Westbriar Condominium Scam

Does any smell a scam?

Westbriar Condominium in Merrifield was embroiled in a building defect lawsuit against the developer at the homeowners expense. Even though the condo won the judgement, somehow the lawyers say it was
"difficult" to get the money back which translated into more $$$ in the hole. Meanwhile, the leaky exterior wall defect was left unrepaired causing further damage. The board of directors called a special meeting (no official voting took place)for a bailout. The board of directors mortgaged $10 million from the bank without owners approval.

At the onset of construction, sink hole were "discovered" and each cost $3000.

The Westbriar Condo scam bears striking resemblance to Vistana in Vegas dubbed "King of Condo Scams"

The FBI bust uncovered corruptions involving police officers, lawyers, board of directors, judges to ensure lucrative work for

Lawyers and construction company

Oh, president of the Westbriar works for a staffing firm and the law firm he hires is a client of his company.

The President of the Board (Mr. Coder) staffs his operatives at Whiteford Taylor Preston (a collection agency) to terrorize residents living in community. Does that not scream conflict of interest to anyone? Fairfax county judges are made known of the issue but decide to look the other way. Hmmmm...

The "onsite" management is such a joke.

Visit 2701 Bellforest Ct, Vienna, Va for this spectacular scam that is so outrageous, you will have a hard believing it.

If nothing else, you'd see what the local justices are really in support of...

Used to live there as renter. Considered buying. Researched it to determine why hoa fees so high and what they are expected to be in the future.
There are shenanigans. Has to be. Why else would a 2 bedroom require 850 p/month in condo fees. The owners are screwed in how upside down they are. If condo fees like that don't convince a neighborhood to band together against hoa officers, then all hope is lost. Hoas are the the biggest scam.

Get your facts right. The one that effected the scam was the builder Jon Luria. And the man still gets permits to build. Don't buy from him.

Boy this thread has a lot of untruths. Finished a two-year $10M exterior renovation in 2014 to fix the shoddy workmanship of Jade (Jon Luria). Half the fees pay for the note taken to complete this work. It was reconstruction or condemnation. Expensive but necessary. As for Mr. Coder's "operatives" at WTP, smells like defamation to me.

Ditto the above from "Servant of the Republic." Jon Luria of Jade development hid from his responsibility in this. (From an original Home Owner here.)

Any idea when the note will be paid off? Is it anticipated that the condo fee will return to the reported (by another party) to $440/mo? And did the $10M include all of the work including elevators?

Thanks for the info.

The condo fees are still $800+ on top of mortgage, taxes, and insurance. Does anyone out there know of the fixes have been finalized, if not when? And, has the Association made any word of whether or not the fees will drop back down to normal rates of $200-400?

Thank you

cONTACT NATALIE MCCRACKEN AT SCS. (Select Community Services, part of CMC/Associa.)

There's about 9 Million dollars left on the Renovation Loan.
The buildings are now like new buildings; they have essentially been rebuilt, including a new roof.

After the loan is paid off, the HOA fees will go back down significantly...

No, the Condo fees are currently from $543.00 and up.

We are looking at making significant payments toward principal of the Renovation Loan... The HOA fees will then return to "normal."

Any new developments on this issue? Does Westbriar Plaza have the same issues as Westbriar?

In order not to be scammed you have to choose the place where you want to purchase a condominium very attentively and think twice before you will make your payment. Make deep research before making any kind of a decision. For example, I have found this website https://www.onepearlbank-official.com.sg about One Pearl Bank real estate and after I have found all the information about the company I decided to buy one share for myself!
