Rolling Valley Mall

Does anyone know why this shopping center has always had so much trouble keeping stores? It seems there's been a constant churn (or just plain empty spots) since I can remember (late 80's). The inside was always depressing feeling.

From what I hear (I only come to Burke on occasion nowadays) there's very few stores open at the moment.

The surrounding area isn't bad enough to warrant it being a ghost town, so what gives?

I wonder if any developers have given thought to tearing the whole thing down sans SFW and starting over...

Its a quirky assortment of stores. Nothing to draw in the right.demographic except staples during back to school season. That and its in a freakin valley.

So many store fronts are empty that it barely classifies as a strip mall anymore. It's starting to look like the stuff you see in Woodbridge.

Since living in the area I've seen the fabric store and the furniture store close down. I just came from Iraq in September and the Furniture store just opened and now its going out of business. I agree with whoever said it has to do with demographics. The only people shopping in that area are cheap assholes...mainly Spanish who like to back into cars and drive away only to stall their car in the process and look like dumbshits.

Ross, AutoParts, Staples, and PetSmart are still open from the last time I was there.

Ever since we have lived here, Shoppers Food Warehouse has carried a low class stigma. I like it because the prices are good. There are not many folks in that strip mall that speak English! Has kind of a third world country vibe.

Don't forget the veterinary clinic is there as well. I've been taking my pets there for years and highly recommend them.

Yeah, I remember there use to be a funcoland, karate shop, and movie theater next to the Track and Auto - you can still see part of the hall by going indoor to the Track and Auto.

It's mostly due to Shoppers sucking that there isn't any good business in that mall.

But WHY? I need to know, haha.

I mean, is it just too close to Burke Town Plaza a quarter mile down the road? Because that seems to have done fine for a long time.

Is it because of the quirky 'indoor' mall layout which might have been cool in the 70's but no likes it now? And/or combined with the fact that the non-indoor-mall stores are all huge, so only certain types of shops can set up there?

The weird layout was because the Haft family needed a tax write off back in the day. After Gramm-Rudman passed, they needed to lose the write off. So, the mall was originally built to be a losing proposition. I believe Combined Properties owns it now and is struggling to make it into a profitable venture.

Rolling Valley Mall was built long before Gramm-Rudman was passed and has been a Compbined Properties property since the beginning.

The Hafts were either the majority (or outright) owners of Combined Properties and had a variety of stores that seemed to *always* be tenents in their shopping centers. I don't think it's an issue of being too close to Burke Town Plaza (as snowdenscold considers), I think it's an issue w/ CP's management. Look at any of their properties (Fair City Mall, Saratoga, Chantilly Plaza -- where the Staples is, etc.) and you'll see empty stores. Now, you'd think that in at least one case there would be a success, but since most of them suck, I'd attribute it to management.

Or Robert Haft's hair.

Was there when it was being built. Had Dart Drug and triple screen cinima.Was dead from the start. Only interest was the Pizza place inside as it was owned by the former chief of police in Saigon during the war, the one who shot off a guys head on camera. The media used to stop by to see if they could get some film of him, but he just sat in a booth in the back and let his family run everything

I hear what you are saying...I live in that neighborhood. But drive down Shiplett or Burke Centre Parkway through the single family home neighborhoods and you will see the same story! Where do you plan to move to, exactly? Some hillbilly wasteland where you will be surrounded by ignorant, meth smoking hicks? To me that is worse than living around here.

Combined Properties is the manager and not owner.

The owners for typical neighborhood shopping mall is a REIT , Real Estate Investement Trust.

We still don't know who is the real owner of this property. But will look to see if we can find.

Owner of the property can be involved in community need conversations, I think.

It may be possible to call Combined Properties to find out which REIT is the owner (REIT is a financial institution that is most often used to own such commercial properties as a neighborhood shopping mall as this one).

The Dollar Store open up last year.The fitness place OneLife just open up and now you will fine it hard to fine a place to park, Tau Tau is still there and the best for Chineese food. Plus a NEW brick oven pizza place will be opening up. Things are looking up for this Mall who had problems in the past.

I don't even know what you guys are talking about. Burke is one of the whitest areas in FX county. Just because you see 2 minority families when you go shopping doesn't make this place a third world area full of liberals.
