Tysons expansion

Anyone catch the article in the post today? Looks like the commons will soon be bulldozed. A Hotel, 17 office building and some sort of green space.

I think you are getting two projects mixed up.

There is the LCOR which will, in a phased way, demo out some of the existing garden style apartments and replace with 10-18story residential with ground floor retail.

All of the apartments wont be demo'd all at once because no ones going to build 10 highrise apartments all at once and compete against themselves on leasing. Likely it will be a couple here, a couple there as they remove portions of the existing complex and replace.

The other project that you mention is called Scotts Run Station (the 17 office buildings) is not accurate. Its 17 total high rises. A couple are hotel, half are office with ground floor retail, and the rest are residential with ground floor retail. You are correct there is a lot of green space being created including a park plan around scotts run which will turn that disheveled area into a nice feature for recreation and gathering space.

First phase of construction for that project is likely to start prior to the end of this year (includes a couple new high rises where the existing 2-story mushroom office building is located along 123 near DTR. Delivery in mid 2015.

First Phase of LCOR is dependent on county approval in May, though unlikely to begin until 2014 for construction. Delivery in early 2016.

Well technically nothing is staying in that neighborhood over the course of the next 20-30 years. Only the people who own the property know exactly how that will be phased.

The only stuff staying in the Scotts Run Station plan is the Mitre/Northrup buildings. Everything else is replaced.

The only stuff staying in the LCOR is the safeway shopping center with Lost Dog Cafe. All the garden styles are also going to be removed in a phased way.

Across the street from LCOR (across Anderson) those townhomes and that condo (i forget the name of them), those are to remain. But all the stuff that looks like the commons of mclean (the 3 story garden style apartments) is coming out. I think the idea is to have the shorter construction in the areas closest to those existing townhomes, and rise in height as you move towards the Mitre campus (in the 2nd picture below the existing townhomes are the bottom of the picture, and mitre would be the top of the picture though it isnt shown).

Oh forgot to mention, those townhomes will get a really nice park area (you can see it in the image next to Anderson road on the non-developed side of the street) with a pond, plaza, fountain, tennis/sand volleyball courts. That will act to help screening too.

In that bottom picture, you can see some of the taller crystal colored buildings. Those represent new construction outside of the scope of LCOR. Those are the Scotts Run Station buildings.

You can see how over time that area will look completely different, and hopefully better.

For 20 years they have been talking about tearing down the commons. It's about time, ugly as sin even when they were built. Now only if the were to buy out all of pimit hills.

My first rental's were in pimit and I bought them for 18k each way back when.... Developers unsuccessfully tried to buy all of pimit hills quite a few times.

What you'll see in Pimmit over the next 30 years is the same thing that happened to older Arlington neighborhoods surrounding R-B corridor. A lot of individual tear downs and customs going up. Whether thats good or bad, I'll leave for the community to decide. Theres nothing anyone can do about it to stop that process, it is the free market, and within zoning regulations, and the adjacency to Tysons will lead to it eventually (already has in many cases)

The Commons were recently renovated, were they not? I remember looking at one of the apts there in 2008 and being totally disgusted, but I think they have all new kitchens, etc.

The amount you have to pay to live in that area is ridiculous for what you get.I'm in Peachtree, but I'd like to find something similar for less money, as they are letting anyone in who has a pulse. They usually last about a month then either illegally sublet or just flee in the night.

I have a friend who lives at commons. I believe his kitchen was renovated within the last 5 years, but his friend had one without the renovations. Those renovations were probably on the order of tens of thousands. The new concept is on the order of 100 million per residential high rise. So any improvements they made 5 years ago are moot when you are talking about a completely different property being phased in.

That being said, the units they didnt renovate are likely the ones to be phased out first.

Ha, thats actually the person who set up my server not me (as is evidence by the fact it is a Herndon P.O. box and I live in Tysons) I'm not good at computer/IT stuff so other than knowing how to post I have no idea how to create a website. But thanks for the creepy stalker treatment.

You know, strange enough, I havent seen any plans for that parcel. Across the street there is a project for the Ruth Chris property (might be a mortons I forget which) but I think as of right now the dealership you are referring to is yet to be rezoned.

I have to imagine at some point the owner will join the rest of the parcels along that section in upzoning.
