Is the housing market gonna crash again?

These prices are getting outrageous and how in the blue hell are these folks affording these homes? I want it to crash so I can swoop in as a vulture.

There's a major shift from libtard blue urban areas to the burbs and it's happening much faster than the supply can keep up. Covid means lots of people can work from anywhere and many shithole cities have seen triple the normal savagery since Biden took office.

Everyone should have access to VA type home loans and no one should be able to own more than two homes. One for primary residency and one maybe for vacation but no one should be able to commoditize home ownership. Homes are not an investment. Foreigners also shouldn't be allowed to own property.

Most people don't purchase based on price. They purchase based on down payments and monthly payments. The home my daughter just purchased costs four times what my first home cost decades ago. The down payment was four times what my down payment was. Her PITI+HOA though is only about two times the PITI from my first home. My daughter's PITI+HOA for her new home is less than the rent she was paying on the smaller home she just moved out of. The reason is declining interest rates. A $10,000 increase in the cost of a home raises the PITI by less than $50/month.

Housing market not just in this area but in general makes me feel dejected anytime I think about it. I make $55k and have pretty much no hope of ever owning a home of my own, except somewhere out in bumfuckville. Housing costs are so outrageous, how are they even real?I too don't understand where people get the money to afford these prices. Even when mommy and daddy throw in $100k for a down payment.

Sorry, you missed the boat. It will probably “crash” but that will be maybe 15% but good luck tryingf to time it. A crash will still require an annual salary on 150k to afford a townhouse.

This area sucks, but glad I own 3 properties with what’s going on. All with less then 30% loan to home value. But you would have had to luck out 20 years ago, like me. Forget about building an empire in this areas at this point. Try suburban Atlanta or Charlotte for the less adventurous.

There are people that make less than half that and still manage to buy townhouses and even homes in some parts of our area. Not so much in Fairfax, but in Loudoun, PWC, Manassas and Fauqueir.

As long as you whine and don't get out of NOVA your a sucker for punishment check out Fredericksburg its not what you think , lots of nice smaller places for 175 k or less

Fredericksburg is starting to get unreasonable price was as well. I was out there a few weeks back and saw 2 bedroom town homes going for north of $500K. Things will loosen up once the bubble pops and once all the boomers who've engorged themselves on housing start pushing daisies.

People overthink real estate in this area. It isn't that hard. If you qualify for an FHA loan, you can go that route. If you make $70-80K, you can buy a reasonable amount of home in our area. My wife and I make about $130K combined and were able to purchase a $600K home in Sterling with not even 3% down. This of course was after losing out on 4 other homes before. It can be done.

Rents in NYC and SF are half what they were just before Wuhan started. Home and apartment prices also down over 25%. Everywhere but cities see prices going up crazy. Cities are dying. If you want to laugh, look up Minneapolis. Houses sitting on the market for a year, prices being slashed. Tax base fleeing. It's great to watch these places implode.

Part of the reason you lost out was because you were using FHA financing and only putting 3% down. A client of mine who bought with 100% VA financing had a hell of a time even getting sellers to look at his offers. Whether there is a financing contingency or not, anything other than an all-cash sale is going to be contingent upon financing. If problems should arise with low down payment loans it kills the deal. With larger down payment loans the seller can be reasonably assured the buyer can find another lender to make the loan.

I go to sterling all the time to visit a friend who lives out that way and have not once seen a Mexican in the 4 years I’ve been going out that way. Starting to think the wet back takeover of sterling is an exaggeration.
