Burned house at Southampton Dr. and Rolling Rd.?

Does anybody know what is going on with the house at the corner of Southampton Dr. and Rolling Rd. in King's Park? It burned almost a year ago. There was a roll-off dumpster there for awhile, looked like someone started working to demo the place, now the dumpster is gone, and there is a For Sale sign in the yard?

The house burned. They started to clean it up after it say empty for awhile. Now it is for sale!

This happened in my hood in Annandale. 50's single family home burned to the ground. Sat there for quite a while and then they tore the remains down. Filled in the hole and planted grass. Sign went up---Lot for Sale. Lot sold and a McMansion went up.

Question: If your house burns, can you take the insurance settlement (minus any outstanding mortgage) and NOT rebuild the house? Just sell the land and forget about it?

I would suspect only if you owned the house outright.

Don't bet on it. I know of an infill lot that backs right up to a Beltway sound wall that somebody bought and built a nice house on. The Beltway vehicular noise is 24/7/365.

I wouldn't have taken that lot for free if I had to live there.

Someone died in that fire. In the upper left room. Fire Department had to try to get him out. I think he was in his fifties. Last name is Church I believe. I think Paul Church but I'm not sure. I've noticed the same thing as driving by it. Who knows what they'll do, but maybe leave it as an open field

$350k is way overpriced for that crappy corner.
The land is assessed at $195k. Who do they expect to pay for demo?

They must own it outright. Lenders absolutely don't allow a mortgaged property to be uninsured.

Somebody that doesn't want to commute 2 hours each way from Bumfuck will buy it. They ain't making any more relatively "close-in" land.

The market will take care of this...it always does. The owner will ride this high price for about 2 more years and then finally erode the price back to where the market agrees with him and it will sell.

Some transient from East St. Louis will think that lot is a kingdom and drop a McMansion on it that fills every legal square inch of the lot in an architecture that does not match the quaint Cape Cods homes of Kings Park, live there for 23 years and then sell it for $3,000 more than they invested.
