Very Nice Townhouse for Rent. Located in Centreville. Near Centreville High School. 1300 a month. 2 Master Bedrooms, each with full bathroom. 2 half baths (one in basement, one middle floor) Backs to woods. Finished basement. Large size deck. Minutes from George Mason University. Minutes from 66. Other Townhouses are renting for 1600 or 1700 in this area. Great Deal. Move in soon. We have to vacate by the end of June. You can move in sooner if you have to.

Utilities are probably around 200 a month. But isn't relative to your lifestyle? It is a heat pump that works pretty well. If you have 4 TVs on 24 hours a day your electric bill is going to go up. No gas, electric stove. How much are the utilities at the house your at right now? No I am not going to pay utities. Actually there is a HOA bill 4 times a year that I will pay. It is not an end unit. I am going to replace the carpet on all floors. There is a fireplace in the basement.

Agree with the poster who suggested Craigslist. As you are a one-tenant landlord (I'm guessing here) you are able to keep the partying college students out if you so desire. If you have more than five (I think) rentals, you have to abide by the Fair housing laws. But I'm sure if you have that many rentals, you already knew that.

I'm not 100% sure how you can enforce that unless you have your current neighbors keep 1/4 an eye on them or pop in for a surprise visit every couple of weeks. Also consider a military family -- if they are delinquent with rent or cause you other problems, one call to the CO can get things fixed.

Pets are fine, I guess I would be interested in knowing what kind of Pet first. Dogs, Cats, Birds, no problem. Boa Constrictors, hmm, might have to see it first.


I will post on Craigslist if I need to. Right now I really have to be out by July so I have time, but If I can get someone from FU, why not, This site is getting popular enough around here.

If I were renting a house, I'd a zillion times rather have a tenant with a boa constrictor than a cat or a dog. I doubt the boa would piss all over the new carpet.

trust me, get one, don't be the landlord. suck it up and take the 6 to 8 to 10% cut of the rent theyll take. if not, youre setting yourself up for heartaches doing it yourself, especially when listing it for below market value. doing that, listing it on the cheap, is going to attract all the riff raff that cannot afford a market rental. you dont want those "kinds" of folks squatting in your place.

rental units - TH, single families, condos, apartments, are all high in demand at the moment. you will have no problem renting it. management companies take care of all the BS involved - credit checks, leases, money, repairs, etc. etc.

i've known too many people over the years who have gotten screwed doing it themselves, in every way imaginable. for every one person handling things solo, that goes peachy keen, there's a dozen who are crushed.

Do you think the OP is till looking for a tenant after the 3-1/2 years since his original post?

Muy Bien! Me Pedro, I can sleep in my work van, I pay 20 dollar per week to use plumbing facilities once a day and laundry machine once a week. Also I do drywall repair.
