Houses weren’t built for people, they were built for the banks. People were lied to and told buying a house is a smart investment when it’s not. You aren’t getting paid by the house and you’re only going to turn a profit if you actually sell the house. I get an LLC to buy a home and rent it out to me which gives me better rates.

That's wonderful for you. OP's is arguing the point that it doesn't make sense for the everyday American to buy a home, at least in this area. I don't completely agree with OP, but I do agree with the point that the 30 year mortgage is one of the biggest scams being pitched. One would be better off buying a home in a smaller market, like Pittsburgh, Austin or Boise. Having said that, I hardly believe someone with such a large real estate portfolio as you allege you have would waste time posting here.

Again, circumstances are important. They make sense for a handful of people. If you are particularly well off, they work just fine. The average Joe however doesn’t get a ton out of it, especially if they don’t have any intention to sell .

I got a 20 year loan on mine at 4.1% The rates can not get much lower than that.

Rich or poor, a low fixed rate, tax deductible 30 year mortgage is an amazing tool. You would have to be financially inept to go for a 15 year or worse, pay with cash. Doesn't take a genius to invest in an index fund while keeping the mortgage. My effective interest rates across my properties are 3.1%, rental returns are north of 20% and equities 14% CAGR (core holdings VTI + QQQ). If you don't have any intentions to sell a 30 year would make even more sense. I rarely sell and all my properties have 30 year mortgages.

For me, the house is a good investment because I have stability. I bought it some months ago and I am very happy that I did it. Yes, I spent a good amount of money on it and I had nothing left in my pocket but we live in the modern world where you can make money easily if you know how to use the computer. I began looking on the Internet and I came across yourmoneygeek.com where I found many useful ways to make money. I chose to sell online photos because I love to take photos when I travel somewhere. Now it brings a good income and in 2 years I could buy another house for renting it.

It just might be in overpriced shitholes like Fairfax County where due to this current pandemic people are starting to realize distant learning and employment over the internet are beginning to make sense. Now like rats fleeing a sinking ship, people will begin looking around at more desirable places like NC, WVa or even Idaho, Tumbling property values in the aftermath of Coronavirus could turn your biggest investment into a nightmare worse than finding yourself married to a fat woman.

It depends where are you living or where you want to buy a house or another type of property. As far as I know, you don't have to do that in an European country. To be honest, my parents are living in Europe and I was looking for a brand new apartment as a gift for their wedding anniversary. 40 years of marriage and they are still together and I hope they love each other as they were when they got married. To cut it short, I found some brilliant offers on the market, and I thought it would be nice to buy them a new-build apartment on the shore. It doesn't cost much nearly 62000 euros. I think this is a great price for a new- build apartment on the black sea shore. Oh, by the way, if there are other people who will be interested to buy a new house or an apartment, I would really recommend you to visit this site Varna properties in Suprimmo.net and to take a closer look. You will never find a better proposal, and you won't have to show your financial capacity, so this might be the best solution for you

if you are going to spend 2k a month on rent, why not spend 2k on a mortgage and get a deduction for the interest and property tax from income and earn equity ?

a lot of people buy another house and rent out the old one and do this a few times so they have 2 or more houses to generate income although dealing with renters can be a pain

the banks make a killing on mortgage because they are not loaning their money...they borrow money from fed reserve at basically 0 interest
look at the amount you pay on interest each year especially the first year and over the life of the loan and that is almost ALL profit the bank makes minus paper processing fees

OP is just looking for excuses not to move out of mommy's basement ;)
