in the NOVA area with experience in selling a property on the verge of foreclosure.

It's not my home. It's a rental property.

Last appraisal was $300K in 2014.

Like I said, I'm not here to discuss the details, just looking for recommendations.

Number 1.
Check the laws or call as Anon. your to mortgage company and ask if you at least make partial payment, can they still foreclose after 3 months of non-payment.

There may be laws which prevent them from foreclosing is you are paying at least something.

If so, just rent it out for way less if need be and pay them what you can.
Your credit may take a hit in the short run, but you do not want to lose your investment property.

Are there tenant currently living there?

Do number 1 first. Call anonymously. Hit zero and get patched through without having to put in your account number. Just say you want "general information".

At this point you want to "buy some time" if you can.

Also, if it is vacant you would be surprised at the people who will rent a run down place for the right price ... no Shame in trying to save your investment.

You could tell the new renters, that you will do your best to fix things up as time goes on.

List it yourself and save 3%. Have your home inspected in advance by a reputable firm and get a good deposit so the buyer doesn't waste your time. Do the basics like uncluttering and take some nice photos yourself at sunrise and sunset on a nice day. Make sure the buyer is prequalified. The realtors I have delta with in the past were losers and scum. I sold 2 properties myself and saved big bucks. Realtors were necessary when they controlled the listings but those days were over when the internet evolved. The agent that lists your house never finds a buyer.Realtors are lower than snake oil salesmen. I learned this after having been screwed by 2 smooth talking realtors,

Yes I have tried this, but it takes LOTS of effort in the advertising area.
AND you must put a clause in your ad "No REALTORS OR INVESTORS" PLEASE!

Investors will low ball you ridiculously and Realtors will still try to call or respond to the ad.

When I had a realtor respond by calling, I would just say "Read the ad, it said no realtors, You're not welcome to call me again" and hang up.

Thanks for the ideas, but I need someone who can take this by the horns and sell this house. It is vacant and needs work, nothing major just paint and carpet. I dont live in the area anymore and I don't have the time to travel 3000 miles one way to baby sit. Just need it gone and soon.

I'm willing to sell as is for the right price. I was getting $1800/month rent.

You are the same asshole who started a similar thread a few months ago. If I remember correctly, you had this "fixer upper" that you needed to sell quickly.

There were issues with the foundation or something, and you didn't want to bother with fixing that. The selling price was not your biggest concern - You just wanted out from under that house.

There were many replies and suggestions, and nothing was good enough for you. You just kept trolling away, and people were dumb enough to feed your ego....
