Condos around Fairfax Hospital

Can anyone recommend an area around the Hospital for Condos. Looking for a 2bdrm to purchase less then 300k. Thinking Stonecroft area but didn't know what else was around worth checking out.

Yes, looking for a safe neighborhood. I mistyped and mean Fair Oaks Hospital off 7100 and not Fairfax Hospital.

Before you buy a condo please make sure you check out the fees. I have seen some for two bedrooms go at 150 a month and others, this is no lie, 700.00
The condo fee is not tax deductable unless you are renting it out.

If you can swing it buy a townhome with less HOA fees. More propery rights and less fees. The extra money you pay for a condo fee could be put towards the townhouse mortage.

BTW if you read some of the posts on here you will see the horror stories about people who get themselves elected on condo boards and become tyrants. It happens.

CP, Normally I'd agree but just looking for a 0 maintenance situation (e.g. No yard, bushes, etc. to take care of). We're looking to cash out up here and go further out but want to keep something (small) local for work during the week and then maybe a rental later. Drop dead shocked that a condo is fetching so much these days. This place is nuts.

In a slower real estate market condos are the last to move so unless the market is hot it could take some time when you go to sell that condo. Buying a townhouse depends on how big or small you get. I hate to see people buy a condo and with the attached HOA fee end up paying more on the bottom line than a townhome mortgage.
My towhhome wasnt a big up keep problem. The grass I cut with a cheap electric mower in a few minutes. Depending on how new it was the maintenance problems were not so bad. The HOA fee was cheap because it included just trash pickup and snow plowing a small area. When I had a condo it included most of the utilities and I ended up paying for water and gas at the same rate as my neighbor who had five people in a one bedroom unit.

condos in the fairfax area don't have a as bad a condo fee like arlington/alexandria. the highest around fairfax is 250ish. for a nice newer unit you're looking around 200-250. Stewie, there are some neighborhoods like Penderbrook which is probably one of your best bets for sub 300 with lower condo fees. plus it's on a golf course, down the road from Fair Oaks Hospital too. i'm a realtor if you haven't figured out. send me your email if you want me to send you some listings. i won't bug you either, i'm not like that.

Thanks for the offer. My mom is a semi-retired realtor. "Semi" in the sense she only does work for friends and family. "Work" in the sense she'll do the mls if you tell her exactly where :-)

Ah, ok. Cool deal. I think Penderbrook would be a good bet. The condos I lived in, Fairmont, are a little more than 300k and the condo fees are 200 but it's really convenient being right behind Fairfax Town Center. That's something to consider. They're bigger than Penderbrook.

I agree, penderbrook is your best bet. They're very close to the hospital, and usually much cheaper than other condos in the area. Parking there sucks though, but Stonecroft condos are shitholes. And do watch out for those condo fees. You may not want to do maintenance, but the associations are fictitious racketing schemes that don't even hire decent services, let alone charge you a fair price for services not rendered.

I used to own a condo at Grays Pointe. They are right on 50 near Greenbriar Shopping Center. They are probably at the 300-330 mark right now. I loved living there. The third floor units have cathedral ceilings.

There are also some new condos on Centreville Road (also near 50) near the Lowe's Shopping Center. It's called Chantilly Park. They are nice and new.

There are some condo fees higher than that. It depends on the square footage in some places, so a one bedroom will have a lower condo fee than a two or three bedroom.

Also, I've noticed buildings with elevators to have higher condo fees.
