Jerrys Subs in Burke closed/Dunkin Donuts coming to BBQ world space

Stopped by Walmart today and noticed that the shopping center has had yet another closure. Jerrys Subs has closed, an online search revealed that an auction was held about a month ago. Though I don't think this place was a loss to anyone (or the community) I do actually find it interesting.
Some may remember that Jerry's store space had previously been occupied by a Domino's. I knew the franchise owner of it and he said that when Walmart signed on to occupy the former Kmart the landlord pretty much decided to double his (and everyone elses) rent upon lease renewal. IIRC Domino's was the very first casualty of this. But over the years other places followed as their leases were up for renewal, such as Burger King, a Tax Prep place and a bank. I know Jerry's had opened in 2004 so I'm guessing the lease terms are for 10 years. Furthermore they I think it literally took them years to fill the entire Blockbuster space (which would have closed even if they were getting free rent) and portions of the former planet play space have gone through multiple tenants in the last 10 years--specifically, I remember a dollar store, a Verizon dealer, and a Cash Advance store, how the dollar store thought they would make it is beyond me. One has to wonder whats next.
One thing I have to say I find interesting about this shopping center is how they gut the store spaces when something closes. You'd think they would leave the stuff intact and try to market the space as is. For example pretty much every store has a bathroom for at least the employees, and when the space gets gutted any new tenant will have to install one, when they could have just used the existing one.
On a side note, Dunkin Donuts will be opening in BBQ Worlds place. I actually think this might have a chance of making it, especially if they install a drive thru window (like BBQ world had) plus, ever since Burger King closed this shopping center has lacked a fast food place to get breakfast. Though I would have preferred Krispy Kreme.
