Ideally speaking, how much should I make to be able to afford a 600k home?

Currently I make 110k with no debt and live in an apartment with my wife and 2 kids. We’re looking to buy a home but i’m not too sure how much i’d be able to afford. So I though i’d ask, how much do you think the bank will pre approve me for? 500? 600? None of the above?

Your question cannot be answered with the small amount of info you provided. Other questions that will affect what you qualify for include:
$110,000 - before or after taxes?
what is your credit score?
Have you EVER defaulted on any loan?
How long have you been with your current employer?
What is your previous work history?
Does your wife have debt?
What other liabilities do you have? child support from a previous relationship, etc.

No, $110K is not enough income to afford a $600K home. Especially with the added expenses associated with 2 kids. Even though you might find someone to structure some loan that you could qualify for at that level.
There are lots of calculators online which will show the percentage of your income which would need to be devoted to mortgage, taxes, insurance, etc.
Just ballpark, you'd need at least +$150K and that would be a real stretch for most given other typical debt and expenses.

Sadly, if it is located in Loudoun/Fairfax/Alexandria(city or ffx county section), there will soon be “affordable housing” built WITHIN view of your $600k house.
The days of market progression in home prices has now taken a back seat to critical race theory, and somehow having bigger credit scores is a plus.

110 k and a 600000 house ?? How about 350K to 400K for a nice brand new 4 br single family home in beautiful Fredericksburg , with the money you'll save on the real estate tax you can ride the new Lexus lanes up and down I95 all the way up to DC or Tysons and back everyday without breaking a sweat by yourself or get into a van or car pool and save , in about another year and a month when they finish them down there from Rt 610 to Rt 3 . Don't laugh check them out down there its a much better area to raise a family with lots to do ,shopping the rest and far less traffic crime and problems

I’m actually strongly considering this because I would expect the home prices to rise in the future. I’m just skeptical about Stafford County. Plus it would take me an hour to get to DC.

now, figure you're six months into this house and you lose your job. How long can you float on your savings? That's a timeframe you have to be comfortable with. Forget what you're approved for and be realistic.

If you could swing a 20% down payment on that $600,000 home and your kids were not in daycare or going to private school, it should easily be possible to afford that $600,000 home on $110,000 after tax at today's low interest rates. If you are going to go above a 80% loan to value and have to deal with PMI is where you will run into trouble.
Another thing to remember is that in the current market a house in good condition being listed at 600,000 is going to be selling for well above that. I am hearing of buyers who ended up going 10% above listing and then running into trouble with home appraisals.

Houses in the areas of Rt 17 Rt 3 and the 126 Spotsylvania exit will be going up in prices once the I 95 toll lanes are finished , there's many new homes down there at prices from mid 300's to 400's while 550 gets you a 5 acre lot and the big 4 br with 2 car garage with power taxes then Fairfax Nova , say what you want the area is far nicer then Prince William county and is far more calmer then Nova , the downside is the commute but still that area is closer to DC and offers more the to the west which has its own bad communing problems . The OBX is 50 to 60 miles closer or a good hour and a half on weekends . Lake Anna the lower Potomac and Rappahannock rivers and The Blue Ridge are all within easy driving distances for day trips

Without 300 k down forget it. Yes its sure not 2005 anymore Toto, with 30 k down and good credit you'll be lucky to get a 300k house with a family . You better start looking farther down 95 towards Hanover if you wait till those Lexus lanes south are done, make sure the septic field and well can handle your 45 yr old 3 br one story bungalow with a propane gas stove and the big ugly tank in back and electric baseboard strip heat

Be sure to factor into your math the additional $200 per month you are going to be paying for gas once your employer forces you to return to work. This doesn't even take into account the wear and tear on your car, or the value of your time being stuck on I-95.
My brother used to rave how his standard of living was so much better living in Stafford. His weekdays were shot because by the time he got home he was too tired to do anything. On the weekends if he was doing anything other than hitting the big box stores he was driving back into NoVa. Plus within five years of moving in the traffic near his house was getting as bad as NoVa traffic. It was only when he switched jobs to Quantico that he finally was able to enjoy lifel.

Beats the shit any day of the week over a $1975 a month + 3 br apt out in Chantilly or Woodbridge , you still must pay your commuting dues in NOVA even if you live in a dump in Pimmit Hills that now cost 600k and work at Tysons 1 mile away.
Of course you could live in apt in West Falls Church and work at the 7-11 1/4 mile away too for 11 an hour pushing pizzas into the oven and ringing up lottery tickets
Or you can ride the ez pass toll lanes in a car pool or your own ride and live in a single family home that you own for a mortgage of 1500 a month PITI and mortgage insurance included ,a monthly amount which became extinct in NOVA about 20 years ago

$1500 per month? $2,000 is more like it for Stafford. Maybe $1,800 per month in Spottsylvania. If you bought 5 years ago then $1,500 might be what it is running you today. Using that "what my home is costing me" method would mean many Fairfax residents are paying far less than $1,500.

@ 3.25% 30 year 80% mortgage would be under $2000/month for primary mortgage on a 550k home.
2nd mortgage 10% would be another $250 or so if you can't pony up 20%.
taxes another $4-500 or so per month. insurance 150? to 200?
obviously, you may be looking at upkeep dollars. all.in under 3k per month before upkeep.
qualification is 28% of income for p&i and 36% including total payments. you shoild be fine.
ideally, you'd make a stivk per year, but that's not where you are.

My wife makes life MISERABLE by droning on & on about how she wants a house. She has a townhouse in Sterling (ick!) & I have a 2br 2ba condo in a Tysons high rise. She has WAY too much SHIT to move to the condo. I have way too much sense to move to Sterling!
I'll tell you what: time = money
If you travel into the beltway from outer mongolia VA, all of that travel time must be added in as a part of the cost.

Upkeep did someone say upkeep , A 550k house roof can cost 6k to replace, a deck 4k, a heat pump drafty home furnace the 6k , Ac units the same for a 550k house in NOVA where does a person making 110 k a year come up with that with all other expenses in their faces all the time plus no bank will give you that loan without 25 or 30 % or more down

My family income is $110k, and we bought a 4 BR house in Bristow for $511,000 this past year. We put 170k down. Enjoying it.. house has already increased in value about 50k in the last 6 months

WTF are you babbling about Marcus. There are few neighborhoods in northern Virginia, even the questionable one, where home prices are not appreciating. The 10% appreciation that Xnhu6 claims he is seeing in Bristoe this last cycle is about in line with what many are seeing. If you've owned a home for at least two years and can't sell it, walking away with a pile of money, then either you did cash out refis or you didn't even perform the basic maintenance.

I have more than $30k in actual cash sitting in my home safe right now. If you make $150k ($8,600/mo take-home after taxes and benes) and have no debt, saving $30k or more isn't that tough. Life is a series of decisions whether they are good or bad.

“Life decisions” have little to do with how much liquidity one has. It’s all about circumstances, timing and luck. I’d love $1 billion dollars. No “decision” I make will likely get me there.

I was born and raised In fairfax. I should be able to buy a home here and not have to pay exorbitant prices. They should have home grant programs so natives can stay. So sick of these carpet baggers and their pet illegals coming to our area and jacking up home prices.

Took a day off and went to Stafford then Fredericksburg . Of the two we liked Fredricksburg the best saw a few new homes in the 400's to 500's . We are buying a 4 br 3 1/2 bath Colonial for 550 brand new with our color choices and more on a five acer lot near a beautiful farm 5 1/2 miles from the rt 3 exit. People at the Pentagon in my office live near there so I have options to carpool , thanks to the one who posted about the area . By mid summer we should be in the house , it will be wonderful after spending 4 years in a two bedroom apt in mid Fairfax with our two year old twin sons saving every dime we could for a decent down payment.

good for you, dude. hopefully it's under an hour most days and the commute doesn't kill you. don't know what the last poster's talking about, scraped, sacrificed and saved and are getting what you want.
glad this one worked out, but not sure i'd go to fairfax underground for financial and life advice too often. tho maybe you have a rabbit's foot.

You can afford a 330K mortgage. How much money do you have for the down payment/ That'll tell you what priced house you can afford. Remember that you will have closing costs, too.

Honestly, you are suppose to work your way up.
My first house was $192,000 brand new in the remotest parts of the SF Bay Area
Sold it for $405,000
Next house was $500,000 in this area and sold it for $600,000
My final house is $1,085,000 and I still have a $440,000 mortgage.
Refinanced it down to 2.625% for 30 years and my payment is less than $2,920/month all in including property tax and insurance. Single, I make around $250,000
My plan now is just have inflation and crazy Joe spending $10 Trillion a year printing money and making that $440,000 balance just worthless in 10 years.
With such an income, you can't afford a 600k house. But here, it also depends on several factors that can affect your mortgage. The easiest way is to enter an online calculator, and there you can calculate everything. I can recommend Mortgage Advice Cardiff, or you can contact this team. Furthermore, on their website is a lot of valuable information about the mortgage. I got them a few months ago; I was also interested in a mortgage. But after my income that does not exceed more than 150 K, I can not afford it yet.

don't know what you're talking about. mortgages and originators are a dime a dozen, no one's magically getting you something you couldn't come close to getting elsewhere. just a question of who is skimming an extra $2-8k from you up front or over time.
go to better.com , they've seemed to have the best comp rates and closing costs for some time.
