Remember students- nothing was fixed. They slowed down because of the bogus robo-signing.

The ARM resets are NOT all gone.

Deals still very available.

there's an observed wave of foreclosure filings that comes and goes over the last two years. banks are holding back foreclosures in hopes of getting them sold at the best price.

You should be so lucky for a ARM reset. Interests rates are going to be lower that when you got them 5-7 years ago.

There are a whole lot of reasons why foreclosures rise and fall. Lester covers some of them. Plus, there are internal financial reasons--the number of non-performing loans affects how much money a bank can lend out on new mortgages, for instance. So you might have 2 identical houses, same neighborhood, and even the same crappy mortgage. But one note is held by Bank A and the other by Bank B. It can make sense for Bank A to foreclose, and for Bank B to wait, and perhaps be more flexible on a short sale.

The entire system remains pretty much a black box. Impossible to tell what's going on, except you can assume that most of it's not good.
