SAIC sells Tysons campus to development firm
Company will maintain corporate presence there

Government contracting giant SAIC announced this week that it is selling its 18-acre headquarters campus in Tysons Corner to the real estate firm Meridian.

SAIC will lease back one of the three buildings on the campus for the next seven years as part of the agreement, maintaining its corporate presence there.

In a released statement, executives with the Besthesda, Md., development firm said they were attracted to the property due to its proximity to the future Greensboro Metro Station, set to open at the end of the year when the Silver Line begins service.

“We are excited about this opportunity in Tysons Corner, which is the downtown of Northern Virginia and the 12th largest office market in the country,” said Bruce Lane, executive vice president and managing director in a released statement. “Tysons will increase its attraction to employers due to its Beltway access, new HOT lanes, and four new Metro stations.”

SAIC has filed redevelopment plans for its property with Fairfax County that would add 10 new office and residential buildings with ground floor retail to the site, in line with the county’s Tysons plan. Meridian executives said they intend to to continue with those plans.

Those plans call for the existing buildings to remain. Meridian plans a $20 million renovation and rebranding on the two buildings that SAIC will be vacating over the next year. The renovation will include new pedestrian walkways and plazas to provide access to the Metro station.

“We are highly attracted to the beautiful cafeteria and conference center in the SAIC complex, which will be major on-site amenities for other tenants,” said David Cheek, president of Meridian. “We are also excited about the development opportunities at this location and plan to create value through the new development plan.”

Meridian’s other properties include the Tysons Technology Center, Cameron Run Office Park in Alexandria, and One Ballston Plaza in Arlington.

SAIC is planning to separate into two companies at the end of this year. The new company, Leidos, will be setting up shop at a to-be-determined location in Northern Virginia, according to an SAIC spokewoman.

It's interesting to note that the facility they had on Centreville Road in Herndon is now a church.

No I mean why is the fact that one of their previous buildings is now a church interesting?

Oh, have you seen the building? Not really your first choice for a church location. I work near there, maybe when I'm out at lunch I'll go by there and get a picture to post here.

It's now Open Door Presbyterian Church. It's amazing what they've done with it.

Is that the same Tysons campus that SAIC hired Gerry Connolly to change the street name to SAIC Blvd?

The same campus that was given their own stop on the new silver line?

No, that's a different location in Tysons, this one was in Herndon for several years and is now a church.

"Is that the same Tysons campus that SAIC hired Gerry Connolly to change the street name to SAIC Blvd?"

Yep - if you mean the OP and not the pic. For a few $$$ more to Gerry's kids, it can be "Meridian Blvd" and the "Meridian Stop".

Leidos = lied to us.

SAIC was always a piece of crap. SRA was the only good one back in the day when Volgenau, Legasy and DiPentima ran it. Not so sure what it is like now. Lockheed Martin and Northrop Grumman will implode when the war in Afghanistan stops.

When the war in Afghanistan stops, something new will come along. This country runs on war and conflict. We have troops in almost every single country in the world. That is not going to stop. The US has been at war with someone longer, than it has been at peace.

I have heard a lot of bad things about LM and NG from people who work there. SRA, I hear is good, but I have never worked for them.

As for SAIC, I am going to Leidos. The company has been very fair to me. I have a good salary and great benes (best of any company, so far). I haven't seen any unfair management treatment, but (as with any company) your mileage may vary. Definitely one of the better companies I have worked for in my 22 years in this business.

That building on Centreville Road/Herndon occupied CSC Corp. in the middle 1980's and possibly as late into the early 1990's before it became a church.

Anyone know how much they sold their Tyson's Campus for? It must have been for quite a bit. This is their corporate HQ (used to be in San Diego). They must have some interesting plans or major corp downsizing in the works.
