Wrong..I own 4 homes...3 in this area, one vacation property. I don’t owe more than 50% on any but my primary home is only valued at 700k. Honestly though, not sure what I’d do if I had to hop in on today’s prices. Probably live somewhere else. It is a bit unaffordable for most.

Bottom line, it’s expensive to build. That’s really the main reason. I’d be happy to build low cost homes if I thought I could turn a profit, but in order to make a profit, it’s go big or go home. Trump’s tariffs have made it worse.

That's a lie. It costs about $75k to build your standard 3000 sgft shitbox home, not including the lot. What building supplies are you purchasing from China? They are not allowed by any counties in our area. What I've noticed about purchasing things from China recently is that the prices have come down and the shipping is much faster.

You can't. You can get older homes and townhouses for less than $500K, but you can't get a 'luxury' home for less than $800K, and that's a bare-minimum luxury model on a fifth of an acre and no upgrades, probably on septic/well in the far western part of the county.

YOU CERTAINLY ARE TALKING ABOUT A TOWN HOUSE IN FAIRFAX, OR A SMALL APARTMENT IN DC.

Your average government worker makes enough money for a $5,000,000 home if they save when they are young and buy when older. $150,000 / yr not including benefits is "automatic multi-million heir" pay.

And that's all the bank cares about: loans, seizures of property, and who is in the hot seat.

big developers DO NOT BUILD HOMES, only rinky dink local developers working under a name like "pulte" do that

big companies always build big buildings (perhaps containing many apartments - a small matter up to who owns the building) ... that is where the money is

they build what they are capable of building: and SFD homes are the dead end of developers

Well I got a bunch of kids that need to live somewhere and a job I hate, so it’s a good distraction from both.

To the person who asked how I acquired them, bought a home first thing after college and didn’t rent in Clarendon for 10 years like most in this area. Kept it and bought another, kept it and bought another. The hardest thing is the down payment, but once you have one home, you can leverage principle. Then you rent them out, pay aggressively (15 year loans at 2.5% because I also refinanced at the right time) and soon enough, you can be under 40, with a ton of net wealth. I will admit, I’m house poor but that’s temporary and will be done with all payments by the time I’m 50 if the stress doesn’t kill me first (I did inherit the vacation property.)

That’s what I’m trying to do, but I have no clue how to do it or where to start. Reading a lot of books and doing research online. I’d like to have a handful of properties, a couple businesses. I don’t need a fancy car. I just want to be a successful businessman, landowner and own a 3 bedroom home in middleburg.

Yes, and the more they can milk the county into changing zoning laws and grease the FFX planning commission with trips, etc... the better.

Look at the disaster in Tyson's Corner right now. You can't even drive five feet in 20 minutes between 5pm and 7pm.

The new scam is getting the board to approve over developments and packing small condo into areas near the Metro. The scam, developer bypass traffic regulations by saying every resident will ride the metro or a bus every place they go and won't own a car. Yeah right, mass transportation is good one thing, going into DC and coming back out for work. Nobody takes the Metro to their kids soccer game, to get groceries, to diner or shopping. A Nationals game sure, but that into DC and back out.

Another ploy by developers to get the county to approve over development with no traffic improvements. Put in a movie theater and say it's going to be a Utopia with no cars needed.

The guy running the planning business is from the city and thinks Fairfax county needs to look like downtown Chicago and DC.
