My mother died and willed the property to me. Ive already got the title in my name, but how to I go about getting the deed changed? Trying to refinance the mortgage

Get the template for MS Office and just print a new deed with the corrected info. No need to pay a lawyer hundreds or more for work you can do in ten minutes.

So genius, explain the procedure for doing this. What is the basic information needed. Doing it right now can cost a few hundred dollars. Do it wrong and down the road you might be spending tens of thousands.

Take a copy of the deed and the death certificate and the will to the Clerk of The Court where the property is located and see if they will transfer the property to your name. Some localities do that - I'm not sure if all of them do though.

The inheritance tax goes back to William the Conqueror of England, long before liberalism arose. It was a regular revenue source for English kings, American colonial governments and the states after the Revolution. At the end of the last century about 100,000 estates had to file Federal estate tax returns each year. When Obama was in office only about 11,000 estates had to file Federal estate tax returns each year. With Trump raising the limits the number has been cut to about 4,000 per year. Federal estate tax returns simply are no longer an issue for the overwhelming majority of estates. Virginia hasn't had an inheritance tax for over 50 years. They did away with their estate tax about 10 years ago. The only levy most Virginia estates have to worry about are the relatively low probate related fees, most of which can be avoided with proper planning.
