I'm sure you were rocking it out all night long. Being retired for some years now myself, EVERY night is Friday night. And unlike some who post here, I do like to keep up with County government doings. Failure to do so is what has left some others in the position of ever being stupider and stupider.

I wasn't watching, but it is true that the defeat of the meals tax left the county in a difficult position with respect to diversifying revenue. They can create special tax districts for special purposes and use those to tweak things a little bit, but a broader base of general taxation would be a boon to running the County more efficiently.

Or they could just raise property taxes. They already have lots of special tax districts and assessments that they use to try to obscure the costs while still talking about low real estate rates.

But the developers who have run the county for the last 75 years don't like that option. "Diversify revenue sources" is just mumble-speak for "find somebody else to help subsidize us."

Those who are not just asses in general understand that the county will need to expend certain amounts each year, and that no matter what those amounts might be, it will be better if there is a diverse revenue base to draw from. The county for a variety of reasons is today much too dependent upon property taxes. The BOS is and indeed ought to be engaged in looking for ways to increase the diversity of revenue sources. Those who watched the Board meeting on Thursday would of course have known that.

Except it doesn't "diversify" anything. The money is coming from the same source. And even at your greatly over-stated 30% contribution by "outsiders," that's still only equal to ~0.5% of total county revenues/expenses. So even in the best case it's spit in a bucket and doesn't come close to keeping up with the growth in spending. The only real purpose that it serves is to subsidize larger property owners by pushing the cost off onto residents vs real property.

The diversification comes in handy when times change and property valuation becomes trickier. It's not hard to believe that in a couple years, we'll be looking at 6.5-7.5% interest on mortgages. That will lower appraised values but in many cases simply create rental neighborhoods, as owners on a sub-3% rate won't be selling. It gets tough to get property tax assessments right when the amount of transactions to use is so little, and affordability hard due to high interest rates.

Other ways of taxation get us a little ahead of that curve

Except there is no actual "diversification." In fact, you're still taxing the same source for more revenue. Actually only a subset of that same source. And the incremental value is so low in the overall relative scheme of things that even if you capture at best case, it still doesn't "diversify" the overall tax portfolio in any meaningful way. You're still reliant on a single revenue source for ~95% of your tax base. lol It's just typical nebulous budget buzzword bullshit.

Yes, as always, they need more money any way that they can get it to support a massive and perpetually growing county budget. Nothing unusual there. That's every board meeting other than when they're voting for some development exception for one of their patrons and 3/4s of them have to recuse. lol Even with a meals tax, which again wouldn't actually "diversify tax revenues" in any meaningful way, they'd still be in effectively the same position and concerned about needing more. The reality is that the county is absolutely and irrevocably dependent on property taxes. There is no "diversifying" away from that.
