Sewer Line Insurance? Worth It in Fairfax County?

I am looking at my homeowners insurance and they have sewer line insurance from the street to the house. My questions is do you think that's worth it?

Get insurance for your water line, too. My parents' neighbor in Fairfax Station with a house on a pipestem got hit with a $30k bill when his line from the meter (at the street) to his house burst.

For a few bucks it is worth the peace of mind - Just like flood insurance.

Chances are you will never need either insurance, but if shit goes bad then you will know.

My parents have similar insurance offered by Dominion Power. Ended up needing it last year and they were great. Responsive and fast with repairs.

You can also have a plumbing company put a camera down through your sewer to see the condition of it for not too much $ or even free. If you have what's known as Orangeburg pipe like we do then I'd highly recommend the insurance. That stuff lasts only about 40-50 years and then it will collapse and you'll literally have a shit-storm in your house that will be very expensive to clean up plus the very high replacement cost for the entire sewer line.

I remember maybe 20 years ago, some douche threw a bunch of disposable diapers down the sewer drain in front of a house in Herndon. That family was stuck with the bill even though they had nothing to do with it. The town council debated giving them a break, but one of the council members was an insurance guy and he opposed it, saying it would set a bad precedent.

Here's a link to the info on what Dominion Virginia Power offers. We get the water one (weird that the power company offers it, but oh well) because we live in a townhouse community that has has numerous breaks and flooding streets when it happens to some unfortunate soul. Repairs run around $3000 so it's worth it for the piece of mind. I think we pay an extra $4.99 every month. Our neighbor who studies up on all this stuff recommended it. He says it's not "if" but "when". These slap-ups are over 30 years old now.

Hey thanks for the link! The city is going to charge us for some insurance like this. Mandatory thing. Neighbor says why should we have both? Also city consultant guy pitching it is dude who helped with sale of all our property in Loudoun for cents on the dollar. I'll be looking into this.

It's specifically the 30ish year-old houses that have this problem. It's the polybutylene plumbing. Nothing wrong with PB in and of itself, but the fittings and routing techniques are a problem. The change to chloramine water treatment ate away the acetal fittings, and the product was designed to be installed as home runs from a manifold to each fixture.

3 grand to replace a sewer lateral is extremely cheap. It would have to be a short, shallow run with no obstructions.

$6K to $9K would probably be average. If the break is under a roadway or other unusual circumstances could run much more.

On those sewer insurance plans, read the fine print, most have caps.

Sewer laterals are owned by and the responsibility of the homeowner.

I had roots growing from outside the front yard sewer lateral into the waste pipe, and it fully clogged up. Turns out there were cracks in the sewer lateral when it was installed - and roots sought out the additional moisture.

All of this is very rare. But it did cost $7K to bring in a backhoe and crew to dig up and replace the entire sewer lateral from the house wall to the street centerline. They have to dig down 7-9 feet, and the result is over 1/2 of the front yard was piled up with rocks and clay from the digging for two days. Then new gravel and a new sewer lateral installed plus connections plus place back the dug out dirt. Takes 5 years for the replaced dirt to fully settle.

Even with the above I would not pay for sewer lateral insurance. My experience was very rare. But if you are not able to stroke a check for $5-10K in an emergency, then maybe you might want the insurance.

Alternate -- you can call any residential sewer service and they can run a video camera through your underground front yard sewer lateral and determine its condition. They can also look for any flat or uphill portions (where poop/sludge/waste can get clogged because a downhill slant was not maintained or the dirt/land has shifted. This will tell you if you are OK. You too can watch the video. You can ask for a copy of the video. May cost you $100-200

I had some kind of pvc or poly pipe they used a special machine to pull 3/4" copper through. I no longer have the water line ins. but happily pay $60 for the sewer line program, which may save me $5-10k some day.

Also, Dominion has a program for your furnace/ac too.

My experience is/was similar. Very easy to deal with and responsive.
I am now getting contacted by HOA and even the local gov't is trying to sell us insurance for the same. I won't do it.

I wish they had that 12 years ago. When my sewer line went out, it cost me $18,000. In FFX Co the homeowner is responsible from the street to their house. Not so in some other jurisdictions like the City of Alexandria.

Someone in my neighborhood bought the sewer insurance from Dominion and it paid off for them.

I heard many positive reviews on this insurance company, I guess it is worth your money. I had been always suggested a trexis insurance customer service , so that now I need to make a choice among few insurance options. Probably I will continue exploring the web in search of the most adequate deal.
