Drywall project estimate

YES, I could go out to Angie's list but a question here on a Drywall project.

Would like a entire new living room ceiling replaced, size is 12' x 20'. Now it's that ceiling textured paint style I want ripped out completely and regular style and painted replaced. What is an estimated cost for the total project with labor?

I only use illegals and that would cost me about $1,500. If you call a large company (who will just sub it out to illegals) expect to pay around $3k - $4k

A few grand is about right. You can see if they will give you a discount if you demo yourself, but that cost is typically minimal. The problem with drywall is the labor. Materials are cheap as shit. But with drywall they have to cut and hang it, tape and mud it. Leave and let the mud dry. Come back and sand and mud again. Let dry. Come back and do a final sanding. Then prime. Let dry. And finally paint. A ceiling really shows the seams if the tape/mud/sanding is not don't just right. You don't want to see that shit so you are going to pay to have them come back to work on your ceiling at least at least time from the day they first hang it to the last day of painting. It sucks but it is what it is. A good drywaller is worth the cost. A cheap drywaller will leave you looking at every imperfection as you are watching t.v. at night.

Why tear out the old drywall? Laminate (screw) the new drywall to the ceiling. Electrical fixtures/ lighting can be moved to the new surface. It will save the demo, save on the mess, add a layer of insulation/ fire protection. Why waste what only need to be clad over with new drywall?

Laminate means to screw the new drywall on top of the existing drywall. It’s done all the time over stipple ceilings without issue.

Install drywall.

You can’t even imagine how lucky I was recently that I had insurance. The fact is that most of my friends immediately advised me to get builders risk insurance as soon as they found out that I bought a building that is under construction. Then I decided to follow their advice and took out insurance at https://generalliabilityinsure.com/ . After a couple of months, some of the materials deteriorated due to weather conditions and if it weren’t for this company, I would have lost about 15,000 euros for building materials. So builders risk insurance is the best that people have come up with.

The demo and disposal is half the cost of the job. By laminating one would save that cost. You've never done this type of work before have you? Moron.
