Within The St. James, as they’re calling the 450,000-square-foot center at 6805 Industrial Road, they’ve included facilities for hockey, basketball, volleyball, baseball, swimming, climbing, gymnastics, golf, squash, health medicine and relaxation. They’ve got a restaurant conceived by a yet-unnamed celebrity chef, virtual reality gaming, trampolines and a water park.

Originally I also heard this would be equipped for football as well.
I guess there will be new access roads going in at some point.

I cannot imagine what the traffic increase will do to Edsall and Backlick Roads!

I am on the record now. This will be the sports/fitness version of what happened to Yates Pizza Palace on Duke Street. They will get close to the end of building this thing, run out of money and put it up for sale before it ever opens.

Their plan is too ambitious. Sports are popular here...there is not enough interest to support a facility like this.

Not anymore traffic than the Washington Gas Light headquarters that used to be on the same site. Places like Wakefield, South Run, Oak Marr don't have traffic.

They wouldn't make money on football. No indoor leagues or demand for indoor.
They're sticking with soccer.

It's too big. This place can't generate enough cash for 20 to 30 years to pay off the note.

Jeff Yates showed everyone how to blow a huge real estate deal in this area. He buys Generous George's for $3.5 million, and now he wants to sell Yates Pizza Palace, as is, almost finished, for $7 million.

Jeff built the place to hold 425 people, two kitchens, big roof top party deck for bands, 12,000 square feet of space, and NO PARKING! Who does something like that? Jeff Yates does!

Who cares how deep their pockets are. This sports complex is going to bomb. There are too many competing interests to financially make it all work.

The other thing worth mentioning is...that is the absolute shittiest piece of property in all of Springfield. That area is an industrial park. A nuclear power plant or the city dump have more curb appeal than that shithole.

There's a reason shit costs what it does in Tysons and things are so cheap in Springfield. The problem is, this footprint in Tysons might be triple the price and basically doesn't exist...

I belong to a gym. My kids play 2 sports per season. We're perfectly fine with our facilities and their proximity. Who is the customer for this monstrosity?

This place is going to be a gold mine.

Nearby indoor soccer facility, tiny by comparison, is always overbooked.

Prices for ice time around here have skyrocketed - with events scheduled regularly for 4 AM.

Parents will stroke a check for whatever amount is needed for a first-rate indoor facility.

Yuppies have excess income and are eager to spend it somewhere that drips with healthiness.

This could easily become a place where, if you have to ask the cost, you don't belong.

You've never looked at a map if you think it's the 'shittest' location.
It's right off two major highways walking distance to VRE. You do realize 'curb appeal' can be fixed?

- Springfield is roughly 15.2 square miles if you include North Springfield, West Springfield, and parts of Newington that have a Springfield mailing address.

- Tysons is 4.9 square miles.

Things are cheaper because of size and density.

Plus, there will be plenty of aggressive Fairfax county sports assholes (Hey nothing wrong with that I consider myself one) around to start fights during games and scare off the rich yuppies, just like springfield sportsplex does now too!

So who the hell is going to go there then? Mexicans? They don't have the dough for that and would rather tear up the grass at some random elementary school in the winter.

Their best bet is the hockeytards since there is a dearth of rink time around here (like someone else said).

That location is pretty shitty, no comparison to Mosaic. Mosaic at least started life as a huge movie theater, nice condos, Xsport, Chipotle, Noodles and a few other shops.

Industrial dr has Vulcan, auto body shops and apartments full of illegals around it.

It's a really shitty location.
