Homes near Fairfax City

Hi, we're looking to move near Fairfax City (old Town). Does anyone have any comments on the homes near GMU (off university drive) or Fairfax Mews or any other neighborhood in that general area? Ideally, we'd like to be able to walk to Fairfax city for dinner/drinks. Anyone know why the homes across 123 (fieldhouse side) are less expensive then those on the GMU side?

I've got a friend that lives in Cobbdale, not really close enough to walk but can get a great value with plenty of yard and room to make the house bigger if a 50's rambler isn't big enough for you. Nice quiet neighborhood.

If you've got more money, North Hill (corner of Braddock and 123) is also a great neighborhood though not in the city.

YMMV, The field side has cheap condo townhouses and much older, less cared for homes. I suspect more of them are also rental properties.

If you move to Cobbdale be ready to spend some $$$$. (Its not cheap)
Its a very nice neighborhood and relatively safe, but, there is an organization called the Cobbdale Homeowners Association that may as well be Gestapo.
I know a friend who lives there and has a rather small but nice home
that sits on a 1 acre lot. Its been on the market for 9 months now
and cannot find a buyer. Some with larger lots and are demolishing their
homes to make room for 2 homes to be built. Pays to do your homework.
BTW, one family paid $1.2 mill for their home and cannot sell now either.
Thats what you get for playing the "flipper" game. Its like "Hot Pototato".
Beware. A very wise person once told me to buy in a neighborhood where
you will be the "rich guy" and not the "poor guy". Good advice.

No, its the other way. Boundaries seem to be South of Rt. 50 between
Jermantown Rd. and Rt 123. I live very near there but not inside.

Can you elaborate on "caution advised". What are your thoughts of the houses on Mclean Ave by the school?

Whoops! Sorry, I meant to say "North" of Rt 50. Im not sure where
Mclean Ave is even though I've lived here for 10 years. Which school?
"Caution Advised" means just that. Some have made money on their homes,
some lost their shirts, and some just stayed put during the bubble.
If the property has a large lot, can you effectively build another?
If your neighbor builds more homes, will it effect you? If you're buying
there because the schools are a factor, I have nothing but praise for
Fairfax HS. All my kids are off to college now and FFxHS prepared them
well. The convenience of being 5-10 minutes from the Vienna Metro is
nice too and dinner at the Bombay Bistro or Fuddruckers is only a short
walk. You can even walk to the 29 Diner!

Ok I thought by cautiong you meant the neighborhood was sketchy. Mclean Ave is near the Paul V (forget the roman numeral) catholic school on 50 and in that area. We'd like to be w/in walking distance of Old Town fairfax.

All I know is when I drive down 123 that I see a lot of day laborers wandering around that neighborhood north of downtown Fairfax City.

Most of the "day laborers" you see during the day do not live around here.
There are apartments just off Eaton Place that have some, but not that
many. (the ones on bicycles) If you check the FFx City crime report
on the PD website http://www.fairfaxva.gov/police/Police.asp click
"Daily Crime Bulletin", you will see there are some crimes just like
everywhere else in FFx County. The City Government is just like the
County Government in that they do not believe we have a problem with
illegal immigration. HOOEY!!!
