What happens to Fair Oaks Mall
Posted by: tGeEe ()
Date: April 29, 2017 09:32PM

Moved out of the area about 2 yrs ago, went back to visit and need to buy a gift so went to Fair Oaks Mall and nearly 40% of the retail space is empty, what happened? Hope to doesn't go in the toilet for 20yrs like Springfield Mall did before they fixed it back up. Kind of depressing to see it in that state.

Yep, it feels like Fair Oaks may have passed the tipping point. Hoping it recovers, but I sure wouldn't put money on it. Who goes to malls any more anyway? (Yeah, yeah, we all do occasionally, but not like we used to--Amazon et al. satisfy most of those needs.)

Going to the Mall was the thing to do in the 80's. We went to Fair Oaks a lot as a kid.

Sad!

Amazon can't replace the need for Arthur Treacher's delicious fish and chips.

Makes me wonder why the former Springfield Mall was renovated instead of knocking it down for residential housing. The area demographics do not suggest those with lots of disposable income. I think the mall concept for this area is over and has been for some time.

Curious to see how it had changed I stopped by and took a walk inside. I was struck by how few customers I saw and how many vacancies there were. I don't see how a business could turn a profit except maybe the anchor stores like Target etc.

Uh...yes it can. I have frequently purchased the things I need to make fish and chips at home from Amazon, including a deep fryer that crushes Arthur Treacher's and their warmed over shoe leather and tasteless potatos.

But, this conversation was really over before it started because Arthur Treacher's biggest fail like most fast food restaurants is that they don't change their oil frequently enough. At home, one is using fresh oil for every meal.

Simply put.

I visited Security Square Mall (West Baltimore) yesterday. While the mall continued to have Macy's and Sears, I don't know why. On a pad in the parling lot sat an active AMC movie theater, not so busy. The mall's operator has survived by dropping rents to achieve occupancy, increasing security and trimming way back on ambiance.

The retail mix was curious: urban boutiques (clothing, kids, shoes) which may have previously struggled in a strip mall all hab business. Chain restaurants replaced by buffets. The hull of one prevuous retail anchor was occupied by a trade school, another by a Day Spa. Several franchized snackfood vendors were peppered in (ice cream, cookies, pretzels). But there were many retail operation atypical of most malls: large buy-on-credit furniture store, Dollar store, large footprint Dominican Barber shop, beauty supply/wig emporium, no name sports wear and many more unexpected.

The mall had a diverse mix of shoppers, and obligatory Cadre of noisy unsupervised youth. Security was plentiful inside & outside and were clearly visible.

I'm guessing that the demographics of that area may insulate some of those retail components from .com.

To me, it was like those places in Zombie movies where the zombies mindlessly congregate because the place had significance to them in their past life..

All malls are beginning to show zombification.

Reston Town Center parking app is mis-timed. Security Square Mall was DOWN but not OUT. To charge for parking would quickly reduce foot traffic.

What's bringing Fair Oaks Mall down is the lack of enough Macy's stores. If they could add one or two more, that would bring the crowds back.

FUCK Macys. I went in there the other day. Been a credit card holder for probably 15 years. Hadn't used it in a couple years. The store rejected it, said I had to apply for new one. I told the towel head to fuck off and walked out. Customer service is gone.

The vacancy rate actually sits around 10%, not 40%. While that is higher than the national average in comparable malls, around 7%, it is far from going under. The mall is about to begin an overhaul project in the former upstairs space of Sears. That area will be knocked down and a Dave and Busters along with jr box retailers and additional restaurants.

And yet if you'd tried to apply for, say, a house loan, and been rejected because you had an old, inactive card on your credit record, you would have been fine?

Seriously -- stores don't carry old cards forever once they go inactive. Not good for them or you. Respectfully suggest you don't understand how credit scores work, and are overreacting.

The same thing happened to me a few years ago. Took all of 5 minutes to apply for the new one. Since I was buying something they gave me 40% off when they combined this and that. Good deal but initially I too was like, wth?

Back in the 1980s how many major shopping or entertainment locations were located west of Fair Oaks? How long did it take you to drive there from where you were living?

When was the last time you walked around there? It's not 10%, not as high as 40%. You must suck at math.

I don't shop in malls much, but my wife does mainly to buy clothes. We go to Fair Oaks because it's pretty close and easier to get to than Tysons. The mall seems to be holding up fairly well. Seems pretty crowded on weekends. Some places have closed but they get replaced. Yeah, Sears is obviously doomed (nationally) but something will go in there. I don't think you can call it a dying mall, at least not yet.

I've never understood why it has two Macy's. That seems really odd. I assume it has to do with Macy's taking over Hechts years ago and being stuck with a lease, but you'd think they'd have been able to get out of it somehow.

I can think of 3 spots that's empty, the space between your ears and the space between your wife's legs, which she is begging to be filled.

The demise of the shopping malls is here, and it is not limited to this area. Investors have been dumping their mall REITS for awhile now as Amazon and other stores have set up their online shopping networks for the future.

The First mistake was putting big malls every few miles along all of the main roads in metro areas. One mall per 50 mile radius would be plenty.

The second mistake was assuming that on-line shopping would never take off except among the IT crowds.

As fibre and wi fi gets laid throughout the countryside and to the small towns and rural areas, and as more and more kids who grow up with connectable devices take over the shopping population, there will be no need for public malls anymore, that is, until some big disaster like an EMP event wipes out all the electronics in an area.

Malls and shopping centers should be scattered around the states as a backup to be there in case of disasters, but not "one on every corner" like it is now.

No body needs to go to the malls anymore to shop and business's no longer need to pay high rent per square foot prices when they can work out of their basements and ship products so much cheaper. I worked at Fair Oaks when it was being built and at that time it was the trend to have all the stores in one place to make shopping easier and more economical. Hell now a days you don't even have to leave the house to get anything you want. I remember Fair Oaks when it didn't have a roof, you'd look up and all you'd see is sky.

People go to malls to do more than shop. Often there are events at the mall that keep people coming back. The mall besides shopping and movies is for entertainment. Where will people go for entertainment? Amazon and online shopping is ok for people who dont procrastinate but most have to buy over 50 dollars for free shipping. A lot of people dont want to pay 10 dollars for shipping or want the item that same day so that is where brick and mortar shopping is important.

I'm at Fair Oaks.

It's pretty busy but most people are probably like me - just using free wi fi and not buying anything.

I don't see many people with bags full of merchandize.

BTW: It doesn't look close to 40 percent vacant. The vacancy rate appears much lower than that.

Also, I seem to be, as a white person, an ethnic minority here as the demographics are very diverse. But, that's just a microcosm, for the most part, of Fairfax County these days I see few black and whites, and a sh&tload of asians and hispanics. A fair number of middle easterners/Indians.Pakis as well.
