Why would anyone live in a townhouse? Realtors make millions with this great idea. Let’s cram as many homes as possible into one area and put them up for 475K. Living in a “house” wedged in between 2 others is like you are in a trap. And your life will suck if your wall to wall neighbors are jerks. It’s amazing to me how many idiots jump to the whims of the fat and happy real estate companies. I love my SFH and yard.

Depends on who you are. Lots of childless couples and retirees don't want the maintenance work and cost of a SFH and the yard that goes with it. Townhouses are also more likely to be convenient to mass transit or even walkable to shopping areas.

Lived in a condo for almost a decade, a townhouse for five years, and now a SFH. I sometimes miss the amenities of the condo, and the low cost / low work maintenance of the townhouse. The SFH's lawn keeps me busy at least an hour a week, to say nothing of the interior cleaning and fix-ups.

You can pay illegals $100 a month to take care of all your landscaping. Much cheaper than all the over head and other expenses you have to pay with a condo fee.

Sounds great until you need to spend $8k to $15k on a new roof, $2k to $5k when a major pipe goes, all the utilities that come with a SFH... Then there's all the mortgage interest you're paying because you are taking out a much bigger loan. Don't get me wrong, I'm in a SFH, and its worth it given the # of kids we have. But when they leave the nest, we're going to take a hard look and decide having one here is worth it.

OP has never owned and maintained a property with his own blood and sweat.

Townhouse means no yard, no yard means you can spend more time with your hobby and less expense doing (farming).

Townhouses in Fairfax owned by asians are HUGE - they have allot of square feet compared to older fairfax townhouses. So the term "townhouse" doesn't mean what it used to mean. And they have all the cost of inside maintenance (still significant)

A nice apartment with management - you'd be free to go earn and not be tied to a maintenance job - if maintenance isn't your bag.

$15k on a new roof would mean you're living in a 10,000 sqft mansion or you're a dumbass who calls people like Long, like most condo associations do. I paid $5k to have my roof done on a 2,400 sqft home, GAF 3-tab roof. $5k for a pipe? I assume you're talking about a the main line running into your home, that is insured with Dominion for $10 a month. If you shop around and don't mind doing somethings yourself, a SFH will be much cheaper than a condo. Some condos are outright ripoffs and rampant with cost over runs and fraud like Yorktowne Square Condominium and the Watergate. I own a few condos as rentals, I just had one spend $100k on a pointless lawsuit, great use of money. A few years ago one association paid almost $200k for SNOW REMOVAL, fantastic use of funds, I'm sure the contractor is not fucking them up the ass, /s. And then you have other B.S like special assessments, annual dryer vent inspections and furnace inspections.
I have had work done by associations in my units due to problems caused by the association, things I could have done for $2 the condo hired Servpro to unnecessarily tear the unit apart and completely redo it to the tune of over $15k. I can go on and on with all the waste I have seen by associations.

I loved owning a townhouse before I had a larger family. But what bothered me most was the neighbors complaining about my constant diarrhea. They said they could hear it and smell it, and hated the sobbing that accompanied it. Rude!

Did 4 years active duty, 20 years ago. Used VA home loan to buy a townhouse in OT, zero down. Paid it off immediately. Bought property adjacent to it, outright, with money I made in Iraq.

Rent it to an officer.

Minimal investment on my part, maximum return thanks to you taxpayers.

IMHO townhouse roofs are significantly (less costly / easier) than those of a SFD but the plumbing electric windows costs would be closer to the same

owners are generally "un-attached" to a townhouse: if the place needs major work they move into another townhouse, the place is GUTTED by a (realtor team*), and sold top market price

(gutting a place is way more efficient than per incident fix-it jobs, is sure to make a place saleable ... but requires occupants to move out to occur)

THE SAD THING ABOUT HOUSING ... it's being built (esp in democrat areas) by non-professionals with no ethics

IT'S DISPOSABLE WORK ALLOT DONE ILLEGALLY - YOU HAVE TO GUT IT because it wasn't built to last

historical homes they had allot of room - they had walk-behind walls so things could be fixed without tearing down walls - from a thin walkway behind each wall

today? ha. everything has to be done by tearing out the wall it's like hardware stores and ryan homes designed it that way because it costs more

(example - wiring and plumbing behind drywall is kinda outrageous and dangerous: but they do it anyway. allot of plumbing does things like drilling out studs to fit a pipe so wide it's illegal - but they do it anyway - they don't give a fuck and illegals do all the installing)

even better LOG CABINS had a walking space between the out and inner wall. it allowed for insulation and maintaining waterproofing and extra weather protection - and served as a place to store things not being used, occasionally. there was no push for square feet back then

windows were wood and glass and could last hundreds of years if maintained

TODAY'S WINDOWS are plastic and glass and have a so called "energy" gas vacuum. what does that mean??? it means the window will fail by getting etched on the INSIDE where it can't be cleaned and you'll need to pay thousands and thousands for new windows instead of just: cleaning your window. etched how? years of sunlight charge the particles in the window CHARGED PARTICLES ETCH GLASS

Homedepot sells sealed double windows made of vinyl cheap enough they're disposable so why worry right?

ANYWAY IT'S THE INSTALLATION COST THAT IS OUTRAGEOUS. which one do you have to re-install more often

you have to buy new vinyl windows every time a house is sold because they're crap and the house needs to be gutted ? they frames dull the glass etched? the realator will be all like "well if we have to charge you for cleaning and painting these i don't think the results will be worth it - may as well replace them"

they can BARELY FLUSH and waste water (insuring gov workers who made the rules get more money - because government runs most of the water, of course: obama made rules)

new toilets they CLOG FAR EASIER despite that they use MORE WATER (more how? multiple flushes to get the job done of course. they knew that when they designed it: that's HOW they designed it. to waste water yet to not last. homedepot helped them design it: sell more, more homedepot contractors hired)

new toilets HAVE NO APPRECIABLE GLAZING or micro-thin glazing that means: even if it doesn't clog you can't keep it clean. you'll still need a new one. the glazing wears off, chemical cleaners will wear it off. to have it presentable you'll have to buy a new one - ie, when selling a home or if you ever have guests over. sinks too no glazing.

you'll continually have to clean them with effort and be tempted to use an abrasive cleaner (which would destroy it quickly) because the cleaning is difficult. commercials will serruptitiously suggest using (comet - and abrasive cleaner) for this while a small warning on the label suggests against it.

Townhomes are essential. If everyone lived in single family homes think of how infinitely much further urban sprawl would be. There wouldn't be a single spot of undeveloped land between DC and Winchester/Frederick. It's bad enough the way it is. You have no clue what you are talking about so leave the urban planning and zoning to the professionals you half wit.
