makes sense. Every once in a while, you get a problem from one of those types, but, as a rule, they tend to be OK as long as you at least p ut a minimum of effort into keeping the joint up and make sure the exterminator comes and the trash gets picked up. As long as you have a Super who can take care of small matters or at least do a stopgap until the contractor can show up, you're OK.
If you have to evict one of those types, they might fight you at first, but, generally, they're l ong gone by the time the Marshalls show up. They might leave a stick or 2 of furniture or a bag of old clothes, but, that takes all of 15 to get out and being working on it for the next tenant.
How do you deal with the rent control, though? Or do you let them stand empty l ong enough so you can raise the rent to market level?
