Well, it is Meadows of Chantilly....

http://www.washingtonpost.com/wp-dyn/content/article/2008/03/11/AR2008031101458.html

By Annie Gowen

More than 200 wild cats at a trailer park in Chantilly will be trapped and probably euthanized starting next week, despite protests from residents who have been caring for them for years, a Fairfax County animal control officer said yesterday.

The Meadows of Chantilly has hired a company that will begin trapping the feral cats and taking them to the Fairfax animal shelter, where they will probably be put down, said Sgt. Andrew Sanderson of the county police department's animal services division.

This is hilarious. Either way, Meadows of Chantilly will be named a top ten neighborhood in the DC area according to WTOP listeners.

Meadows of Chantilly is owned and operated by Equity LifeStyle Properties, Inc. out of Chicago Illinois. Their marketing department should cut a big fat check to FFXU for basically giving it the most publicity in the history of the place.

As long as it beats Mantua, I am happy. Imagine saying that Meadows is the Nth best place in the region and the top neighborhood in Fairfax County.

Way to go FFXU!

If you don't use Facebook to vote, then Cheverly MD will be the shithole that wins and Fairfax Underground will lose.

Looks like Cheverly's going to win. They've got 120 "likes" to the Meadows of Chantilly's 4. I guess exhortations to stuff the ballot box don't work when your soldiers have to use their real, registered Facebook accounts to cast their votes.

Cheverly is a nice short walk to Tuxedo.

PG is stuffing the ballot box!!... There are some nice side streets over there, but you'd have to be a real moron to want to live there over Old Town, Del Ray or Clarendon.

Seriously folks? 4 fucking votes. Come on there are more of us than that. Are we FFXU or a pack of fudgepacking PSU grads?!?!?!? Show some pride and boost the Meadows number. At the very least contact Equity Lifestyle Properties and tell them to have their employees vote.

That, and it's not worth the effort of making a bunch of throwaway Facebook accounts for this. Plus, I don't think anyone wants to publicly admit to their friends that they "like" Meadows of Chantilly.

Ah, the memories.

Not too many other places you can buy a home for $15,000 or so.

You gotta love it.

Yes, but you're forgetting the approximately $800/month ground rent fee. You can easily spend more in two years on the ground rent than you do on buying the trailer.

Looking at the real estate listing, the HOA/land rental is almost $1000 now, even for the smallest trailer.

The irony is that the lots are really tiny - which brings you that much closer to those wonderful neighbors of yours.

As trailer parks go, the place is for the most part well maintained and relatively secure. I have to give them credit for doing their best to keep out deadbeats and criminals (they have a pretty rigorous background check to get in). We had an "investment" property there at one point which we eventually sold; the problem was getting a buyer approved by the management company - they kept turning down applicants. Definitely gave me insight into how some people live.

Trailer parks can either be very decent or completely trashy.

Traveling south on Route 1, I have see many depressing trailer parks. Ones where the entire lot seems to be a mud pit, the trailers aren't parked straight, everyone is living on top of each other in a haphazard fashion. Of course, there are Confederate flags and garbage strewn everywhere.

Yes the ground rent is around $980 a month. For that I have a 4 bedroom 1800 square foot home that has a small yard which I don't have to mow. I pay utilities less than 200 a month. 980 + 200 = $1180. My commute is 15 minutes and everything I could possibly want in the way of shopping and entertainment is less than that away. 4 bedroom homes in the area rent for about $3200 plus utilities which I happen to know because I have a friend that lives in one of these places are around $500 dollars or more a month. A mortgage can run $4000 and up. Property taxes are less than $450 a ->YEAR!<- (not a typo) VS 5 to 7 grand for a single family "home." If you do not intend live in Chantilly forever and have kids (The schools are some of the best around) and/or pets and need room then one of these homes is the way to go. Some of my neighbors came to stay temporarily and ended up staying and retiring here because they like it so much and you can retire fairly cheaply given the location. Like everything else there are cons, the resale is one. However I have found that a lot of times that is because a lot of people do not understand you cannot treat these homes like a house investment. They want to double their money and that is not usually how it works. You do not resell a used car for twice what you paid unless it is a Bugatti. The good news is if you are not greedy there are lots of medium and lower income people as well as military families people who want a home but do not have a lot of money and CAN afford these homes. Yes it is hard to get in and you do own. I have found that is a BIG advantage because unlike renters, most owners do no tear up their own places and have pride in their neighborhoods. They keep up their yards with nice landscaping even thought they do not have to touch them if they do not want to because the mowing is included in the rent. Go to redfin or some other site with lots of pictures and type in under 125000 in the search and zip code 20151 and see the pictures for yourself. The staff is nice too and they have a security guard at the gate at night. That is also included in the lot rent. I is a very family oriented community.

Your mortgage would not be $4k on a 1,800 sqft SFH.

If you get a modest sized townhouse, that is around 1,800 sqft that will cost you about 350k.

20% down, and a 30 year mortgage, you would be paying about $1,400/mo as your mortgage.

My house will be paid off next year, and I wont have any land rental to worry about.

$500 in utilities is way off for an 1,800 sqft home. Your friend must have some old HVAC and drafty windows. I average (not including internet/cable) about $180.00 per month.

$980 WOW! Is there any cap to the fee? Or can they just keep going up and up? Since you own the place there is not much you can do right? Pay up!
