Herndon - looking to buy a house

I am looking to buy a house in the herndon and need some opinions, etc.
You all know the Kmart plaza in Herndon, well I am looking at the houses behind that. Adams Street and Van Buren streets. Any take on the area? Bad ? Good? Ok?

Do you speak Spanish? Herndon has become a little Mexico and looks like it will be the next Manassas. As for that area behind K-Mart, I think is one of the better spots. Florida ave is where most of the crimes happen. Stay away from around the 7-11 in Herndon.

I would pass on Herndon and try Ashburn.

But, in general the housing marketing is expected to keep dropping into the first quarter of 2009 so you might be getting an over priced house right now.

Ashburn is too far out, but you may want to look at Cascades! Straight down Rt7. It's a great development, with lots of amenities!

Theire are some townhouses in Annandale/Falls Church area that have neen reduced in price recently. Bonus, you are inside the beltway. Buy a house near where you work or you think the jobs are.

If you're selecting your location based on high schools you should be aware of upcoming meetings regarding realignment of the school boundaries. I'm guessing that some students in Herndon that may go to Westfield High School now could be shifted to other high schools. I know when my parents bought in Fairfax County they chose the high school first and then found a neighborhood.

The area back there isn't too bad, but you will run into some mexicans....but just as Lurker said, avoid Florida Ave. and the 7-11 on Elden St. (Alabama Dr. and Park Ave.)

there are some requirements for living in herndon:
  1. a car in your lawn that doesnt work.
  2. you out a mexican flag on your bumper.
  3. you speak spanish.
  4. your car has to suck or decade old.
  5. you cant use crosswalks
  6. trash is not to be put in the trashcan
  7. you can only buy corona beers.
  8. you cant cut your lawn but you must own a crappy lawn mower.

LOL... Tough times when agents are willing to buy TV's for people. Wait about 12 months and prices should drop another 30,000 or so.

(edit) With the $30,000 grand u save u can probably get a nice TV :)

On the news this morning, they said that the market should rebound in late 2008.

Don't wait too long! The retailers are already pulling out their Holiday decorations since it is only 4 months to Christmas! WELCOME 2008!

Buyers don't even need an agent in this market. There's way too much inventory and if you have the negotiation skills of a 5th grader who likes to trade baseball cards, you can work the price to your liking. Start at 10% off list and work your way up. Seller's agent can draw up the paperwork and you can just hire a title company to close.

Tia - Ashburn isn't that far out. South Riding too for that matter. It's just far enough to keep out the riff-raff from the Cascades / Sterling area (except for the nieghborhood next to Lowes Island, which is nice). -§
