So did Vornado & PREIT fuck up majorly by opening the mall with less than 50% occupancy thus ruining everybody's expectations of the brand new property?

Should they have just waited until April or May and opened up the new mall with 95% store occupancy instead of the just the dozen or so stores which will be open by next Friday's opening?

I'm going to answer this as if you're asking in earnest and not just expressing an opinion in the form of a question...Vornado needed the capital boost for other projects so selling was a good move on their part. Preit hasn't had time to land a bunch more tenants yet, but stands to make a ton on rent once they do and they have the resources to accomplish the task. There is still plenty of time to get more stores open before the big Holiday shopping push which will really help the mall take off. And having the mall open now makes the FBI bid that much more effective. In short, this is a good time for the mall to open. It makes sense economically for the mall, and politically for the community.

People are going to walk in there with great anticipation and then see only 10 stores open.

Many will lose interest and never return.

Well you can call me old school if you want but I have always been of the mindset to open up with a BANG as opposed to some half assed opening.

It doesn't matter how they open. If they open at full occupancy, everyone on this board will talk about how bad the mall was 6 years ago, how Springfield has minorities in it, how the metro ruins everything, etc. However, if they don't open at full occupancy, then the mall will fail, the property manager sucks, Springfield has minorities in it....blah...blah...blah.

Old school or new school doesn't matter on here. No matter what school they are from, this board is full of racist pessimists. I don't read much about improving the community on this message board. Just a lot of "mud races", "spics", "Nigs", "MS-13", and other tired, unoriginal excuses for why its easier to just not even try to be a supportive member of the community.

God I hope people who feel that way just get fed up and move. I hate having those people as my neighbors.

Usually a situation such as this eventually attracts the wrong element which there is plenty of in that area.

Maybe they could combine a halfway-house, INS facility,Fairfax County Annex courthouse, Bail Bond and Spanish speaking law offices to make it a "One stopping shopping" location for their clientele. Oh and a few gun shops that don't do background checks. I can't wait to get robbed, hit up by drug attics and pan handlers for money and my car swiped all in one place! Lets not forget
my teenage daughters getting whistled at by grown men while they are changing the oil in their cars in the parking lot without a pan. Gosh, It will just like going to a Walmart!

They need to open now so the retailers get the holiday shopping boost and if run well, can be almost immediately in the black. At least at that location (corporate's a different matter). It makes them look much more successful and able to attract new tenants if the current tenants can show they're profitable at the location.

If they waited 6 months to open, then some of the stores in there now might not have wanted to wait so the the occupancy level would probably be the same. Opening the mall encourages new stores to sign up.
