I've noticed signage on the Beltway near the exit for Route 50 indicating this is the Mosaic District. Can someone please tell me what are the boundaries of the Mosaic District? Why this name was chosen? And who gave it the name?

Mosaic is so in, it's so totally fad man, I love that area. My boyfriend and I just bought a new 1,700 sqf townhouse for 800k, I am loving the roof view, 29 is so gorgeous from up here.

@Hilarrrious: Those condos are overpriced for the square footage. Sure, there's lots of nice developmental plans underway and when they're done it's a nice neighborhood. In the end though, you're still living in an undersized, overpriced residence. They do offer excellent opportunities as investment properties, if you're in the mood for being someone's landlord.

The 6th floor parking deck at Tysons I has had those for years- they are worthless. That's probably why they aren't installed on the other levels.

That Target store is huge. I like what they did over there but saying it has an urban feel is pathetic. It's a shopping center. It's like a puny Reston town center.

Ha. Yeah... that system is a disaster. Other places in the area work well, but it's like they paid for the worst system available. I've seen, plenty of times, a green light where there is a car and vice-versa.

Indeed. The district itself is nice, however once you pull out onto Gallows or Lee Highway, you're back into shithole Merrifield. The rest of the area needs to be redeveloped before the prices of those townhomes/condos become reasonable. Across the street you have that half rundown lame shopping center and behind you, you have the elegant thrift store. It probably won't happen, but it would be nice to kick out the garden center. Complete waste of space for that area.

They arent condos, they are townhomes. I do agree the price is high, but then again the one you speak of, the 800k (which is the most expensive of them and is an end unit) is 3 br, 5 minute walk to metro, with restaurants nearby. Thats pretty much going rate.

I know thats hard for people who live in further out neighborhoods to understand, but some people dont like commuting, and dont need more than 3 bedrooms.

I have a SFH closer in with more square footage, walking distance to the Orange line (3 stops closer), with a front and backyard, 2 car garage, etc. And it didn't cost me $800K.

the place is actually pretty decent. I live right down the road so it's nice to finally have something like this close by. Plus they are building more between the mosiac and dunn lorring metro. Lost Dog and Blackfinn are now open.

I'd be the first person to say that living in Falls Church is pretty damn nice. Then again, living within walking distance to West Falls Church station is good for commuting but other than that not a ton of things around. Also, now and days, a house in falls church easily runs around 600k for sub 2000sf, and well into the 800ks for over 2000sf.

Now if you live in East Falls Church things change a bit. That area, because of the perceived demographic problems and school district being weaker than others in similar locations, causes the home prices to lag behind WFC, Vienna, McLean etc. I actually really like the East Falls Church area, especially because of the vietnamese restaurants which I have more than helped support over the years, but instead of attacking Mosaic, it should be used as a concept to help revitalize parts of 7Corners and Baileys. Its a fine balance before you start knocking out long standing businesses because of rising lease rates, but it can also be a boom for those shops.

A person can be for both Mosaic and traditional and authentic communities like Falls Church. Todays fabricated community is next decades bastion community.

I just walked around in this reston town center version two. Very upscale. Kind of sad that people think that for revitalization of an area they need to fill it with extremely upscale shopping. Not parks and areas for the people that allready live there, no, only for the well off. Way to go.
