Buy in Fairfax City or Fairfax County?

Just wondering if the city of FFX is a better place to buy a house vs the rest of the county? Are the city taxes different than the rest of the county or do you pay the same? Other than city pick up of your leaves in FC, I don't see the difference and wonder why the city is a separate entity.

Fairfax City schools are inferior to surrounding county schools. That affects property values. Fairfax City itself is a clusterfuck of unplanned development, used car lots, abandoned strip malls, and an unwalkable "downtown" with very narrow sidewalks, all thanks to having had a leftwing mayor whose only concern was trading drugs for participation in gay orgies. Sadly, the county isn't much better. Good luck!

Expect a speeding ticket or red light camera ticket once a month, twice a month if you have to go up or down Pickett Rd Hill that's been a speed trap even before Charley sat at the bottom outside his trailer waving at everyone

1) Trash pickup is amazing. Drop anything off at the curb on trash day. It'll be gone.
2) Lots of nature trails that lead to downtown from the surrounding areas.
3) Quaint downtown with decent eats and some nice touches like the comic book store.
4) School spirit - Lots of integration between school activities and the city.
5) The cheap but very friendly and reliable CUE bus system
6) Lots of new development. Developers are interested in the city, which is a good problem to have.

Runaway development is ruining traffic. City council doesn't give a damn.
FHS is full of anchor babies. Little English spoken in the hallways.
Property taxes suck. Too many busybody know-it-alls poking their noses in everything political. Gerry Connolly lives here.

Paid for largely by folks who come into our city :) Seriously, the any trash pickup is worth what little meal tax we pay.

As for the schools being "inferior", any perception there is already priced into property values so no one is getting ripped off. If you actually delve into the academic numbers, you'll find kids from English speaking households still do very well in school.

Essentially lots where the structure comes very close to the edge of the lot. This isn't unique to low income housing though. There's plenty of high end construction squeezed onto 1/8th acres.

I've never had any issues with the counties trash service and I've tossed lots of large heavy items.

Trash pickup differs widely in Fairfax County. Good for you if your trash pickup is more permissive than others. Still, City of Fairfax is likely the most permissive as to what they'll haul away.

The Town of Vienna for instance won't haul away old appliances, but City of Fairfax sanitation will.

We've had two new breweries open up downtown. Scout on the Circle with an upscale Giant is going live in two years. We have tons of developers interested in turning old commercial space into trendy mixed use.

Yes rental apartments and a Giant at a busy intersection. Your car insurance premium just went up. County spanks the city like the little bitch it is. Fairfax City is not a loveable community anymore but a cluster of bad decisions after decisions.

Since I prefer a lot big enough so I can't hear my neighbors fart, and I prefer to piss off the deck when I'm running the grill or just enjoying the evening with a few beverages, I obviously don't live in the city. I can do my own vehicle maintenance without the HOA nazis bitching and on the rare occasion I have something the normal trash/recycling won't pick up, I'm not too lazy that I can't take it to the transfer station myself.

I hope never to find myself near that intersection where they are building Scout on the Circle once it opens. It already takes 10 minutes to get through the stop lights there without the construction completed. Can not imagine how horrible it will be when there is a Giant and 400 apartments open.

What a stupid idea anyway City Council. From it's website, the Circle is "bound on all sides by major roads, the property benefits from high traffic volumes". People want to call this home?

This property is clearly for folks who want upscale apartment living and easy access to major transit and Metro. Think childless or one-and-done white collar workers. It would be worse if those workers lived farther into the city, as then they'd be clogging up more roads on the way to work.

Scout on the Circle is one of the smarter developments. The Paul VI development; not as much...

Volume means volume, renters mean crime increase, more car accidents, less civic responsibility. Agreed Paul VI stupid decision, as is Capstone crap. The city council literally lets developers run amok without consideration.

Heard this story once about the govener taking a tour of Fairfax city and was just amazed how shit it was... all of a sudden after 30 years of pushing developers aside FFC is open for anyone with good credit and a few favors for the boys
(hence the meth orgies) socially the town is the result of what it is a old south sundown town that happens to be Close to 66 and all other run-off from the capital wastes.

That being seid FFC has something for all comers and is actually one of the few truely walkable places in Fairfax with all basic needs just a stroll away.

If traffic stresses you out I wouldn’t recommend it. But it’s Fairfax and Fairfax is a good school district with well to do people who aren’t to great at hiding their kinks

If you want someplace a bit “cleaner” I’d suggest Viana or something in the Woodson pyramid if your looking for a nice bungalow that’s close to work the North springfield/Annandale range will be cheeper/ more layed back

If you were my client I would steer you toward what you express your looking for just be honest about yourself and open up a bit, a good buy agent will bring you to what you ask for even if we can’t say what we think.
