landlord deducted from security deposit refund

Finished renting apartment for two years, was expeting entire$1500 security deposit back. They charged me $120 for professional cleaning and $120 for snaking a drain. I already paid to have it cleaned, took off work and three maids came and did a good job. I also never had any problems with the drains being clogged so I don't know if they're just making that up or something. Can I ask them for receipts for those two services? I don't smoke and took care of the apartment for 2 years expecting my entire security deposit back.

They will most likely charge $100 for each receipt plus a $400 processing fine fee.

Go to small claims court.
You will get at least half of it back..

Check your lease and see what it says re your responsibilities and allowable deductions from your security deposit. You could also check the Virginia Landlord-Tenant Act. Show them the receipt for your cleaning services. Unless you were really a pig, you should not be charged for cleaning. Personally, I would not charge for the snaked drain either, but again check your lease. It may come down to whether it's worth a day of your time to contest this in small claims court.

Not just paper work but I would video record everything.

This way you have 100% proof that things were done.

I am a Landlord and a property manager for over 70 properties. Yes, if your Landlord claims there was additional cleaning and plumbing performed you can request to see invoices.

However, any cleaning and issues should have been discussed during the move-out walk through.

I never give back any part of a security deposit. That's pure profit and as a lowlife renter you'll not be likely to challenge it.

Small clains court, just keep going after him. Judges in small claims hate landlords. You can see it in the contempt they show. Just do, the "I don't make much money and everything is neat, I tried very hard...blahh blahh blahhh"


Don't let the landlord get away with it. They can not charge for reasonable wear and tear regardless of what the lease says.
