Why are builders not building master planned communities in NOVA?

Besides Reston, NOVA does not have any other planned communities. Why aren't builders designing and building master planned communities in NOVA?

Nothing worse than a "Master Planned" community. Like living in Germany during Hitler's rule.

So many things you cannot do on your own property. You want to change the color of your front door, your are told you can't. If you live or work in the view of the Gold Course anything done outside needs to be "Approved".

If you want to live in a plain vanilla surrounding suit yourself.

Worked in Reston a number of years ago, awful experience, never again.

Some may love a place like Reston, I want nothing to do with it, still hate to go there.

You seem to be confused between HOAs, historic districts, and planned communities. Probably don't understand lots of other stuff either. Like maybe zoning laws, for instance.

I would think you would need a fairly large swath of undeveloped land to start with, otherwise all three effort involved with acquiring multiple parcels, varied zoning, changing existing infrastructure, etc. would probably make such an endeavor too difficult to execute. Most of this area is already developed especially closer in. When Reston or Columbia, MD were developed, those areas were mostly farmland.

No doubt there are investors and developers who would be interested in building new planned communities, but the numb-nuts TEA Party assholes in fucking Lou-hunker-down County have locked everything and everybody up. Out there, it seems like the 19th century is still king. Don't talk to overalls-types about the 21st. That's not in their vocabulary.

Reston is an example of a planned community, and that is an abysmal shit hole...as any other liberal Utopian dream that would be implemented by this ball suckling liberal pussy. Liberal ideas are all nice in theory, but blow up in their faces on implementation...but then again, "Hmmm..." clearly likes stuff on his face while being in the middle of a bukake circle.

It's rather simple frankly, To build a large master planned community you need thousands of undeveloped acres of land. There just aren't any more large parcels left in the close in counties. The big developments like Reston, Burke Center, and Lake Ridge were build in the late 70s and early 80s. All the more recent examples like South Riding, Brambleton, Broadlands, Ashurn Village, and Ashburn Farm were build out in less developed Loudoun County.
