It needs a reason for people to go there. If they try and fill it with the same type of stores people can already go to at Tysons or Pentagon City, then people will continue to go to Tysons and Pentagon City.
Every mall in every city has the same fucking stores so it doesnt matter. I was in a mall in Palm Beach FL last month and it has the exact same shit that Fair Oaks has.

They can put in whatever stores they want. Doesn't matter that much. What they need is an enviornment where ladies in particular and families with teens can go and feel safe and secure. Not sure they can do that in beautiful downtown Springfield. If the mall clientele is the same as before, all Latinos and those coming in on the subway, then it will fail just as it did before.

Springfield Mall needs to use the Mosaic shopping complex in Fairfax as its guide. We make the drive out there on a regular basis and it would be great to have the same type of restaurants, shops and entertainment available a bit closer to home.

Anchor stores JC Penney, Sears, and Lord & Taylor.
They screwed up by placing the nearest metro stop so far away.
They should build an outlet mall along the lines of Potomac Mills but better. It would siphon off the traffic that would normally go there or to other outlet malls.

C'mon... "Mosaic" is a pitiful example of a contrived concept in the wasteland of Merrifield. Granted, it's more than what was there but it's still pitiful. It's one thing to build something like that in certain areas of Atlanta or Miami or as a city center in a place like Alexandria, Savannah or Charlotte, but to plop it down as a forced meme with little to it for the sake of selling over-priced condos because there's a Metro stop nearby and that kinda sorta worked at Ballston for a while is just hurting.

Ideal place for a designated red light district. As the only one in the area and the East Coast, it would be a big draw. Taxi cabs and shuttles at the Franconia-Springfield station would do a brisk business. It wouldn't interfere with the commuting traffic. The place is already somewhat segregated from the residential area by the industrial zoning around it.

How about a store front where people can pick up their monthly allotments of medical marijuana? Also, I think right next to that store, they could also open a methadone clinic too.
I love this thread. All of us are working so hard to ensure all the best stores locate into the revamped Springfield mall, which ensures that it should prosper for the next 40 years.

What Springfield Mall actually needs to be successful is not a diverse selection of retail stores and restaurants, but a platoon of the most aggressive and dickheaded wanna-be police officer rent-a-cops that $12.75 per hour can hire.

You are correct - not funny anymore, probably never was. HOWEVER, you mention Sports Authority, which is one of the old shitty stores that used to be in the mall. It was upstairs in the center area - I believe it took over the area that was E.J.Korvettes. It was one of the first to leave. And IMHO, what the mall needs to be successful is higher-class clientele, not higher-class stores. If people with money to spend don't feel safe going there, then they will go elsewhere.

It's hard to buy shoes online (feet are unique to each person) so there's that.
Pottery Barn stores tend to be fun to walk through. They are arranged in a very artful way and they arrange things so that you get color and decor ideas.
The Silver Parrot has one of a kind handcrafted jewelry.
Crate and Barrel is another visual experience.
A real art gallery sort of speaks for itself---it's hard to experience art online.
Sometimes it's nice to feel the fabric in a clothing store (something you can't do online).
Shopping is an outing and so you are looking for an experience more than just getting something you need online. Having good food and music and art to look at are part of the experience. Do you enjoy shopping online? Maybe, but when you walk around and look and see and feel and smell, it's a much more complete sensory experience. If the stores offer a more complete experience, they will be successful.

Use the Merrifield Mosaic District as a model. Boutique shops and great places to eat, where people want to come and walk around...almost no stores where the same things can be bought online.

There's no chance I'll buy anything if there is nothing to attract me there in the first place. The whole idea of malls is to spend time shopping---right? If you don't want to spend time, you just go online. Malls were meant for mall ratting. They have to attract the rats somehow.
