Attic Fan Replacement - contractor?

Anyone done it recently? Cost?

Walsh Electric in Springfield will do it.

They installed on in my house for $550 3 years ago. That's about the going rate for new install. Replacement may be cheaper.

My only compliant, and it's not a reflection on them, is that the fans nowadays are pieces of shit from China. My mom's house has had the same one for 30 years and it's quiet as a church mouse. Mine makes all kinds of noise (started last summer) - I actually need to call them to come out and replace it.

The wiring is already there, turn the breaker off, and replace it, before it gets to hot up there.... only 3 wires...

Take pictures and measurements before you head to the electrical supply store..

Oh and set the thermostat when done..

Then drink a few frosty ones!

Turn off power. Climb yo ass up there, take out the 3 mounting screws holding the old one in, untwist the wires, reconnect in same order to new fan (from Home Depot / Lowes) screw the new mount back on, set thermo....have a beer.

First go to a decent hardware store or even Home Despot and price them and see if you can peak at some directions (if you cannot open the box just get a model number and google when you get home) read directions.

If you or someone you know can safely get up on the roof this is not a hard job assuming the wiring is in place.

Measure the opening for the one you have, buy the new one, turn off circuit breaker and install the new one. Yes have many beers if it works. If not call the handyman and pay 200 bucks to have them tighten the screws.

Are we talking attic fans - the ones which air out through vent ports on the side of an attic or the attic fan that a are roof/ceiling mounted and low air out of the roof?

If the former, it should be a relatively easy task assuming that there is an electrical junction box nearby.

I would be VERY wary about doing a ceiling/roof mount unless you are savvy in 1) cutting holes through shingles and the attic boards, and 2) properly sealing the hole and the fan. I have heard about folks who try attic/roof projects (attic fans and skylights) and do nothing by create a nice conduit for rainwater to flow onto your ceiling.

I bought an exact replacement - just for the electric motor and fan blade part - on eBay for both of mine - well under $200.

I did the work in an hour for both from the attic.

(more expensive than when I got that pair several years ago, you might find cheaper if you dig)

At that point, you can DIY or hire a handyman do put it in for you.


I'm getting rid of mine when I replace the roof this summer. Passive venting, done right, is much better. The fans I have now suck the AC out of my house through the walls because the intake vents have been painted too many times. This house was built long before energy efficiency was such a big deal. Plus, those old fans were letting a lot of stink bugs into my attic until I covered their openings with hardware cloth.

Maybe they weren't balanced when they were installed and the bearings gave out. Some have maintenance requirements (grease zerks). It is a dirty, hot/freezing, and humid environment where today's electrical stuff just doesn't last.

That complaint is valid. I have replaced the motor three years in a row. Cheap fucking commie crap but you cannot find anything else. Like you I remember in my old house the thing lasted at least ten years and was still doing the job when I sold the house. On the plus side, if there is a plus, I can do the job in about thirty minutes.

I lowballed two on ebay and they've been working great since July 2004. I'm sure that I'm lucky, but maybe there's something you can do to keep them from getting wrecked every year.

I believe Walsh Electric in springfield will do it for about $350. No matter who you use, all they will do is replace the fan/motor assembly and thermostat. The cover will stay.

I replaced the two attic fans on my house dirt cheap from the attic side of things - no going up on the roof.

I got the motors, with fans attached, on ebay and they have held up for years.

If you install it yourself be sure to apply for an Electrical Permit with Fairfax County, and have the project inspected by the county to verify the install complies with electrical codes.
