products).

TL;DR - it's against FFX county law
