House flippers are the worst human beings ever to hit this area or anywhere else. I hope they all get cancer and suffer other worst possible painful diseases. They are scum of the EARTH.

A flipper is basically someone that can come in and stabilize a property, making it easier for more people to successfully acquire the property that don't need their own construction crew. Flippers don't make a whole lot of money in the NoVA market.

If OP doesn't want to flip houses, he doesn't have to. If anybody's holding a gun to OP's head & forcing him to flip houses, if he calls the FFXCO Sheriff's Dept., they'll send the deputies to help him

I flipped me a few Manassas townhouses. The trick is to use Illegals for labor. After all is said and done I make 60 to 80 thousand per house.

I make pretty good money renting houses to illegals. They always pay cash & pay on time. They'll fix it up for a little credit on their rent or sometimes a case of beer or even no charge at all. Sometimes they have loud parties or throw beer bottles everywhere, but, if you say something to them, they clean up the bottles and take the party somewhere else for a couple of weeks.
Illegals are my best tenants.

I make pretty good money renting houses to illegals. They always pay cash & pay on time. They'll fix it up for a little credit on their rent or sometimes a case of beer or even no charge at all. Sometimes they have loud parties or throw beer bottles everywhere, but, if you say something to them, they clean up the bottles and take the party somewhere else for a couple of weeks.

I've flipped before but I prefer buying and renting out. $60k is nice but it's taxed as ordinary income so there goes 1/3 of that gone to the IRS. Then you have risk and time spent, just not worth it unless you get lucky on a great deal.

Best way to go is buying foreclosures in PW county. Make minimal repairs using Illegals for the labor then rent to Illegals on a handshake, rent paid in cash only. Keep insurance on the house by claiming a "3 year renovation project". Show a loss on the real estate investment while collecting stacks of 100 dollar bills in your wallet.
