Would you buy a house here?

My husband and I are moving to Fairfax and looking for real estate. We found some really cute single family homes off of Lockhead Blv. and Fairchild drive, just to the East of Huntley Meadows Park.

When driving there during the day, it looked like a nice, sleepy, neighborhood. Nothing at all like the 6 beat up cars in the drive-way, 24 people to a house, places we were looking at in Annandale off of Rt. 50.

I was wondering if you would consider this area nice? I did a search on here and found that living near Rt. 1 is not so great for crime, and this neighborhood is kind of close to Rt. 1 but it seemed so cute.

We're looking for a nice neighborhood with good neighbors. We're both professionals and have our first baby coming soon, so I want to live somewhere I feel safe. Not somewhere that people are hanging out on their porches during the day because they don't have jobs, or have trashy yards and just aren't productive members of society.

Of course, our budget does limit us, but we both understand that too.

No way - not a good neighborhood. Look in Kingstowne, or even parts of Springfield are better than that

North Springfield (22151) has the same type of housing and has a better local elementary. It is very safe... the children walk to North Springfield Elementary (7602 Heming Ct. N. Sp. VA 22151). It is right off Braddock Rd and the Beltway.

eh, I wouldn't buy a house there, but if you want major cultural diversity (mostly illegals) then sure, go for it. No, really, that is a horrible part of Fairfax County. Most of the nicer homes in that area close to Rt. 1 are owned by elderly residents that have been there forever. When they start moving into retirement homes or dying off, you'll have to deal with multi-family housing moving in. It's happening in North Springfield now and has been for a while.

What's your budget? If you want a nice, mid to upper income area, check out Burke. Tons of neighborhood amenities close by and great schools. Still plenty of cultural diversity, just different than the cultural diversity you'll find anywhere along Rt. 1.

As a native of this area, I've watched it change drastically over the years. There are great areas, and areas that used to be great that I wouldn't step foot in now. The Rt. 1 corridor is one of the areas I don't go to anymore if I can help it.

You might want to consider renting first. That way you can easily move if you find out you don't like an area, and it will give you a chance to talk to people living in an area you want to live. Driving through an area isn't the same as living in it. You also have to consider your commute, HOAs, schools, etc.

Thanks for all the advice! I did post the same thing at city-data, so hopefully I'll get some more responses there too.

Raised in FFx Co, you're completely right. The house we are interested in had an old person in it who passed away, you could tell by the decor in the house. And I definitely don't want to live in a neighborhood where there are multiple, multiple, multiple members of families living in a 3 bedroom rambler.

We've looked at some places in Burke, mainly townhomes because that's all that's in our budget. It just seems so much farther away than Alexandria and Springfield does too. I'll be commuting into the DC area daily so I know it will be bad any way.

BUT, that said, I would rather commute a little more than live in a seedy neighborhood.

Great small town feel, great schools, wonderful homes. Need at least $500,000 for a starter home.

Plus it has great restaurants, near shopping, has a metro stop and is clean.

Do you know why the kitchen table was small? Because it is a staged house. Those rooms are small, so the realtor put in small furniture. You have a kid on the way, you will need more than 1000 square feet. If you want to pay in the 300's, try South Riding (20152).

City is nice, high taxes though. Problem is that poster is looking in the $275K range. You can buy a 2 BR town home in FC for around $300K, but certainly not a SFH.

The commute to DC on 66 is a nightmare.

When you have a baby being closer to work is better.

Buy a house when your kid turns four and you will have more money to buy what you want.

I go from the city of falls church to dc every day. If you don't have HOV, you can't take 66, so I weave through a couple of backroads to get to the GW pkwy and over a bridge. It takes me on average 30 minutes each way.

Getting into a house now with interest rates this low and prices not yet fully recovered makes alot of sense. You can build a little equity. Rent has gone up too much in this area for it to make any sense when interest rates are this low.

I would rather rent and have a life if I only had $275,000.

Plus we don't know how much of a down payment they have.

Think again about Burke, very nice schools. If you work in DC and have normal hours there is a VRE train too. The train is much cleaner and nicer than METRO and beats the hell out of driving.

The best way to judge a neighborhood is to go there on a weekend when it is nice out. Then you will get a true sense of your neighbors. Real estate agents will try to screw you over by taking you by during the weekdays when no one is home.

Like the other posters said rent in the area first before locking into a mortgage.

the two homes listed above in 22046 falls church are in an awesome spot for walking around town and driving to dc. the school is top notch and it is prolly the safest place in va to live BUT i have been in them and they are 775sq ft 2bedrooms and that is with a staircase. they are tiny.

fha is 3.5% down but it may increase to 5% by next year. the apr is still less that 4.5% and that is fixed for 30 years. the credit score has to be 620 or higher which is very forgiving.

anyone can get into a conventional loan at 20% down. also around 4.5% apr right now.

Try Ravensworth Farm off Braddock and 495. Houses from $275K with 1/4 acre. Good schools, adjacent to Accotink Lake (with trail) and a mile from Audrey Moore Rec Center. Its quiet, full of kids and has great access to everywhere (assuming you consider I495 great at anything...)

No, we have a 20% down payment and already pre-approved for a normal loan (not a FHA or others). I think we'll keep the Springfield/Burke areas in mind and probably go the townhouse route since that seems better as far as "niceness" of the area goes.

Thanks for posting those redfin finds, but someone else is right, they are kind of small especially given that we've seen some rather large townhomes already in our price range. I guess the trade off comes with the distance, since Falls Church is much closer than Springfield/Burke.

We picked a smaller detached vs. townhome and we are glad. Town homes usually have a fee added to your housing cost. Additionally we wanted a yard for our new kids to be able to play in. Garden, swing running through the sprinkler. Much more privacy than a townhome too.

It is the location and the schools. You are a few years off from having to worry about that, but Falls Church City Schools beat anything in Fairfax (outside TJ) hands down.

I think that area's still barely in West Potomac School District, but also pretty close to the giant trailer park. And the stuff on the northern side of Lockheed isn't too great (I think it's funny the street names around there are Lockheed, Northrop, and Grumman).

Those house along Lindberg seem pretty nice (though WAY too close together), but are just separated by a creek from the trailer park.


Also Gordon - Grumman Pl has like a dozen houses on it. Beach Mill Rd. is over 4 miles long.

In my short time here on FFXU, I have never seen Great Falls included in a list of areas that are considered the worst parts of the county...

I guess it's just that as I looked at what you put out there, I was reading the list and I'm like "shit, that's not like hardcore crimes or anything" as most of them were simple traffic violations, one domestic, and some drunk in publics. So I just picked a street in Great Falls to show that it's the same damn crap happening there.

And if you notice, that first street I picked (which prolly has the same amt of ppl living on it despite it's length) has more crime noted (even though most are traffic), two domestics, one animal cruelty, and the ONLY drug poss. charge on either list.

I mean, of COURSE if you could afford Beach Mill, you'd choose to live there - nobody's gonna dispute that. All I'm saying it that the richie-richs of Fairfax County arent all that more high-and mighty righty than the Hybla Valley ppl, is all, and that Grumman Pl really isnt that bad a place, based on the arrest list.

And I dont think OP has Beach Mill $$$$$, anyways, y'know? Or else they wouldnt be asking for advice on the interweb on where to live. LoLz

I read City-Data forums on occassion. It is basically the antithesis of this forum. Everyone is helpful, friendly, and if someones got smart comments or an attitude, other members put them in their place.

The NOVA forum is riddled with posts just like this though. People moving from various areas of the country for new jobs because they pay so much better than their old ones, but don't realize the raise in pay comes with a substantial raise in cost of living. They point to lower income, higher risk areas such as manassas and inner beltway Annandale usually.

The only nice homes in their price ranges are nightmare commutes to DC (i.e. Gainesville, Fredericksburg, South Riding). The further away you get from DC, the cheaper the housing, but the further away you get from job centers. People just don't understand that a 1 BR apartment that went for 400 bucks in your current state will cost somewhere between $1100-1400 a month over here in places with good commutes to jobs.

I would try and rent where you might want to live if you on staying in the home 4+ years.

Location and schools are the most important thing. If you are not from an area like Fairfax and and you commute try seeing what the traffic is like when you would commute.

Try Burke, or Centreville.

Union Mill is a great elementary school.

Fc is right George mason is a great high school and his is right about tj but McLean is also there with them. Prolly between the two. Falls church high is good as well. The closest you can get to a semi nice neighborhood close to dc is 22042 but try to stay north of rt50. Their is about 10 detached homes on the market in that zip and also a few th. Good luck.

I agree with the poster that suggested renting 1st, gives you more time to become familiar with the neighborhoods in the area and the traffic pattern. I won't purchase a home right off the bat, then you are stuck if you discover that the neighborhood is not for you and your family.
Manchester Lakes/Kingstowne is a good area. Right off the HOV lane to go into DC along with being in between 95 and the beltway, check it out not far from the Burke area.

Rt 1 is well known as "The @sshole of Fairfax County." Stay away from Springfield, anything on near Edsall Rd, Backlick Rd, Braddock Rd from Backlick on East/North, anything east of 495 on Little River Turnpike. Don't go west of the S. Kings split off of Telegraph at the 7-11 in Kingstowne. Stay out of Lorton near rt 1. Annandale, Seven Corners, Bailey's Crossroads, Jefferson, etc. are no go's. Really, you would do well to stay out of anything east of the Beltway in Fairfax County as a rule of thumb. Stay out of Herndon, and be very wary of parts of Centerville. Hit or miss there.

Kingstowne or Franconia would be a home run for you. I work for Fairfax County as a firefighter. I worked station 5 on Beaulah Street and Franconia RD in the past. It's quiet at night for the most part. Kingstowne and Franconia are very much bedroom communities as the saying goes. Rt 1 until you get down towards Gunston just sucks all around. While it's not SE DC, the Bronx, or S. Central LA, the area still gets a lot of ghetto nonsense and gang activity. Same for Herndon, Annandale, and especially Bailey's.

Do yourself a favor and drive around a prospective area during the mid evening hours, and again around 1100-midnight. See what type of night creatures are out there. Look for telltale signs of trash living near you such as unkempt lawns, a disproportionate amount of parked cars for the amount of housing, bars on the windows, any trash at all lying around, vacant lots, more than one or two police cruisers running around, people walking around aimlessly late at night, especially if they're pushing kids around in a stroller at midnight like it's the norm, like that's socially acceptable behavior. A disproportionate amound of businesses with spanish wording, any abundance of liquor stores, check cashing establishments, or a large number of hole in the wall makeshift churches. Alcohol (and drugs obviously) and religion are popular in poor, high crime areas since these offer a means of escape from their reality. I lived in NY a long time ago, and I've lived in Chicago as well, so I know what to look for.

It's your first home. Chances are in 5 years you will be in a different one. So look at what you can afford. everyone wants the single family however the reality is in our area it's not affordable for most. You can always trade up later. 275,000 in Kingstowne is a small townhome or larger condo. However they are not losing their value the way others have in some of the dicey neighborhoods. Lastly if you relocate it would make a great rental property. Most homes right now are renting for more than the mortgage payment. Right now rates are low. If rates go up to 6% from 5% where they are hovering now you no longer qualify for $275,000 more like $200,000. And you get no tax deduction. There are plenty of reasons to buy now. Buying a home is like finding the right wedding dress. When you find it you will know.

Here's a piece of advice for you. Find a home near one of the new DOD installations - somewhere in Alexandria or South Arlington or near Ft. Belvoir.

At some point, all those new workers will decide that they're sick as shit of the awful commute and will want something near where they work. They'll want to buy within a mile or two, and your place will sell at a premium.

Worked for me. I bought my home off of Duke Street in Alexandria for about 175,000 back in 2001. When PTO moved in in 2004, PTO workers were looking all over for housing. We sold for $350,000 - two days on the market.

Granted that was the run-up to the housing bubble, but the fact of the matter is that a PTO employee bought our place and was raving about how she could bike to work.

You can have it safe, you can have it cheap, you can have it close to DC - but you can pick only two.


You're gonna pay to live here in one of a few ways...

A cheap house far outside the beltway with a nightmare commute - you pay for it daily in hours on the road and gas prices that spike and screw your budget. I have coworkers commuting in from WV, Front Royal and Hagerstown. Freaks.

A cheap house close to the city in a nightmare neighborhood - you pay for it with your safety, losses due to (hopefully only petty) crime, and a crappy quality of life when can't go out at night. Also, your kid grows up there.

An expensive house in a nice neighborhood - a mofo of a monthly payment, but you make that payment and its over. No traffic or hangin' in the hood. You'll be house poor but walking is a free/undervalued pasttime and the neighborhood is safe.

Opting for something smaller and sharing walls with people ups the stakes a bit. Go cheap and now you're sharing walls and parking lots with that shit.

Maybe compromising to sharing expensive walls is the way to go. Yards are overrated if its a nice neighborhood with a tot lot that you don't have to maintain yourself.

I'd have to agree with this. Though these are not in Falls Church City, you should check out Holmes Run. Woodburn Elementary is practically in the neighborhood:
