Ffx county has gotten browner year by year and its not limited to springfield. Dc and arlington (my hometown) had a huge number of hispanics back in the 80s. They all moved further in as priced in those areas became too expensive. That includes as far as dulles, sterling, reston, vienna areas.

That home would have to be worth $6.6 million today to match the return of the sp500. Factor in some of those costs mentioned, and it would have to be closer to around $10 million. Most people don't stay at the same house for 30+ years, so you have added buying/selling costs and renovation costs to get the home ready for a sale. My mortgage rate is so low it's a cake walk to beat it in the market.
I have more money to spend monthly on stocks/funds, etc. than I would throwing it away on rent. My next door neighbors rent at twice my mortgage payment and they have nothing to show for it at the end.
PLUS the mortgage interest is a tax write off giving me more money to invest.

20% down ($130k) - $520,000 mortgage at 4.25% 30 year fixed. - $2,500 / month
Insurance - $60 / month
CAPEX - $500 / month
Property Taxes - $640 / month
Total - $3700


Now since I am a really good tenant, my landlord hasn't increased my rent in 4 years. Current rent market value is about $2,600 - $2,700, still well ahead.

and on and on. Large homes are hard to rent out, you can usually take another 5% - 10% off those prices. They usually sit for 2 - 3 months before being rented out. Furthermore, If I'm going to buy a house, I want something I will live in for a while (see outrageous buying/selling fees), I would have to up my budget to $800k - $900k to get something I would want to spend at least 10 years in. With renting I get the flexibility of moving around, my only cost are the moving company. Selling a $650,000 home? In fees alone, that's over 1 year of my rent.

Not at all. It really depends on the age and size of a home, I also included all maintenance/repairs costs in that figure.

3.5 bathroom remodels - $50,000
Kitchen remodel - $30,000
Roof - $15,000
Dual Zone HVAC/Water heater - $20,000
Windows - $10,000
Flooring- $10,000
Landscaping - $5000
Driveway - $5,000

it goes on and on. My $500 figure was actually very conservative, the true costs would be higher.

The rate 2.5 years ago doesn't matter. 3.25% was the all time low, most of the time it has still been closer to 4%. I didn't factor in the higher rates of a high balance loan in my figure. So it is actually 4.5% if you're trying to buy a half decent home in Fairfax County.

I just checked the MLS, the last 2 rentals in South run sat for months and rented for below their list price.

The Springfield Town Center is nice. It has some nice restaurants and shops. It's certainly is better than the lame Reston Town Center.

My favorite is still Loudoun One, Lake Anne Plaza and Brambleton.

Brambleton has concerts where you can bring your won picnic and alcohol. Plus at Brambleton Town Center you get Lost Rhino Growlers. Grab a Lost Rhino growler and then sit outside watching the free concerts and hotties.

Maggiano's has better pasta than Yard House.
Chuy's has better non-taco Mexican and margaritas.
Burgers and Sandwiches are a toss up with Zinburger.

Yardhouse has them all on beer selection and bar food.

Yard House is great. 100's of beers on tap. Always packed.

I lived and grew up in NW DC and North Arlington. Both were cesspools of salvadoreans and other poor immigrants. All moved further out into Fairfax and Loudoun county either to buy a home or rent because homes are more affordable there relative to DC. Also immigrants in FFx and Loudoun county still live up to 10 in a home it's just culture and YOU and I live in diverse areas.
