good price sure... but i'll take my $1000 apartment..
i refuse to buy anything without good web design anyways.. and that was the most annoying photo gallery i've ever experienced... slow genericly retarded transitions for EVERY picture...

I'm Christian, the owner of the trailer for sale behind the Bloom (SingleWideFX). Thanks for picking up on the link. I hope you don't mind my answering some questions.
Bloom - Compared to Wegmans or Balducci's, Bloom is not upscale, but compared to the Food Lion (Ahold's previous grocery model) that used to be there, it's an entirely improved shopping experience. You can get many of the same organic goods that Whole Foods sells... and you can also buy dirt cheap malt liquor. Best of both worlds.
Tornados - while we do get them in Fairfax County, their severity is not capable of unleashing the unfortunate situation pictured above.
Website design - please cut my some slack, esp. on the Gallery. The template is a standard product of Freewebs. I noticed that it's very slow now that there are actually visitors on the site. Do you have any recommendations? I think that I will just post a link to Flickr. I created the site just to get some information up, so of course it won't be an HTMLers dream come true, but I welcome the criticism, so please let me know if I'm fundamentally off-base with the design.

More reasons why I'm glad that I'm on the edge of the park (development, community, court).
It's safe to guess that with more density (trailer parks are much more densely populated than single family home neighborhood) and cheaper rent, you're inevitably going to have more law violations. Looks like many residents don't know how to drive.

FWIW, there is a great little Indian restaurant in that shopping center by the trailers. I forget the name, but someone here recommended it to me last year. It's real no-frills, you'll be eating off styrofoam plates with plastic silverware, but the buffet has alot of great options. It's only like ten bucks too. Not the fanciest place, but it's a great value if you want to get your fix on some good indian food.

Instead of complaining about the increasing cost of housing and real estate in Fairfax County, citizens should be moving out-of-county to take advantage of areas that are not financial nightmares. The individuals who complain and cannot afford nice housing in Fairfax result in renting / owning pathetic town houses, run down apartments or these trailers. Stop supporting this garbage and let people who can afford this live in Fairfax. Trailer parks and little Mexico's are destroying the surrounding value of Fairfax.

Trailer parks will be gone in a few years. They'd NEVER approve a new one to be built in Fairfax County. There aren't many left anyway....what, there's this one (Waples), and a few down Rt 1.
These owners WILL sell the land under these parks when the right offer comes along...and then they'll be all gone.
I'm surprisesd Waples has lasted this long with that choice location in the City....and those 1000s of folks being moved to Belvoir is going to cause a lot of development in the Rt 1 corridor.

Just as there are many stereotypes (and stereotypes can be true) about the people who live in manufactured housing communities (seriously, that is the official nomenclature), there are also many misconceptions about land use planning as it relates to affordable housing in our area.
There are more manufactured housing communities in Fairfax County than most people are aware of. This is always the case in a rapidly changing suburban environment. Remember that in the 1980s, Fairfax Center was farmland used for dairy production and the main employer in Reston was Bowman Distillery (maker of Virginia Gentleman Bourbon). These trailer parks are often very well hidden behind newer shopping centers, major roads, and employment centers.
Land use planning is a complicated and long-term process that begins with the comprehensive plan, then rezoning, then site plan, then permitting, then finally construction. The process can take years. I am free to answer questions about the process in Fairfax County. In 2005, AJ Dwoskin (the owner of Waples park) in fact submitted a Comprehensive Plan Amendment (the first step to changing existing land use) from manufactured housing community to work-force housing (garden-style apartments). The application noted that residents would be compensated both for their homes and moving costs and Dwoskin held many meetings with residents.
The application was flatly rejected by the district supervisor Sharon Bulova because the park provides so much affordable housing and the replacement use was not adequately handling the displacement of current residents. Affordable housing is not a negative - it is desired by land-use planners. The question becomes - what is the best kind of affordable housing and how can we regulate the market to build it?
Along the Route 1 corridor, Kings Crossing (at the the Chuck E Cheese and Liquidators Warehouse location) is a mixed-use project that displaced a small manufactured housing community. You would think that the developer would just kick out the home owners. It was a much more complicated process that stalled the project through the previous condo/mixed-use construction boom (2004-2006). Now the project is moving forward (likely as multi-family apartment housing rather than condos), but each of the mobile home owners were compensated. Anecdotal evidence from conversation with owners and land use staff suggests that the compensation was more than the asking price of my home that is now for sale.
I appreciate curious comments and serious questions, please keep them coming. Since I moved in to my home, I've learned a lot about land use and specifically Fairfax County's commercial/residential development environment. It's not cut and dry regulation, there is a story to everything.

Regarding the crime statistics, if you run the same query going back seven years in many high density communities in the area, you'll find similar, if not worse, stats. For even more fun, run the statistics for Georgetown or Tysons Corner. Please put your perpsective into context.

Not a bad video, Christian, but you need to slow down and stop looking up and down so quickly. Made me dizzy trying to watch it. Spinning around is not a good way to show the area, unless you slow down to at least half speed. What's behind the red wall/doors next to the kitchen? Why are there wires hanging over the door to the back bedroom? I would have the shower curtain open from the start, try using a zoom to close in on the fixtures slowly instead of walking up to them. The linen closet? after the furnace was completely dark, add extra lighting to show it, or at least slow down so the camera has time to adjust the lighting some. I like the description frames, maybe add another for the parking area/front yard.

Hi, this is the owner of the mobile home SingleWideFX again. I finally got the chance to take a video of the park. I took a stroll around the block, starting and ending at my house. It's a little shaky, and I sped it up to make the time go by faster - but the main point is that it's a great neighborhood and one that I'll miss.

You'll see some homes that look great where the owners obviously care about upkeep, but some are less well-kept and are probably on their way out. The park makes sure that if a home falls into too much disrepair that it gets removed and replaced with a new home. It's happened with at least 4 homes over the last 3 years.
Sorry the video isn't at night (like someone requested). There are street lights, but there is no way that the camera I have would film outdoot night scenes well. Everything would look like a dark blobs. Also - do you think that people hang out and prowl on the streets of the community? Be realistic - it's just like every other nearby community. People are in their homes, watching TV, eating, and enjoying time with their families. Either that, or they're shopping or hanging out in nearby Fairfax Corner or Fair Oaks Mall.

Nice enough video, but two points. One where are the people? I didn't see even one person. It was kind of spooky. And two, the background music of the video gives the impression that perhaps the neighborhood is hispanic. Of course, it obviously isn't since there weren't any people outside, but that just added to the confusion I guess. Good luck selling your place.

Couldn't resist coming back. First point - the music is a french group called Gotan project - i like their music. I suppose I could have chosen The Cure and I would have been given the impression that it's a British trailer park. Likewise, more fitting to general perceptions by most people, I could have chosen some backwater bayou music... Credence? Trust me, anything is better than the sound of the wind whipping my miniscule mic that day.
Perhaps it's nice to give the park a little seemingly hispanic flair. Did you know that Hispanics, as defined by the US Census bureau, are the fastest growing population group in America?
Second point - where are the people? I don't know how to answer that, but it's probably because it was so windy that day. I didn't tell everyone to hide because I would be filming, but are there supposed to be people out and about?
This is a typical spring/summer afternoon in the park. Sometimes there are kids playing the street, sometimes there are people taking care of their lawns or washing their cars, and sometimes there are cars driving to and from their driveways. But for the most part, people keep to themselves - like many other suburban neighborhoods in America. Especially in the back part of the park, it's quiet.
I tried to take the best photos and videos possible, and by no means are these staged. What you see is what it's like. As always, the best way to get a true sense of this unique living situation is to just come down and take a look. I'd be more than glad to show you around and maybe even introduce you to some of the neighbors!
