Fuck that pavin' and sealin' shit. Given the fact that NOVA gets 103 with 100% humidity and 5 below with ice...you're just throwing money away on something that needs to be done every 5 years in order to look nice.

Order up 1.5" of gravel to cover your driveway. Install retaining trim between your grass and driveway edge...and never fuck with it again.

Wait a week or more with no rain. Buy $13 a caulk tube called GEOCELL from sherwin Williams. We used this stuff installing solar panels at solarcity. Shit is amazing in this application. Amazing stuff, hence the price. One tube does about 10 linear feet. Seal all your surface cracks with this roofing cement. If your cracks are wider than an 1/8 of an inch, you need to get cold patch. I used cold patch to build a 3" tall damn where water from driveway would wash mulch away. Good stuff if you do it right. Tamp the cold patch. Or, put plywood down and drive your car over it to flatten it.

Wear those latex gloves when handling geocell....nasty stuff! Caulk gun the cracks. Geicell will dry in minutes. Quickly Take a piece of hard cardboard, and flatten that bead u just caulked so it is nearly flush with the surface.

While I am filling the cracks, the 5 gallon buckets of sealer I bought are inverted upside down. This takes the solids off the bottoms of the sealer. Mix with drywall mud mixer-metal one. I drilled a hole in a used sealer lid and fed the drill mixer thru. Tamp down the drill lid or sealer will shoot out when u pulse the drill too quickly. Also, if you need more than 5 buckets, u might want to get these cool orange tool that was made to pry off 5 gal lids. Home Depot sells them$5. I use the black bucket sealer at Home Depot too. It's the best and the cheapest. The higher priced ones have too much sand in them. Sealer sells out quick so I buy for novembers sealing too. I seal my driveway in spring and fall. Cheaper than repaving, way cheaper.

Mix bucket approx 3-4 minutes. Move drill up and down. At first you will feel resistance bc sealer will b on bottom and liquid on top. Watch the torque!! Your wrists will thank u. I buy the $12 squeegee about 16" wide. I used to be cheap and use one multiple times and by the 3rd use, it will leave an extra line in your path that you have to skim over! Pour about a quarter of bucket on driveway 2.5ft from garage door. This beginning will take the most time. Push sealer about 6"away from garage concrete skirt. Then drag the puddle backwards towards you and let that right edge form a border w concrete. Use
Edge idea to do those sides where driveway meets lawn or walkway. Take your time!!

Once you've done border, pour next quarter out. Walk perpendicular to spread sealer into a 2-3ft swath. Do what you can comfortably reach. If you're taller than me, your swath would b larger. Get rid of overlap by going perpendicular not parallel to length of driveway!!! Less skimming and looks better.

Repeat and when you get to end of driveway, slow down and incrementally pour out sealer. You don't want too much puddled at the end of the driveway. You want a clean edge!

After 11am, too hot. The water in sealer will evaporate out fast and it's like pushing drywall mud around! Start early morning.

If rain clouds are forming, stop immediately n pray! Heavy rain, even 2hrs after applying, will splash the sealer on siding /garage doors. Rent power washer time! It sux! The next dry day you will have to go over what you didPLUS the remainder of the driveway. Otherwise u will get a distinct stripe! Sux!

Use string trimmer to remove grass off driveway prior to filling cracks.
Push broom over driveway AFTER crack filling but BEFORE SEALING. I also use gas powered blower to get micro dust off after sweeping.

Pour some sealer from bucket over cold patch mound you made. Like melted chocolate. Can't use squeegee on uneven terrain.

Collegiate sealers is bullshit. Real watery and dries a bs bluish gray. There's a reason why they seal your long ass driveway in 10 mins with watery sealer and 5' squeegees!!

Spraying gypsies "with leftover sealer" is even bigger bulkshif.

Impossible to fill cracks properly and seal in same day!

I've sealed over 35 driveways in my lifetime. Biggest job was a circular driveway with 9 buckets. Homeowners that know, insist on the 5 gal buckets!!

Hope this helps you

doing it yourself can be satisfying but will not save money, not at first

do not use "black caulk"

use stone dust (fine gravel) mixed with the tar "coating" from the bucket your spreading

by doing that your fixing the problem instead of hiding it, and in time will have a road that doesn't require as much maintenance (each spread will last longer)

if a company simply spreads a tarry substance and is unprepared to actually repair problems (ie large cracks) do not pay them more than it costs to buy the tar at lowes or home depot. the problems will be back in less than a year.

If you are staying in your house more than ten years get a concrete driveway. It'll never have to be sealed or replaced.

I can't give a recommendation on asphalt paving, but I can on asphalt sealing. Im a longtime commercial painter and understand sealing in most all applications.

I really recommend an oil-based product for sealing an asphalt driveway. You cannot get this at lowes or Home Depot. Any kind of driveway sealer sold at those stores are latex homeowner garbage that are nothing more than black paint that doesn't truly seal and won't last a year.

I recommend Equinox driveway sealer made by a local Baltimore company, 'Seaboard'
It will look great and it really seals.

It may not be the easiest to find you'll have to look around. It is definitely worth the search. Good luck

And apply like this....

Collegiate Sealing and Paving. Everyone uses them in our neighborhood and they are cheap and do quality work.

Get some nice Gypsies. They will spread some nice used motor oil on your driveway.

Well, maybe not never: our block of houses is 31 years old. My neighbors on either side need to replace their concrete driveways. Ours (same builder, built same time) is OK; looks to my untrained eye like they got some crappy mix. Ours does have a diagonal crack about a foot long at one corner by the garage--not where you drive on it, so it's been that way for 20+ years and hasn't gotten worse.

But definitely lower maintenance than blacktop.

+1 they can be repaired without hiring a company or using tar

-1 if drainage is not installed under, they can crumble from ice and need repair - which is still do-able by home owner

Tell me the name of your street so I will know never to buy a house there. Collegiate sealers gets their sealer from somewhere near the Cadillac dealer on route 50 x route 28 area.

Maybe your HOA likes the bluish gray that fades.....probably live in that shitty fairchase area off legato....

Or Mantua

The answer on sealcoating is don't. It's unnecessary and actually makes your driveway deteriorate faster. You should fill cracks but don't seal.

Some HOAs require the entire neighborhood to all use the same material...in many cases asphalt.

I heard to NOT use latex-based products on your asphalt driveway and to stay away from hardware store products.

If you decide to sell concrete adds value to your property. Asphalt is cheap, and is the choice of trailer parks across the USA.

My advice to you is to build a concrete good driveway because it's the place where you live. It's showing how organized are you. I think that you must pay attention to this question because by choosing the right driveway for your home, you can add value to your property. Last month a moved into a new house. Recently I rebuild my driveway because it was in a poor state. I contacted these guys to resin driveway installation. They did their work very fast and qualitatively. I have chosen the design I wanted, and it wasn't so expensive as I thought.

Why bother.

Your house is about to become the property of the Dems.

If you voted for Biden I don't want to hear any complaints.

Got it?
