-sign him up for as many gay magazines as you can (just go to borders or wherever and tear out the cards and mail those in)

-put his phone number on the walls of all the public bathrooms in the area
"for a good time"

-put a "for sale" sign on his car/place an ad on CL with some lowball price

-send him shit through the mail...literally

I'd like to know why he was a "terrible" landlord. I'm a landlord/property manager and I've got TONS of stories about HORRIBLE tenants. I'm sure they may hate me, but they're the ones breaking lease terms.

I have a list of things I do to old tenants I hate. Nothing illegal but it's fun and I know it'll get them frustrated. I only do this to the tenants who are truly assholes.

what I find is that people who are fairly successful in their lives make good and responsible tenants, it is the immature morons who feel entitled, like they don't have to pay rent, or they resent it, that are a real problem. The mortgage company doesnt thank me or make it personal when I pay my mortgage yet tenants are always nasty and personal (except for the good ones I mention above)

I have rented three different houses in the past 10 years in NOVA. Each house was foreclosed on after I left. Properties were owned by Donald Trump wannabees who didn't have two nickels to rub together and could never fix anything that broke because they didn't have the money.

NOt all tenants are the problem. Some owners have no business renting homes.

I think it would be hilarious if you made up all sorts of flyers advertising massages, various items for sale, etc. and put the landlords phone number on all.

Think ofthe possibilities.

Putting his phone number on cards that then get left behind at truck stops, etc. Priceless.

Take a bunch of frozen whole fish or chicken gizzards and place them strategically and stealthily deep in the air vents, behind air filters, crawl spaces, ceilings, behind the furnace, in the tanks behind the toilet - basically any little hard to find place.

You don't want them to fully thaw out or start getting ripe until well after you are gone, completed and signed the final walk through, and have your security deposit check clear at the bank.

Create a rental lease between you and someone who is need of housing.

Charge them 1 dollar a month for rent.

When police come to remove said trespasser, your new "tenant" will provide the lease to the police (when the real landlord calls) and the tenant will show the police the new lease between yourself and tenant..

Even though the lease is legally invalid, the police cannot take action. They cannot determine on the spot whether or not if it's valid, and thus, it must go to court...

Welcome to my world. I hope you have a written lease. If you do, it should specify whether pets are allowed. If they are not, then the first thing I'd do is tell your tenant to get rid of the dogs. Board them, if she has to. That may scare her enough to get out of the house. Unlikely, but it's worth a try.

I guess you've learned the hard way that if you give a tenant an inch, they'll take a mile. If no pets are allowed, don't let them in. If the rent is late one minute after the grace period, notify them in writing that you will be filing to evict. Make sure you have a rock solid contract. If you can't handle this, then turn it over to a property management company.

Don't engage them on the 'mold issue'. That's an obvious threat that tenants throw around when they're looking for leverage. You may want to consult a lawyer on this and the eviction to make sure that you're doing things right and have covered all the bases.

Keep in mind that even if you successfully evict this tenant, and are ultimately awarded back rent and damages, you still have to collect. Your tenant probably won't make that easy. Sometimes you just have to let go and move on.

Be grateful that you don't live in DC. That is a nightmare. Tenants know that it takes an act of God to evict them there, and you may have to 'incentivize' them to get them to leave.

All her stuff was placed out on the sidewalk and the police came and escorted her out. Just make sure that all is spelled out in the lease you are using and that you have had an attorney OK it in case you have to use it. Take lots of pictures of the animals, destruction to the property if any, etc.--everything should have a before move in and after, to show in court if necessary down the road.

Also, maintain the services of a good background investigation firm that specializes in tenants. Include a credit check along with all the rest--ie., they must give you a list of landlord references from the last 7 years, etc. The money spent is well worth it--you can weed out the goldbrickers and felons and house wreckers--What they normally do in life in the past will be continued somewhere else when it gets forcibly discontinued in another place, by nature of their chosen low state of irresponsibility and general losership characteristics. Follow up with the references, making sure they are not their fellow friends and family posing as landlords. They will tell you if they had issues too with the tenants in question. Of course, if you are leasing title 8, none of this is valid, as the county will only pay their rent, not the costs of rebuilding the house for you after each title 8 vouchered tenant mob moves out of it. They will basically "own" you, and "own" the house in that case. May be you can get a tax writeoff from renting to title 8's and save enough off the tax bill to rebuild your property!

A good lease will have the most common and egregious offenses listed, usually in boilerplate language. I use a property manager, who does go over it in detail.

Hey, we would if we could. But most tenants can't afford that kind of money. One month's security is standard, extra for pets.

No way do you wait for them to be one month late. Start proceedings right after the three or five day grace period. Eviction procedures are dictated by law, which can differ from place to place. I've been lucky, never had to evict anyone.

Credit checks are standard. And reference checks are good in theory, not so much in practice. People have become afraid of being sued.

Personally, I haven't had a real problem with deadbeat tenants, in the conventional sense. What I've run into the most is people with lifestyle and/or personality issues: the lawyers who pick everything apart and notify you of 'liability issues' if you don't do what they want, self-important assholes who treat you like their personal slaves, pigs, people who unintentionally deface the property (e.g., drilling big holes to hang their huge TV on a wall that can't support it), ADD types who are consistently late with the rent, ex-spouses who think they have a say in the lease because they're kids live there, and on and on. Unless a prior landlord is willing to be candid, it's really hard to screen these people out. And, of course, you have to be exquisitely sensitive to the potential of being perceived as discriminatory.

Most tenants are decent people, but one bad apple can make your life hell.

You sound like a real winner. It sounds like you found out that this attic apartment was illegal and - I'm guessing - you tried to strong arm the landlord into letting you stay there rent-free or you'd tell the authorities. If I was especially cynical I'd speculate that you knew the place was illegal before you moved in (un air conditioned attic - really?).

Now the ll is trying to get rid of you - probably because you are not paying rent. And despite being miserable, you refuse to leave until you are evicted and receive (for some bizarre reason) relocation expenses.

Your final revenge is to turn the guy in to INS as an illegal immigrant. Somehow - despite being almost illiterate - you know the all the tricks tenants use to game landlords and the system (our tax money at work).

You two deserve each other.

One landlord I paid deposit and arranged to move in. In the mean time he let a relative stay there. The ladies dog died giving birth and I walked in to a bloody rotton dog puppy corpse mess. Had to sue for my money. He actually thought I should clean that up. Another wouldn't fix problem with septic vent. Shut would explode like a geyser out of every drain in the house. Again had to go to court and it was years before I collected. Another wouldn't fix broken hot water heater. Explained to me it's good for the earth not to waste resources. Get toilet broke 15 years ago and more she sits in a coffee can and buried it in the yard. I've had a few more like that.

This takes the cake. Landlord agrees to disability accommodations and I spend thousands being place ready for me to recover from pelvic reconstruction. Now that the date is here he wants me out. Rent always paid in time. My crime? Asked for pest control. I could win in court but can't get date changed for eviction court. No time to fix another place. Would have to abandon expensive equipment. Don't have time or money to move and do my preop. Surgeons wait list was 2 years and he's retiring. Him I want to crucify. The rest I sued and won. I have a civil rights case but that won't give me injunctive relief. Moved to town where I don't know anyone for treatment so I have no help. Seriously. Winning a fair housing case doesn't get me my leg.

Our landlord, unfortunately is family (partners father) was promised if we left our housing association property and moved into the family home(that he wanted to keep in the family for years to come) that we would be living ther for the near future with our 7 year old daughter(his Ganddaughter)promised us an assured lifetime contract like we had with out housing association. So we moved in. A month after moving in and believing his promises, we were issued with a 12 month contract with a month to month rolling contract after 12 months. Which obviously we were shocked about. But seeing as family we trusted him. Our agreement on leaving our previous property was ÂŁ400 a month(same as our previous property) which cover ps the mortgage and more, then was given our 12 month contract at ÂŁ420 a Minh after moving in. Now a year down the line and we found out they were charging us ÂŁ100 a week instead of the correct amount of about ÂŁ93 a week (ÂŁ400 extra per year) and now we have raised this issue our landlord (father in law) is evicting us!! How can we get revenge! I don't know what to tell our 7 year old daughter who is gong to be distraught as she has settled so well and loves the house. I just can't believe it is actually family that is doing this to us, giving us 2 months notice to move out so close to Christmas when he promised us we would live here in the family home for a very long time! We gave up so much and feel so used now!

not true.. i have been an ideal tenant, always pay on time, place is always clean, which is a task because i have boys under 8. my landlord is just nuts, decided he wanted to rent my apt out to a family member and asked me to leave before my lease was up. i said i couldn't and now he has turned my heat off, messed with my water, shows up daily to intimidate me. not all tenants deserve a crazy landlord

Though there are some truly well-intentioned and even helpful comments here, I'm amazed how many other people on here just want to yap, make jokes, insult, change the subject, and act like authorities, when all they have is an opinion and an inflated sense of themself. hint: this is a forum .. with a topic ..

Anyone can have an opinion about anything. It's the easiest thing in the world to have. It's also easy to sit off in a corner and shout at someone what they're doing wrong with their life when you frankly don't know jack shit about their life or the situation they're in.

I came here for research, and I have to wade through glaring inaccuracies, endless insults, and just general BS that makes up 75 per cent of the entries here. The resulting waste of time has prompted me to make an entry of my own — one I hope helps.

I've been both a landlord and tenant. There are good and bad of both kinds — Duh. I've had a tenant who routinely paid 3 weeks late and then finally bailed on the rent entirely without ever presenting a single request or complaint — just a total slacker — and I've had a landlord who broke into my home while I was in the shower. And much, much more. So what? People are people. Those two were slimeballs. The majority of comments on here seem like a debate between the 2 political parties, and every bit as unproductive, in both style and content.

You are in a legal situation. Opinions, including mine, are worth next to nothing. You need to consult the laws in your area.

And though this could be called an opinion, I think past evidence strongly shows that Revenge is rarely worth all the trouble, and Crime is definitely not. Call and consult your local, state, and federal housing authorities (not someone pretending to be an authority, who lives nowhere near your home and has no clue about the applicable laws of your case, but loves to hear themself talk), if you actually want the truth and some justice. An Inspectional Services Department is just one option. Your mayor's office should have the numbers. I've seen shitty landlords, and I wish you well.

Most landlords are fucking crooks the only thing they are good for is collecting off of the sweat of other ppl. Collect all the dog shit u can find and throw it all over the office entrance.be sure to smear as much as u can while speling out fuck you. Or if they have a pool order a shit ton of sure gell online and fill their pool with it. It will cost a pretty penny for them to fix. Much ha ha ha ha lol

No, some landlords are just lowlife scum. I recently had to move and as a result needed to break my lease. I went to the landlord, explained my situation and then pointed to the damages section of the lease explaining that I intended to pay what was due for my breach. I literally would have cut a check right there for what I owed. Nope, not interested. This guy just wanted to bring me to court to punish me with court fees.

The terms stipulated clearly that I was on the hook for any amount due under the lease that he couldn't recoup by releasing. In addition to that I was responsible for any fees he would incur finding a replacement tenant. He wouldn't forfeight his right to collect the full amount due under the lease if he simply listed the property, assuming no one rented it, and he also wouldn't be out the cost of relisting as I was responsible per our agreement. If the replacement tenant broke their lease, he could come back and collect the remainder of my lease from me for the time it was unoccupied by the replacement tenant. This guy wasnt going to be out anything, and I was standing there ready to pay him, not running or playing games. That wasn't good enough though, he needed to sue me, get a judgment and then collect everything that I had already agreed to pay.

I had a legit reason to need to break the lease (job elsewhere) and was forthcoming about my situation and adamant that I would pay what I owed, even if that was the full lease. Not good enough? Some landlords are just scum.

How about this...moved 500 miles and moved in. Three days later the LL shows up and wants us to sign a lease with very different terms than agreed upon. He suddenly wanted an 18 month lease. We filled out a move in damage sheet, signed and sent it to him. We requested a copy of the lease...no.

After 14 months we found a better place...our time there was one instance after another of no snow removal, slow repairs if at all, etc. I'm pretty handy so most of it...he never even knew about. I stopped bothering to call. Communication was exceedingly poor on his end.

We, again, requested a copy of the lease...even sent a letter receipt requested. No. So we gave 30 days notice and moved out. We were never once late let alone delinquent on payment. We left the place spotless and I have pics to prove it.

We have followed, step by step, the process outlined by the Nebraska Tenant act and made the appropriate requests for the return of deposit. He continues to miss the deadlines prescribed by that law so we filed in small claims court. He knows enough to refuse registered mail so he can't be informed of his court date. I suppose I should go sheriff's subpoena next. But in response he continues to threaten us with a counter suit and "you should let this drop or I'll put you on the naughty renter list." WTF is that? I know of no such thing. Not sure how he knew we were suing him since he never got the letter...uh, right.

His letter also included a doctored lease where he took the signatures from our move in check list and attached it to the end of the new terms. It's not really that hard to do but he'd be hard pressed to produce "originals."

SOOOO...maybe you think that people interested in this topic are all deadbeats and vandals but, if so, you and I have different enough opinions that I will regard yours as worthless.

It's a major no-no for landlords to be in foreclosure and not inform their tenants. Of course, the time to contest that would be during the eviction legal process, but it may be possible to re-visit and sue later on. And the bank may have deeper pockets than the landlord...

I'm a landlord and recently had a tenant who lied on their rental application about their income, had their boss move in with him (who had confirmed the income), faked references, moved in three other people, hard-lived the hell out of the place, and stopped paying rent, forcing me to evict him. Complete bad faith all around. Between lost rent and repairs, I'm out about $7k pretax. Unfortunately, there are rotten eggs out there who take the form of both landlords and tenants, and have no remorse or concern about screwing over the other party.

And perhaps most frustrating is a lot of these people have no assets to sue for. They're quick to splurge their ill-gotten gains on clubbing, gambling, etc... So you might win a judgement in civil court, and find the wrongdoer has no assets or meaningful employment to attach judgments to.

The best "revenge", I'd say justice, is to make sure the world knows about these people. Make em famous. Especially if they are running schemes that will hurt others down the line.

And let me be clear; I'm probably the nicest landlord you could meet. The tenant prior to the nightmare tenant needed to extend her lease by a month, which I agreed to, and then at the last minute, she found out it wasn't necessary. I obviously hadn't listed the property, and swallowed that month of lost rent, as she had been an awesome tenant.

Unfortunately, that niceness got taken advantage of by the next tenant, who committed fraud to get the lease, and then squatted for months waiting out the eviction process. So now I'm hiring a management company and upping the financial requirements necessary to get a lease. I don't have a choice; fraud has gotten easier to commit, and all the rights belong to the tenants as far as the eviction process goes. Too bad.

For those concerned about nightmare landlords, it might be worth running a credit on them, like landlords run for tenants. A landlord with a shady financial history is probably worth staying away from.

I've had a lot of friends who have been terrible tenants, and I know they're not the exception. I've always been a good tenant. I had a landlord once who used to enter my home when I wasn't there. He threw my mail from my street side mailbox onto the porch in the rain one day when he thought I didn't pay the rent (I did pay already to the rental company). He was an ass. Then my next landlord, when the economy tanked a while back, was real tolerant when the rent was late. I always told him ahead of time that I didn't know I was gonna get it. He'd put me to work when he needed work done on a property. When he found out I was living on ramen noodles, he said to put some rent money toward better food. I got up to 5 months behind from sporadically paying without no eviction notice. When I would have work, Id pay 2 months rent to catch up. It was a rent to own property. Thank god he was one of the cool landlords. The house is now paid off as of last year. But I always communicated before hand if there would be problems

My landlord refuses to fix anything and verbally assaulted my wife . Raised our rent in retaliation for two lawsuits and code enforcement getting called to fix what was a safety hazard.
The douchebag also knows my wife is on oxygen 24/7 yet says electricity is too high. Told her to not use the oxygen during the day as much if at all. Yeah, basically telling my wife to die.
Then the entire complex has mice and bedbugs, yet if he is talking to any female, he tries verbally bullying them, if a male shows up or comments, he tucks tail and leaves.
Heard from prior tenants , after they had professionals clean the place , he still came up with some bs excuse to not give them their deposit back.
Place still has not been deleaded. Yet he rented to a girl with a toddler.
I sence mellow mix in the toilet tank , among other things. Leave all the water running but take faucet handles off so it's not easily turned off. Wire lights to constantly stay on, glue switches back in place. Heat up one light bulb just enough to make it soft, indent it , put lighter fluid or gas in the dent then cover with melted wax. Screw it back in with super glue on the threads, when light is turned on, gas will go boom.
Dry ice flushed can be fun as well. If you have the money rent a billboard or put ads in papers about the place being infested with mice, bugs, druggies. If landlord is black, give the Arian brotherhood the address. If landlord is white, give the address to the local black panther chapter.

As a landlord the worst you could do is find the water line outside, in front yard. Where the county turns on, off the water . Follow where turn off valve is. Take a dig bar and break it outside , big flood, front yard, and need plumber. NO proof it was you, landlords have lots of enemies, and it happened from outside.

You all seem to have one track minds,only thinking that it's always the Tenants and the landlords are the victim,ya,ok. I'm in a jam. I'm a landlord that's dealing with 3 deadbeat tenants.

3rd floor, I rented out to a priest who works at a temple with reliable source of income. He came in with with his wife and looked very friendly and professional. Paid on time, wrote his own receipt and check. After a while his wife left, and noticed he has a son living with him. I didn't care as long as the rent was paid and he didn't break anything in the lease. Then slowly be started acting like he's the boss (I was in my late 20s and he's in his 60s) and demanding things, ie: he doesn't want the dishwasher but a new cabinet there. It was a logical solution, -you want a cabinet, you pay for it. The apartment came with a dishwasher. He then complains that it doesn't even work, I had a maintenance done and it works just fine. Then (after 2 years), he started parking his car on the driveway, blocking access to my garage but started paying $100 and took responsibility cleaning up the garbage. I let it go and accepted his offer. 3 years in, one month his check bounced - upon inquiring he purposely took out the money because he wanted my attention to come to his demands. He wanted me to paint his apartment, fix all the cracks and fix the vents in the bathroom. I noticed he smokes in the bathroom and all the black stains on the ceiling. He claims was mold. I was pissed and even though I have been respecting him for being an elder I wanted to punch him in the face, regretfully I didn't I had the house painted. The walls were not molded. He now decreased his pay for the parking to $50 because he doesn't want to do garbage anymore. I was furious and told him to park somewhere else. He threatened me "to watch what I will do if you touch my car".

1st floor, I rented it out to a friend of mine because I've had my shares of problems with having my 1st floor rented out - it's not registered even though it's a complete apt - boiler room is not in the apt, full bathroom, kitchen, bedroom, living room all habitable. Only the gas/heating meter is attached to the 2nd floor. Now that I have my friend living, I trusted him enough to live there with no problem. He decided to help me and take over the garbage duties. A year passed, everything good. Except my friend started paying late, I forgave him for many months but it started becoming a habit and I'm falling behind on my mortgage.
2nd floor, new family of husband, wife, and 2 kids. Husband owns a company and works 2 jobs, while wife I'd a manager for a chain restaurant. Cool. They came from an apartment that was managed by a corporation so everything in the house was dealt by a super. Ok... his son dropped a brush in the toilet and flushed it... the sink started leaking, the tiles looked dirty. What the hell, keep your son dropping things other than shit in the toilet, stop leaving the faucet on, clean the damn bathroom! A year later, the wife's sister started living with them. She's hot but she's not on the lease, pay up. The husband begged me that she's here for only a couple of months and then she's going back home. Fine...

Hell rises...

My friend started hooking up with the girl from 2nd floor, he started parking his car along with 3Rd floor's. My friend knocks up the girls and she moves in with him downstairs. I told my friend he needs to move out, I can't have someone else live there with him. He said he'll move in 3 months. He stopped paying. Now I'm in deep with the banks, I ask for a modification, the bank puts me on a trial mortgage payment. I hire a modification company to deal with the bank, company suggests I stop paying mortgage to show that it is hard for me to pay and need to lower my mortgage payment. A couple of months later, my friend still haven't left, the girl is home smoking pot and baby sitting the kids from 2nd floor, 3rd floor stopped paying for parking and he won't move his car. While modification is in process, the lawyers of the bank send a notice to start paying or house will on foreclosure. The modification department claims it has nothing to do with them. Wtf...

3rd floor sees the notice and stops paying rent, 2nd floor says that he thinks I lost the house and will hold the rent until I can prove I still own the house and resolve the foreclosure. I told them both that the house is not foreclosed and proved them by showing them the deed. No change. I hired a lawyer through the modification company to deal with the foreclosure notice.

A month later, 2nd floor had the bathroom drenched in water leaking from 3rd floor. Why? 3rd floor tenant went on vacation and his son fell asleep doing drugs and left the tub on.

... 3 months in, I hired anot her lawyer to evict my so called friend and others, the lawyers suggested I get the friend out first and go after the other 2 for nonpayment. My friend and lawyer meet at the court. Doesn't meet the judge but negotiates in front of the clerk. A month in, I notice my friend moved his car out and the 3rd floor started parking on the street. Great! I clean up the front, lock the gate to my driveway and garage and leave. I decided that I should record this so I buy a newspaper and come back to take a picture of me locking the gate. To my surprise, 3rd floor tenant breaks the gate and has his car parked. I knock on his door while recording on my phone. He claims that he took my shit and threw it across the street like a shit bag I am. I didn't yell at him although I got on his face when he claims that the house is his and I have to get off his property. I call the cops, he shows the cops the notice of me going into foreclosure if I don't pay my mortgage and they decide that I should deal with this in court. What about my gate?! He used to park there so he can still park there.

My lawyer is on vacation, so I start shopping around and asking other lawyers. They were all (8 out 8) disturbed to tell me that they are dealing with holdover trials and it took them within a month to get a date. They all showed me proof with their cases dates. ...I fired my lawyer and hired another who is evicting all three tenants...

Here I am another month in...

Can someone help me fucking get justice while I'm in a hole for over 20 grand...?

I'm in a jam. I'm a landlord that's dealing with 3 deadbeat tenants.

3rd floor, I rented out to a priest who works at a temple with reliable source of income. He came in with with his wife and looked very friendly and professional. Paid on time, wrote his own receipt and check. After a while his wife left, and noticed he has a son living with him. I didn't care as long as the rent was paid and he didn't break anything in the lease. Then slowly be started acting like he's the boss (I was in my late 20s and he's in his 60s) and demanding things, ie: he doesn't want the dishwasher but a new cabinet there. It was a logical solution, -you want a cabinet, you pay for it. The apartment came with a dishwasher. He then complains that it doesn't even work, I had a maintenance done and it works just fine. Then (after 2 years), he started parking his car on the driveway, blocking access to my garage but started paying $100 and took responsibility cleaning up the garbage. I let it go and accepted his offer. 3 years in, one month his check bounced - upon inquiring he purposely took out the money because he wanted my attention to come to his demands. He wanted me to paint his apartment, fix all the cracks and fix the vents in the bathroom. I noticed he smokes in the bathroom and all the black stains on the ceiling. He claims was mold. I was pissed and even though I have been respecting him for being an elder I wanted to punch him in the face, regretfully I didn't I had the house painted. The walls were not molded. He now decreased his pay for the parking to $50 because he doesn't want to do garbage anymore. I was furious and told him to park somewhere else. He threatened me "to watch what I will do if you touch my car".

1st floor, I rented it out to a friend of mine because I've had my shares of problems with having my 1st floor rented out - it's not registered even though it's a complete apt - boiler room is not in the apt, full bathroom, kitchen, bedroom, living room all habitable. Only the gas/heating meter is attached to the 2nd floor. Now that I have my friend living, I trusted him enough to live there with no problem. He decided to help me and take over the garbage duties. A year passed, everything good. Except my friend started paying late, I forgave him for many months but it started becoming a habit and I'm falling behind on my mortgage.
2nd floor, new family of husband, wife, and 2 kids. Husband owns a company and works 2 jobs, while wife I'd a manager for a chain restaurant. Cool. They came from an apartment that was managed by a corporation so everything in the house was dealt by a super. Ok... his son dropped a brush in the toilet and flushed it... the sink started leaking, the tiles looked dirty. What the hell, keep your son dropping things other than shit in the toilet, stop leaving the faucet on, clean the damn bathroom! A year later, the wife's sister started living with them. She's hot but she's not on the lease, pay up. The husband begged me that she's here for only a couple of months and then she's going back home. Fine...

Hell rises...

My friend started hooking up with the girl from 2nd floor, he started parking his car along with 3Rd floor's. My friend knocks up the girls and she moves in with him downstairs. I told my friend he needs to move out, I can't have someone else live there with him. He said he'll move in 3 months. He stopped paying. Now I'm in deep with the banks, I ask for a modification, the bank puts me on a trial mortgage payment. I hire a modification company to deal with the bank, company suggests I stop paying mortgage to show that it is hard for me to pay and need to lower my mortgage payment. A couple of months later, my friend still haven't left, the girl is home smoking pot and baby sitting the kids from 2nd floor, 3rd floor stopped paying for parking and he won't move his car. While modification is in process, the lawyers of the bank send a notice to start paying or house will on foreclosure. The modification department claims it has nothing to do with them. Wtf...

3rd floor sees the notice and stops paying rent, 2nd floor says that he thinks I lost the house and will hold the rent until I can prove I still own the house and resolve the foreclosure. I told them both that the house is not foreclosed and proved them by showing them the deed. No change. I hired a lawyer through the modification company to deal with the foreclosure notice.

A month later, 2nd floor had the bathroom drenched in water leaking from 3rd floor. Why? 3rd floor tenant went on vacation and his son fell asleep doing drugs and left the tub on.

... 3 months in, I hired anot her lawyer to evict my so called friend and others, the lawyers suggested I get the friend out first and go after the other 2 for nonpayment. My friend and lawyer meet at the court. Doesn't meet the judge but negotiates in front of the clerk. Not sure if they have this in every state, but California has a hotline for residents that don't register their car in California within 20 days moving from a different county or state. For instance, nearby Oregon's car registration is dirt cheap compared to California. If you get caught doing this you can be fined heavily. Especially, the longer you wait.


My brother turned in some asshole neighbor of his, because this neighbor would walk his dogs around the neighborhood, and not clean up the dog shit. Once he caught him in the act, he had noticed that this man had Oregon license plates on his car. Smartly, my brother waited about four months and submitted his information online. You can remain anonymous in California.

I respect your opinion sir, but I have worked in public law for many years, where I saw hundreds of cases of code violations so severe you wonder how anyone could live in their house/apt., harassment of the worst kind, landlords doing very severe
retaliatory and constructive measures to move out tenants. Almost all of these people paid their rent on time, and did not damage their rental unit. Most of the rentals are well below code when they are rented. There are gpod landlords, but with the housing crisis, mostly what you see are profits before people. Anytime you put people in a position of helplessness, the rich are sure to take advantage of it.

I just went to court in South Dakota against a tenant who didn't pay. Had a legal lease and security deposit document signed and dated. The judge broke the law by not honoring the lease document or the statutes of our state. My attorney was just beside himself that she would do this but she would not listen to him. So, doesn't matter what you have for paperwork or if you have an attorney, the judges are crooks who do what they please.

What about a landlord that won't allow a dog over 25lbs in a 3br house? I find this unreasonable because it's more about their perception of the animal than the owner's ability and ethic to train and keep a dog responsibly.

I am a 40 something grown adult. I am quiet, pay my rent early & go out of my way to be a good tenant as I share a duplex with my landlords and their 3 small children. I am tolerant of the never-ending temper tantrums from their toddler & the trombone practice of their 8 year old.

My landlords (they live upstairs) decided to "remodel" but said it wouldn't affect me. They tore out all the walkways and ripped up all the grass to re-grade. There has been nothing but 4" deep mud for the 150 feet between the street and my door for >2 months. They tore out my patio (& their deck) so all my patio furniture is in my living room waiting for them to finish. The husband is doing all the work himself so construction goes from 6pm to midnight Monday-Friday and all day Saturday & Sunday. They dumped the solid waste from this fiasco over the fence into a national park. They also didn't bother with permits from the county to do work or for sediment control to re-grade. They were reported by half the neighborhood and a million park goers so they have had inspectors from the county, state & park service practically daily with "stop work" orders which means this is dragging on and on.

So, no, the tenant isn't always the problem. Sometimes, it's the narcissistic, Millennial, entitled fucker who thinks that public lands are their private dump and just because the tenant is paying for crazy things like the stuff in the lease, or a place to walk that doesn't ruin every pair of shoes she owns, doesn't mean the tenant should actually get the stuff she pays for.

A tenant is entitled to a habitable environment as defined by your lease and local/state laws. You should be able to get out of your lease based on the conditions you describe. At a minimum, you should be able to negotiate reduced rent. It also wouldn't surprise me if the landlords are in violation of local laws for legally renting your space. If it were me, I'd move out.

On chain landlords, AIMCO and Lerner (there are others can find on apartmentratings.com and other like review sites) which had past experiences as a tenant years ago, was a very good tenant, excellent credit paid rent on time, no criminal record, but they these landlord corporations did not timely address critical maintenance or community safety issues. Not the fault of the individual property manager entirely, with some of these corporations more interested in their stockholders than their customers and treat their employees like crap which then affects tenant/customer relations. Last months at an AIMCO property, though alright beforehand, dozen urgent or emergency situation, multiple water leakages from renovations which lead to mold not properly treated and nearly ended up in the emergency room and also broke my lease (health way more important than money). And the maintenance manager with these problems from dozens of apartment causing him extreme stress found from an old neighbor he left the property a month after my leaving. Lerner long ago in Linconia was worse with both maintenance, broken AC among other issues, and letting many people causing problems with loud music and doing property damage move into the neighborhood.

Found great way to get back is posting your experience on social media, apartmentratings.com, yelp, etc. so it makes more difficult for them to rent apartments in the future (just be sure what you say is all true). Also threatening them with renters insurance subrogation claims (great State Farm agent at time mentioned idea) if landlord totally at fault (removing gutters for siding replacement two days before tropical storm with water coming into apartment) where no deductible on your insurance and with the insurance company going after the landlord in full for damage charges. Other ideas though the landlord may or may not find out from the county who made the report, at least allows you to vent and doing good for fellow human beings: 1. Afterwards after moving out if they had not settled my security deposit fairly (got a refund, not owe them) had thoughts of getting the county fire marshal in for removing bikes from the stairwells (seeing that, criminal in rape case while in last months living there in neighborhood parked bike with others) and having the landlord fined. 2. Also after moving out and security deposit settled, if your case warrants, getting the county health department to come into the apartment community, after your report of many or dozens health or safety code violations.

Our landlord was renting illegal apartment to us. We gave her over $50,000 in rent over 2 years. City inspection came out because last tenants called them to piss her off. Well city said no building permit we have to move. She was responsible for paying relocation assistance to us as it's the law . She said she didn't have the money to pay us. Bullshit. We are staying without paying any rent she wont take it to court because the law is on our side. She cant turn of power to electricity or even change the locks. So once our free rent equals the $8400 she was required by law to give us we will leave. She did us wrong and everyday we are here then city will fine her because she has done nothing to fix the place . Screw her.
