gas stations in the springfield area

Why dose the west springfield area (whole foods, cardnal forest shopping center) have so many gas stations they are even building a new one where the 7-11 gas station use to be.WHY?

There are a ton right there, including 2 shells within 100 feet of each other.....but i will say that 90% of the time i try to go to the Shell or Exxon I have to wait for a pump. So apparently there is a high demand in our area.

There are literally tens of thousands of people in the area, few other places to put stations, and all of those stations have been there for over twenty years.

The next station north on Rolling is at Braddock, and they are thieves.

Go east and the station on the right just before Backlick is often closed, a pain in the ass to get into, the others around there are off Backlick making them not terribly too convenient anyway if you live in Orange Hunt or CArdinal Forest.

South on Rolling.....eventually you reach Saratoga and the one lone station in that area. Again not convenient.

There is almost always a line at the Express station at Lee Chapel, making it less than convenient as well.

As for the 'new' station that is being built, they are upgrading the station, just like the Cardinal Plaza Shell and the Whole Foods Exxon have done. Both of those stations were itty bitty things back in the day. But now they have large canopies and multiple pumps that almost always have cars at them. Clearly, the area can support all those stations.

That would be why there are so many.

The shopping centers of Rolling Valley and Huntsman weren't allowed to put in gas stations, forcing people that live closer to those places to use these older stations.

When the new govt facility on rolling opens up there will be plenty of extra commuters driving thru the old keene and rolling intersect.

Im really looking forward to that.
