Ffx vs Loudon

Question for everyone out there:

what makes Loudon "richer" than FFX county, according to the Forbes list of richest counties published? Thier median income is pretty much the same, and I always thought the real estate is FFX held up higher in value than Loudon.
What am I missing? the proximity to DC is much closer for FFX county, right?

Basically there are fewer low income households in Loudoun than Fairfax. Think about it, we have Annandale, the outskirts of FFX City, Burke where the income may not be that high. Loudoun has low income households but there is a better ration of high to low incomes and a lot of those high income households are some of the wealthiest in the state.

The outskirts of Fairfax City and Burke are two of the three examples you cite of lower income areas in the county? I'm not even sure those crack the top 10. Just going by schools, you're talking about LBSS and Woodson/Oakton which are nowhere near the bottom tier.


Anyway, Loudoun has a higher % of households where both people work, so that drives their median income a little higher. If you go by individuals instead of household, I believe Fairfax has a slight edge.

Umm .... depending on the source, the median household income for Burke is estimated between $117,000 - $132,000

Have you guys been to Loudon? Most neighboorhoods there blow Burke away. Burke isn't what it use to be. Neither is six figures in either county.

Greg pretty much hit the nail on the head. Fairfax is has more poor ppl than Loudon just simply cause the only low-income areas with any density to it are in Leesburg and Sterling Park - that's it. All the other poor ppl live in really rural areas out there, hence their low numbers.

There's also a lot of pro athletes that live in Loudon. Raises their averages dramatically over Fx, but Greg hit it with FX has more low income than Loudon.

Yeah, FFX has too much Section 8 BS, and they're attempting to add a whole lot more (Thank the politicians who get the under-the-table payments from developers).

Well, first of all it's median income, not average, so a couple outliers wouldn't raise it much at all. And there aren't that many pro athletes anyway - at least not compared to total population.
