That isn't the way it works with Federally backed home reverse mortgages. The homeowner may run out of funds that he can tap but that won't trigger an obligation to make payments.

A federally backed reverse mortgage does not start to generate a payment requirement. The owner can make payments, or not make payments, that's his/her choice, and if no payments are made he lender can't take the house while he/she is still living. The unpaid payments do eat into any equity, and if he/she lives long enough and doesn't make any payments there won't be anything left of the house for his/her heirs. Too bad.

There are people for whom reverse mortgages make sense and there are people for whom reverse mortgages make no sense. Also a reverse mortgage can always be refinanced just like a traditional mortgage. The problem with reverse mortgages is that homeowners take them out thinking they amount to free money. It isn't free. It's just that the payment is pushed back to the date when the owner leaves the house, alive or dead. Understanding that reverse mortgages should be compared against other available options to see what is best for that particular homeowner.

On a serious note, mortgages can be a constant headache. I learned it from my dad's experience. The poor man experienced serious nervous breakdowns every god damn month. Therefore, I'm thinking about seeking assistance from a mortgage adviser.
