Peroni is actually quite a decent brew. Of course, my standards were set by living among Germans, Austrians, and northern Italians proud of their local town breweries and the wonderfully crisp and satisfying beers they turn out. It’s great to order a pils and then when it arrives, order a second because it takes that long to draw it.

Well, some unsettled weather has moved along now, leaving quite a fine morning to enjoy out here in the beautiful Sweet Spot, especially if and when enjoyed in tandem with a cup of freshly-brewed single-estate Kona. The humidity is a tad higher than one might prefer just now, but there is plenty of sunshine, temps are in the mid-70's, and there is a gentle breeze, so it's quite enjoyable out there even in the absence of notable wildlife adventures to this point in the day. Forecasters do see some bad things headed this way on the other side of the noon hour, so we'll have to see what develops with all of that. And for those keeping track, I had a tasty Belgian waffle for breakfast today at about nine o'clock. Hopefully, this will have been a traditional enough thing to avoid setting off any irrationalist alarm bells.

In other news meanwhile, the Nats did have their moments last night, but they simply wasted one opportunity after another, finally falling to the gritty Royals in 11 innings. Young Austin Voth had another rough go of things, and it may be that his time in the fifth starter role should not be extended after the break. Things should look better in the near term with Scherzer and then Corbin set to take the hill next, but again, the KC squad is not the bunch of pushovers that some people take them for, and we'll need to be on top of our game to get past them these next two days. We'll be there again this afternoon, but I worry that the timing of our Mass Ave crossing could be thrown off by the repair guy coming between noon and 2:00 to check out a cranky attic fan. Hopefully any needed repairs will be swiftly accomplished, but you never know about these things.

Plainly not knowing about one damned thing at all meanwhile are the fabulous flops and frauds of the Falls Church Fail Army, a group that has seemingly now set its sights on proving to the world that, aside perhaps from hard liquor, their incompetence extends across a broad range of alcoholic beverages. And the bottom line there of course would still be that I was indeed sipping on a Stella while posting from the ballpark on Tuesday evening, just as it is an inescapable fact certain that Redfin recently posted the following on its official website...

"In the past month, 178 homes have been sold in Falls Church. In addition to houses in Falls Church, there were also 77 condos, 47 townhouses, and 0 multi-family units for sale in Falls Church last month. Well, the attic fan has spun its last. New one to be installed next week. Didn't take long to pronounce the old one dead, and there was no traffic at all, so we got to the park well before the singing of O, Canada. Even had time to sit down and say goodbye to Sergio (he comped our food & drink) and say hello to Mike. Seems like a nice young man, and his time at Coastal Flats will likely stand him in good stead. We’ll let him know if he gets off track.

Great game today, by the way. Scherzer and Soto were just terrific. Big rain event to navigate through on the way home, but once we got clear, we stopped to grab some KFC. Well, it's actually something of a sticky one out here in the Sweet Spot this morning. Data show that we got quite a bit less rain yesterday than points east, but it was still enough to pump the humidity up noticeably. No exceptional wildlife moments this morning, but all else is fine, and the lush greens out the windows are perhaps just a little more lush and green than usual today. Certainly a great pleasure to gaze out over while siting here sipping on a cup of freshly-brewed single-estate Kona. Gotta love that stuff!

Things were a little rough on the way home from the ballpark last night though. Wind-driven torrents of rain started on Capitol Hill and never let up until well after we had crossed the river into Virginia. Chose to avoid nutcase drivers on 66 by taking Lee Highway up out of Rosslyn, and the route was littered with fallen tree branches all the way out to KFC and on to the immediate west. Saw half a dozen emergency vehicles rushing around with sirens blaring. No evidence of any of that at all out this way though.

In other news, it was just a wonderful game yesterday, even if our arrival was delayed a bit by the sudden death of an attic fan. Our thoughts and prayers are with the manufacturer. But we still did manage to get to the park at a decent hour and were thus able to bid a proper goodbye to show-runner Sergio and offer replacement Mike a proper welcome to the job, All while quickly splitting a salad and a plate of wings that Sergio paid for. Skipped the beer altogether and went with an Arnold Palmer.

And even though it was hot as blazes out there and he'd just returned from paternity leave (second daughter Kacey was born Thursday morning), Max was able to throw seven shutout innings, by which time the homeside -- dressed as the 1969 Montreal Expos -- was up 6-0. The pen was not perfect the rest of the way, but they did finally get six outs to seal the deal by that same score. Les Expos sont la!

If only the team had played this way over the first 50 games. So that leaves one more game to be played before the break, a matchup this afternoon that will pit Patrick Corbin against the Royals' Jakob Junis. He's not as bad as know-nothings will think, but hopefully we can get to him today.

Maybe someone at some point could manage to get to the Falls Church Fail Army as well. All past rescue attempts have of course ended in total failure, and it would appear that the entire corps could well be marooned forever in their deep and ineffectual ignorance. Never heard of Brookmont. Never heard of Brockmont. Never heard of Luzmary. There's just no end to the number of nearby things that they know absolutely nothing about. Speaking of which, Dominion Energy reports that 419 of its 2.6 million customers are without power this morning.

Well, it's not quite the picture-perfect morning out here in the Sweet Spot today, as lingering clouds and humidity from a bit of a blustery overnight have darkened and dampened things a bit. At 74 degrees, the temps are on our side, but it's still a good ways from being acceptable out here at the moment, and even a freshly-brewed cup of single-estate Kona may not be enough to ward off some significant showers and even thunder-bumpers expected to move into the area shortly. Better things are forecast for tomorrow at least. A big spike from yesterday has meanwhile left 1,471 Dominion Energy customers without power this morning. Interest in the purchase of used Generacs has however remained at near-zero levels.

And while The Principals continue to hold that our next dining get-together might be at Patsy's, they are also working on finagling four invites to the mock-service pre-opening meal at Randy's around the end of the month. That would be interesting. The menu there is supposed to be rather a departure from GAR standards, so a sneak peek and taste would be a fun thing. If we get there, I'll see if I can manage to order a salad. That should be a real test.

In other news, Patrick Corbin was his top-shelf self once again on Sunday, tossing seven dominant and scoreless innings at the Royals. Unfortunately, the bullpen could not hold a 2-0 lead through the 8th, but Rendon and How-EEE came through big time to help put a 3-spot on the board in the bottom half, and a 5-2 final was thus assured. So all in all, it was a good run up to the break, but mostly against weaker teams. We'll be playing some of the stronger squads once things get going again, so we'll see what washes out in the end.

Meanwhile, the dopes from the Falls Church Fail Army continue to Out-Out-Damned-Spot themselves, persistently behaving like total jerks in trying to run away from the plain and indelibly written words of professionals at the likes of Redfin, Zillow, Trulia, et al. It's all been quite a pathetic show of mindless desperation on their part. Could be of course that fumes from all that heavy earth-moving machinery have finally started to rot their brains. It's not like they would have had any real reserve of smartness to fall back on in such a case. Haven't yet seen any condemnations of Arnold Palmers from them, but they may still be working on it. It would be about their insignificant speed.

Well, that turned out to be quite a lot of water that came pouring down yesterday morning. As was the case Saturday night, points east seem to have fared worse that we did out here in the Sweet Spot, but we still did experience heavy rains at a rate that taxed even our well-designed LID drainage systems. Things this morning meanwhile are a lot more stable, with clear blue skies, temps still in the high 60's, barely any wind at all, and forecasts for nothing but sunshine all day long. Perfect weather for enjoying a cup of freshly-brewed single-estate Kona out on the back patio. Wildlife-wise, our two young foxes were seen bounding about across the lawns again yesterday, and we did see a doe and two fawns about a half-mile down the creek as well. Probably the same trio we've had here lately, but no way to be sure about that.

In other news, All Star festivities have been ongoing since Sunday, mostly sullied by the inane slobber of network 'analysts' fawning over each other on the air. It's such a beautiful game that they are ruining. They make me sick.

And speaking of sick, the worse than ailing Falls Church Fail Army remains on the Critical List as their hapless efforts to demonstrate any sort of relevance at all have simply gone for nought. Not much more than such futility was ever expected of the remote-viewers of course. They and their Sorry City have long records of fumbling and failure behind them, so this has all been seen before.

Well, on a seasonally adjusted basis, it's another absolutely gorgeous morning out here in the Sweet Spot. Temps in the low 70's and humidity in the low 50s make for very comfortable conditions for us lucky ones, especially those who can enjoy it all along with a cup of freshly-brewed single-estate Kona. There's not a cloud in the sky and there's just about no wind at all at the moment. It looks like even our local wildlife took the chance to sleep in this morning, and you can hardly blame them. The forecast says that the mercury will be heading toward 90 later on and that some showers may float through the area this afternoon, but you really don't see much better than that in mid-July.

In other news, the Nats were just resting, including All Stars Rendon and Scherzer who probably wisely chose to skip the playing part of the painfully over-hyped midsummer festivities. They and the rest of the club will be back in action for real on Friday against the Phillies up in the heart of the greater Delaware Valley.

Collapsing meanwhile into their own greater valley of clinical psychosis have been the battered and tattered remains of the fatuous Falls Church Fail Army -- a now nothing but ludicrous lot that has simply come apart at the seams over their recent and beyond embarrassing Redfin rout. So disoriented have they now become in their raging butthurt that the very existence of posts in this thread has become cause for them to fly off into fits of tormented twaddle, the nature of which suggests that even a long convalescence may leave them short of anything that could seriously be called recovery. They may well be as lost now as Virginia Dare.

Well, there was quite a lot of that wonderful golden sunshine pouring down earlier this morning on those of us who can afford to live out here in the Sweet Spot. That's slowly changing now though as clouds have begun to roll in presaging showers forecast for later in the day. And temps that were once well shy of the 80-degree mark are now starting to approach that level. The humidity is also on the rise, but there's been a decent breeze fluttering the leaves on the trees from time to time, so while not quite perfect, it's still been a rather pleasant time out there, especially for those who happen to have a cup of freshly-brewed single-estate Kona in hand.

Our local doe and her two fawns were lingering just off the carport early on, and rather than startle them, I chose to postpone the trip out to retrieve the newspaper. No suckling that I was able to observe this morning, but she did lick their little heads as the three of them huddled together for a bit in the aucuba grove. While Mom has not always been seen with them, the two fawns have been spotted (pun intended) all week long pronking across the grounds in their youthful exuberance. They are getting rather large now, and their antics suggest they could strike out on their own, but they won't. It's not time yet.

Again a day without baseball yesterday, so not much to report on that front. The Nats did activate Kyle Barraclough from the DL and then optioned him to Harrisburg, so once he gets limbered up on some game action there, he'll be ready to rejoin the big league bullpen. Looks like Stephen Strasburg will start off the proverbial second half for the Nats tomorrow night, going up against former Nats farmhand Nick Pivetta for the Phils. Pivetta is the guy we gave up at the 2015 deadline to get Jonathan "The DC Strangler" Papelbon for a stretch drive that just didn't pan out.

Much better news is meanwhile available now from The Principals, as they have indeed secured a table for four at the mock-service pre-opening of Randy's Prime Seafood and Steaks over by Tysons. Clowns off the street are not invited to these sorts of affairs, as the house will want to have experienced and knowledgeable clientele in the seats, not salad-baffled losers from some forlorn dining desert.

And speaking of dining deserts, the Falls Church Fail Army simply collapsed yesterday into the abyss of childish envy and butthurt that they have long teetered on the brink of. Not an unexpected event by any means, but still entirely deplorable.

Well, the sun is doing its best to burn through it all at this point, but we had darned near perfect conditions out here in the Sweet Spot over the early morning hours. Clear blue skies, soft breezes, and temps refreshingly in just the high 60's. No need to seasonally adjust any of that! Especially with a cup of that freshly-brewed single-estate Kona in hand. So bright and flavorful!

No wildlife encounters to speak of so far today, but the techs were here to install the new attic fan yesterday, and the doe and her two fawns did their dead-level best to entertain the HVAC troops while they were here. Having already offered the usual "quite a house you have here" comaments, they were completely floored at having their truck cordoned off by multiple specimens of good old odocoileus virginianus. Despite the distractions, the new fan unit is now set firmly in place and is quietly humming away as needed. The main compressor should be very happy about this. The ground-floor over-ride switch had to be rewired in the end, but that was quickly accomplished as well.

As for the Nats, they return to action tonight amongst degrees of optimism that I so far cannot share. No faith in the manager here, and no faith in ownership either. What I see as of this morning is a .500 club in an essentially pedestrian division that is reluctant to spend current money. May or may not be a wise strategy (I tend to think that it is in the long run), but it does not bode well for second-half success.

With no prospect for success in any half at all of course are the cavilling cretins of the Falls Church Fail Army. Undone of late by the likes of Redfin and The Principals, these louts are no longer able to keep a lid on their roiling tempests of seething pain, envy, and butthurt, instead having simply continued along a path of making childish asses of themselves for hours at a time on these boards. Just pathetic.

One among their sorry spun-off numbers has assumed that I must live in a 'mansion,' For the record, I do not. At a little over 3200 sqft, it is not large for a property assessed at $1.5 million. It is not of course the mere space but also the stunning interior and exterior finishes that make the place the standout that it is.

That has been pointed out numerous times. But, because he is so dug in, he refuses to recognize the use of algorithms to generate the data he keeps presenting. Of course, it is quite possible that he is dumb enough to believe that there is some human sitting in Seattle typing out the date he is presenting. Meanwhile, all of the listings calling it Greenway Downs were actually written by humans. No matter though, it is still fun to further humiliate him on this matter.

Part of that area probably is listed in some old subdivision plat as "Brockmont" but that's the only place that you'll ever find it called that. Same for my neighborhood.

Well, no one should be surprised to learn that it is yet another terrific morning out here in the Sweet Spot. Instead of the sound and stench of heavy earth-moving equipment, we once again have the sound of chirping birds and the inspirational sight of beautiful sunlit green spaces to enjoy along with a cup of our freshly-brewed single-estate Kona. Sadly, no extraordinary wildlife vignettes were experienced along the path between the carport door and the newspaper this morning, and again there was an almost eerie lack of any sort of breeze at all. Both of those things are expected to return very shortly. They are each so closely identified with this area.

In other news, Stephen Strasburg was not really in peak form last night, but he saved his best for when he needed it most and fought his way through six scoreless innings. Suero, Rodney, and Doolittle then followed up with one stingy inning apiece to sew up a solid 4-0 win. Looks like really good Patrick Corbin will take on really good Aaron Nola this evening in what should be an interesting matchup. Nola has had a few slip-ups of late and is hopefully headed for another one.

Slip-ups and worse are of course nothing new at all to the increasingly hapless and bamboozled minions of the Falls Church Fail Army. Not a 'one' of them has managed to make any sense at all for days now, as the morass of this Redfin rumpus of theirs has left them a dazed and discombobulated bunch indeed. There is no particular reason to expect that rationality will come their way any time soon. More likely is continued buffoonish claptrap and nonsense. It's their native tongue, after all.

I was wrong about "Brockmont" possibly being based on some past subdivision of the area. The original subdivision as it exists today was done (as above) in 1927.

When Ruby Lee Minar hired the bulldozers to carve out the first 200 lots (see plat)of Greenway Downs from a 109 acre dairy farm in 1927, there was only a house, a barn, and a carriage house to bear witness to the previous inhabitants. The Dulany family owned the land from 1797-1869 and the Tripps from 1869-1925.

All three of these structures were in the first section of the development because of the location of the homestead and were saved from the bulldozers. Oakmount and the carriage house were remodeled in 1927 and still stand today. The third, and most famous of these structures, the barn, was refurbished as a home in 1933 by Carl Harper and until it burned down in 1976 was the defining landmark of Greenway Downs.

The 1927 plat for section one included Cameron, Greenway, W. George Mason, part of Cavalier and Custis. The 1927 plat for section two included Marshall, Monroe, Custis, the east side of Woodlawn, and Cavalier. Together the two plats were the Tripp family acreage. The west side of Woodlawn was not Tripp property and came into the 20th century as the Rixey estate.

I see nothing indicating why the area appears on some maps as "Brockmont." The only place that seems to exist is somewhere in mapping data and in sites just pulling from that on an automated basis.

No one denies the existence of Greenway Downs. Since I once had friends who lived there. I'd wager I've been to GD more often that you have. You did of course once upon a time totally screw up the matter of how far back from Lee Highway the neighborhood is set, but none of that has anything at all to do with the plain fact of Redfin's identification of Brockmont as a popular neighborhood in the Falls Church area.
