Neighbor Overpriced House Not Selling

Put on market for 670k (40k over) 8 weeks ago. Dropped to the low 640's 3 weeks ago. Nothing. Now he is lowering to 625k competing with the lowest prices in our Woodson market. His realtor fucked him because when he listed there were 5 or 6 for sale in the pyramid now there are over 20 for sale.

I tried to tell him his center hall split level piece of shit was only worth 630k but he ignored me. Those houses where anyone entering the front door look into 50% of the living space is possibly the worst home design I have ever seen. I wouldnt buy one here for 400k

He needs to raise the price back up. Everyone is bailing from California and real estate prices everywhere are exploding upwards. I just flipped two houses and pocketed 210k and 277k in profit.

Got a hold of Marvin Gardens huh? Saving up for a 1080 Graphics card are we?

I hold some land now but got out of houses in 2007 after tripling my money in just 5 years of flipping - made about 10 million. I saw the bubble long before everyone and cashed in. I even invested a few million back in 2012 when the market bottomed out. For the most part Im out of residential or commercial positions as real estate is going to be very flat for some time.

This freed up capital for a heavy position in Cryptocurrency in late 2012 which I sold for 5000% appreciation in late 2017. Got out of that before New Years. Its all about timing and leaving a little at the end of a boom for the next guy. I drive regular cars by the way.
