One plumber said I need a new water heater for $2,650 I got a second opinion and they were trying to screw me.

I dont want to mention names but a big plumbing company said I needed a new water heater. I called this small company and the guy said it just needed a dip tube and he fixed it for $203 and it works fine. Now the first company says they will not refund the service call fee because they still say I need a new water heater, they say it will burst and flood my house. The water heater is 9 years old and I think im getting screwed, am I??????

Any company wanting to charge $2,600 for a hot water heater replacement needs to be named and shamed.

You're fine with a 9 year old water heater, oh and the should only cost $800 - $1,200 to replace.

That is true for a 40 gallon gas or 50 gallon electric that poor people have in their homes but 80 gallon power vent water heaters are well over 2000 installed.
The tankless jobs like Rinnai water heaters are even higher than that.

Life expectancy on a water heater is around 10 years (or so "they" say). Could they fix it? Yes, they could. But if it breaks next year, I have a guess who you will call and blame.

On a similar topic, it's important that you have the pressure valve into your house from the street checked if you never have. My house was built in 1993. Two years ago, pipes were banging all over the place in my house and it turned out to be too much pressure from the street. Turning down the pressure on the valve where water enters the house didn't work; it was defective after 20 years, and they usually don't last that long.

My pipes started banging several years ago every time the dishwasher was filling and after having to get a new dishwasher, the pipes still banged, so I knew it wasn't the dishwasher. And, my neighbor had pinhole leaks in their pipes behind the walls which caused a them lot of damage. (Sterling - Cascades)

BTW, the plumbers in Virginia lobbied for a new regulation for an overpressure tank when new water heaters are put in. It adds a couple hundred to the cost and you have to have it.

Just another law to extricate more money via regulations.

Jesus, why not cry about it you fucking baby. The HWH is 9 years old so replace it and get on with your miserable life. You live in Fairfax so 2600 bucks is like 2 days pay so just replace it and stop being a crybaby ass bitch and be thankful for all the good shit in your life.

The above poster must work for michael and sons, scamming people out of their hard-earned money.

Instead of fixing it, they always want to replace it- because they don't have the skills to troubleshoot and repair it properly.

It is easier for them to charge you $2600 and drop in a new one vs. taking an hour or 2 to properly diagnose the problem and fix it- for a lower COMMISSION.

FOLLOW THE MONEY. Of COURSE they want you to pay for a replacement when a repair will do!

My last water heater (Ruud) lasted 23 years. When it finally died (sprung a leak) last year I got a replacement for about $275 and installed it myself. No big deal.

Plumbers are way over paid and over rated.

Depends on your water quality. Here at my house i would replace it because I don't expect to get more then 10'years out of one. While the plumber was doing the dip tube he should of replaced the anode rod to extend the life of the heater.

I have no idea why you would need an 80 gallon water heater unless you have 8 or more people living with you

Electric 80 gallon units are expensive now because they are required to have a heat pump -- or perhaps it might be more correct say, they have to use a heat pump to meet the energy efficiency requirements.

Agree with the non-troll responses. Unless its a gas heater or an 80 gal tank it sounds awfully high. Nine years is borderline for a unit; especially if its builder installed. It doesn't hurt to get it repaired and see if it holds up.

To get the best plumber for your situation, you'll want to do a little more work. You should start by asking your friends and family members for recommendations for drain repair and cleaning or sewer line repair Burlington County NJ professionals. If the people that you love and trust recommend a drain repair expert, this will give you a lot more confidence in choosing them.

Go to home depot. Buy a hand truck, soldiering kit, fitment pipes/hoses, gas and water teflon tape, wrench if you dont have one. Use hand truck to load heater into your station wagon or suv or rent HD truck for an hour. Turn off water. TURN OFF GAS. Attach garden hose to existing heater and drain. Detach and remove existing heater. Install new heater by attaching gas line and water lines. Turn on gas/water follow instructions for starting heater. Call trash removal and arrange for pickup of old heater or haul to FFX transfer station.

Should all cost you under $600 including tools and trash pickup.

I'm a plumber, and you can do it yourself. Youtube has vids to help.

A water heater is, however, a big flame burning every day in your house, producing enough CO to kill you quickly.
A water heater is a heated pressurized tank that can rupture causing great damage if not installed and relieved properly.

The flue and T&P, both critical, are not mentioned in the previous post.
You must know about combustion air and proper venting, that's what will kill you if not right.

If you can afford it, hire a professional. Get several bids from different places. Buy the water heater yourself and get labor only bids to avoid markup on the tank cost.

^ good point. You should have CO monitors on all levels of your home in any event. When I did it I just hooked it up to the old venting system figuring that combustion rates would be lower with a newer more efficient model. Also it was in a detached laundry room off the car port. It was actually quite easy to install.

I installed a second one recently in our new home and it was easy too. Hardest part is keeping the copper tubing dry so you can sweat the pipes. Wonder bread works well for that :)
